Gutter surveys in Lower Pennington

About our gutter survey in Lower Pennington

Your gutters take the rain from the roof and lead it away from the walls. When they block, leak or lose their fall, the water goes where it shouldn’t, often down the brickwork or into the building. We check the full rainwater system above ground, from eaves gutters and valleys to outlets, hoppers and downpipes. The findings go into a written report with photos. Typical surveys look at hoppers and outlets full of debris and gutters full of debris and silt, on parapet and box gutters, downpipes and valley gutters.

Some older homes in villages like Lower Pennington are listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. A roof report helps you plan work with that in mind. Where a building is listed, matching the existing roof materials is frequently expected.

The report does not just list problems. For each finding, it explains what it is, why it matters and what we’d recommend, so you can plan your next steps.

What happens on the day

You don’t need to do much on the day. Show us any stains, drips or problem areas you know about, and we’ll get on with the inspection. A typical survey takes about 1–2 hours at most homes, and about three to four hours for a commercial roof. In a hamlet or village like Lower Pennington, a postcode doesn’t always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.

  1. You tell us where you’ve seen overflows, drips or damp.
  2. We walk round the building and check the gutters, downpipes and fascias from the ground.
  3. We check hidden gutters as far as safe access allows.
  4. The roof space is checked for staining, where it can be reached safely.
  5. You receive a report with photos and recommendations.

FAQs for Lower Pennington

Do you survey roofs for landlords with property near Lymington Pier station?

Yes, landlords and agents book with us as well as owners. Just call 07833 053749 or send us an email and tell us about the building, including who will give access on the day.

Do you cover smaller places like Lower Pennington?

Yes. Lower Pennington is within the area we cover, which takes in towns, villages and rural addresses. We cover the whole of London and South East England. Let us know about access, parking and anything unusual about getting there when booking.

What do I do with the report?

You receive the written report by email, with photographs and recommendations. It is yours to share with a seller, insurer, roofer or managing agent, whichever applies.

Is there a good time of year to book a gutter survey?

Any time of year works. Before the wetter months gives you time to plan any work, and a wet spell can show where gutters overflow.

How do I arrange a gutter survey in Lower Pennington?

To book, ring 07833 053749 or drop us an email and let us know the address and what you want to find out. We’ll confirm the price and agree a day with you.

Can you give me structural calculations?

No. Our survey isn’t a structural engineer’s report. We’ll recommend an engineer if we see signs that call for one.

How experienced are you?

We have more than 20 years’ experience and have carried out more than 5,000 surveys.

Why get it checked now?

Water spilling from a gutter runs down and soaks the wall below. Left for months, that can lead to damp inside, worn pointing and rotten timber. Finding the cause now normally keeps the fix smaller. Matching old materials, like handmade tiles or stone slates, can take time to source. That’s one more reason to find defects before they become urgent.

A Basic Survey starts from £150, including VAT. Standard is from £250 and Premium from £400, both with VAT included. We confirm the price for the job before you book.

Roof by roof

Aluminium and other metal gutters

Metal gutters can suffer at joints and where different metals meet. Any leaks or corrosion we spot go in the report.

Plastic (uPVC) gutters

Many homes have plastic gutters and downpipes. As the seals age, joints can start to drip, and brackets can sag under load.

Before and after the survey

These tips come from what we see on roofs every week:

  • Watch for green marks down the brickwork
  • Do not leave hidden gutters out of a clear-out
  • Look for new stains on ceilings below valleys after rain
  • Check that downpipes are firmly fixed to the wall

For let and shared buildings, the report can go on file and use it to plan upkeep. Photos make it easier to explain the work to owners, tenants or contractors.

Don’t forget valley, parapet and box gutters. They block in the same way as the gutters you can see but they’re much harder to spot, so ask for them to be included when gutters are cleared.

Honest limits

In fairness, there are limits to any roof survey:

  • The inside of a downpipe along its whole length
  • Confirming asbestos in older rainwater goods
  • Pipes below ground level

If you are not sure which survey you need, call 07833 053749 or send us an email and we will give you a straight answer before booking. The full list of what we check.

What a gutter survey looks like in Lower Pennington

The coast is about 1 mile or less from Lower Pennington, where sea air brings more salt and stronger wind than inland. Metal fixings and flashings corrode faster in salt air, while gales work at loose ridges, slates and tiles. Thatch survives on some older buildings in Hampshire’s villages. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

If you live in an older home near Church of All Saints, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. If you own a rental within reach of Lymington Pier station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. Anyone responsible for a site like Priestlands School will know that a written record of a large roof helps plan work for the holidays rather than in term time.
