Lymore Pre-Purchase Roof Survey
A roof survey before you buy a house or flat in Lymore, with drones and thermal imaging where they help. Call or email for a price.
- Quick fixes on flashings and valleys
- A ridge or slope that dips
- Loose pots and cracked flaunching
Pre-purchase roof survey in Lymore
A Basic Survey starts from £150, while Standard starts from £250 and Premium from £400, inc. VAT. Standard adds moisture detection, a structural check and a follow-up consultation. Premium adds thermal imaging, a drone inspection where it applies and an in-person consultation. Choose the level that suits the home you’re buying. Every package comes with a written report, photos and recommendations. We survey natural slate, the roof space and flat-roofed extensions and dormers, and the problems we are asked to look at most are chimney mortar that has eroded and standing water on a flat extension roof.
Somewhere as small as Lymore, older cottages, farmhouses and converted buildings frequently sit beside a few newer homes. Village roofs can be clay tile, slate, stone or even thatch on some older buildings. Whether you are buying or have just had a roof replaced, each material has its own checks. Older roofs may also have old felt underlay or none, and fixings that have done a long stint.
After the visit, you get a written report with photographs, emailed to you. It explains the condition of the roof, the defects we found and what we recommend.

How the survey works
The aim of the visit is simple: to see as much of the roof as can be seen safely and record it clearly. Everything we note and photograph goes into the written report. The visit usually takes roughly 1–2 hours on an ordinary house, though large, tall or awkward roofs take more time. Rural addresses near Lymore can be hard to find from a postcode alone, so a few directions are welcome. After that, the survey runs as it would anywhere.
- You choose a Basic, Standard or Premium Survey to suit the home you’re buying.
- We agree a visit, including weekends if that helps.
- We inspect and photograph every part of the roof we can safely see.
- Standard and Premium surveys add the extra checks they include.
- You receive the report, with findings prioritised by urgency, so you can raise them with the seller.
How to prepare
- Buyers: confirm access with the estate agent or seller
- Leave side gates unlocked
- Gather any invoices or paperwork from past roof work

Landlords, agents and block managers in Lymore
For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait, which helps when budgeting.
If the property is let, the agent or a tenant can let us in. We survey on weekdays, Saturdays and Sundays, which can make access easier.
DIY checks: what’s safe
Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date.
Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.
Lymore: your questions answered
Do roofs near the sea, like those around Lymore, take more of a battering?
It can do. Lymore is within about 1 mile of the sea, and coastal roofs tend to see faster wear on metal parts and more wind lifting loose pieces.
Do you cover smaller places like Lymore?
Yes, Lymore is on our map. A small place gets exactly the same survey as a big one.
What insurance do you have?
We are covered by professional indemnity and public liability insurance.
Can you inspect my roof with a drone?
Yes, where it is applicable. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and every flight depends on the airspace and the weather.
How long does the survey visit take?
The visit usually takes about one to two hours at the house you’re buying, depending on its size and how much of the roof can be seen. We will confirm what to expect when we arrange the visit.
Is this the same as a RICS Level 2 or Level 3 survey?
No. It is a dedicated roof survey, with a written report and photographs. It does not cover the rest of the property, which a RICS survey does.
When is the best time to have the roof checked when buying?
Once your offer has been accepted, and before exchange. That gives you time to use the findings, whether that means asking questions or negotiating.
Different roofs, different checks
Flat roofs
Repeated coatings on a flat roof can mask what’s underneath. We say when the covering would need opening up to know more.
Clay and concrete tiles
Clay plain tiles are common on older South East homes, and some still have peg tiles. Rotten pegs let tiles slide.
Signs you need a pre-purchase roof survey in Lymore
Patch repairs are common on roofs of every age. Bitumen over flashings, mortar fillets in place of lead and odd replacement tiles can point to a problem that keeps coming back. Our report records them so you can ask the seller what was done and when.
Typical things we are asked to look at include:
- Gutters that overflow or drip at the joints
- Lead that has worked loose at a wall or chimney
- Cracked flaunching or crumbling chimney pointing
- Blistered or split felt on a flat roof
If you live in an older home near Church of All Saints, a survey will show how the roof has been repaired before, which helps you judge what’s coming.
Questions to ask before booking
- Which parts of the roof they’ll actually see
- Is there a chance to talk the report through?
- Whether any drone flown is registered with the CAA
- Will the report include photos?
Why get it checked now?
A slow leak can go unnoticed for months. By the time a stain shows, timber or plaster may already be damp. Spotting it before you buy means you know about it from day one. In a small place like Lymore, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.
One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all inc. VAT. The roof’s size, height and access matter as well.
Why book with us

Pre-purchase roof surveys in Lymore: local notes
Lymore is within about 1 mile of the coast, where sea air brings more salt and stronger wind than inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof. Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying.
