Pre-purchase roof surveys in Lower Pennington: local notes

Lower Pennington lies within about 1 mile of the sea, and wind near the sea can be strong. A small drone can’t fly safely in strong wind or a downpour, so the weather on the day decides whether a flight goes ahead. An older home may be listed, or stand in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. In either case, a change of roofing material may need consent.

For landlords with property near Lymington Pier station, the roof is worth checking before you add another property to a portfolio or pay a roofer in full.

Lower Pennington is about 1 mile south of Lymington, in Hampshire. In Lower Pennington, as across Hampshire, every roof gets the same careful survey. Lower Pennington is one of the towns and villages in Hampshire we cover for pre-purchase roof surveys. You can also see our page for Southampton.

Pre-purchase roof surveys for homes and businesses in Lower Pennington

We survey roofs for buyers in Lower Pennington and across London and South East England. From terraced and semi-detached homes to detached houses and flats, we follow the same careful process. The report says what’s in good order, what is not and what to deal with first. We hold professional indemnity and public liability insurance, and have 20+ years’ experience. To arrange a survey, call 07833 053749 or drop us an email. Typical surveys look at cracked flaunching or crumbling chimney pointing and bitumen or mortar used in place of proper repairs, on gutters and downpipes, natural slate and the roof space.

For a small place like Lower Pennington, the visit is planned like any other: the journey, parking and access are simply agreed in advance. If there are outbuildings with roofs you want checked, mention them when you book, so the visit can be planned around them. Whether you are buying or checking new work, the same care goes into it. Visits can be booked on weekdays, Saturdays and Sundays.

The report records the roof as we found it on the day. That makes it useful now and a handy reference later, such as when you want to compare after future work.

What affects the price in Lower Pennington

The price reflects the time and kit the roof needs. The main factors are:

  • Which survey package you book
  • Any need for thermal images or a drone flight
  • Features like valleys, chimneys, dormers and parapets
  • House, block, shop or office

One thing that affects the price is the package: from £150 for Basic, £250 for Standard and £400 for Premium, inc. VAT. The roof’s size, height and access matter as well.

What we need to know

There’s no need for technical words. Just tell us:

  • Where the property is, with the postcode
  • Any stains, drips or damp patches you’ve seen indoors
  • The type of building and roof, such as pitched or flat
  • What made you get in touch

Lower Pennington questions

Will you come out to Lower Pennington?

Yes, Lower Pennington is on our map. A small place gets exactly the same survey as a big one, with the route planned beforehand.

Is my home in Lower Pennington listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Do I have to be there for the survey?

It depends on what we need to see. Inside the building and in the loft, we need someone to let us in, while outside access can be discussed when you book.

How long will you be at the property?

On site, it normally takes about 1–2 hours at the house you’re buying, depending on its size and how much of the roof can be seen. Report times depend on the package, from the same day for Premium to within 48 hours for Basic.

Should I get a roof survey as well as a RICS home survey?

It depends on the roof and how confident you want to be. Home surveys sometimes suggest a closer look at the roof, and that’s where a roof survey helps. It does not stand in for a RICS survey.

Will you need to get into the loft?

Ideally, yes. The loft tells us a lot about the roof, and views from upper windows help too. The agent or seller can arrange entry.

Which days do you carry out surveys?

We carry out surveys on weekdays, Saturdays and Sundays. To arrange a date, ring 07833 053749 or drop us an email.

Can I check my roof myself?

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.

Before and after the survey

You don’t need to be a roofer to help. What helps most:

  • Request records of any re-roofing
  • Ask the agent to check the loft hatch can be opened
  • Do not leave it until just before exchange
  • Give your solicitor a copy of the report

It’s worth sharing the report with your solicitor so they can raise enquiries with the seller’s side. Past repairs, re-roofing and any records of that work are all fair questions, especially where we’ve found patch repairs.

Once you’ve moved in, keep gutters, valleys and outlets clear, ideally once the leaves have dropped. Overflowing water is behind a lot of damp. Get a professional in rather than climbing up yourself.

For landlords and managing agents

Freeholders and residents’ companies use a roof report to plan and budget, with the most urgent items set out first.

Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work.

What we’re asked to look at in Lower Pennington

Blocked or leaking gutters do damage that isn’t obvious at first. Water spilling over a gutter soaks brickwork and can rot fascias and rafter ends. Hidden gutters behind parapets or in roof valleys can send water indoors. We check them as part of the survey.

It’s worth booking a survey if you’ve seen:

  • Quick fixes on flashings and valleys
  • Signs of past leaks inside the loft
  • A ridge or slope that dips
  • Blocked or leaking gutters

If you own one of the older houses in the streets near Church of All Saints, the roof may have had decades of patch repairs, and the survey shows where they are.

Questions to ask before you book

  • Whether the inside of the roof is included
  • Is VAT included in the price?
  • How they plan to inspect the roof safely
  • What they will not be able to tell you

What a good roof survey covers

What happens on the day

It helps to start with what’s prompted the survey: a purchase, a leak, a storm, new work or simply peace of mind. That way we can focus on what matters to you. Most visits take about 1–2 hours at the house you’re buying, depending on its size and how much of the roof can be seen. In a small place like Lower Pennington, access is usually the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.

  1. You choose a Basic, Standard or Premium Survey to suit the home you are buying.
  2. We agree a visit, including weekends if that helps.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Moisture detection, structural checks, thermal imaging or a drone are added where your package includes them.
  5. We send the report with recommendations ranked by urgency, ready for you to discuss with the seller or agent.

Getting ready for the survey

  • Gather any invoices or paperwork from past roof work
  • If you are buying, check with the agent that we can get in
  • Show us where any leaks or stains appear
