What happens on the day
Safety comes first on every visit. Everything that can be seen safely is inspected, and if part of the roof cannot be seen, the report says so. Most visits take between one and two hours at a typical house, with time for the loft where it can be reached. For a survey in New Milton, we agree the time, the access and parking before the day. Visits can be on weekdays, Saturdays or Sundays. If there are outbuildings or garages you want looked at, mention them.
- You get in touch after your offer is agreed, with the address and your target exchange date.
- We arrange access with you, the agent or the seller.
- The roof is inspected from every safe vantage point, inside and out.
- We check and photograph the slates or tiles, ridges, valleys, flashings, chimneys and gutters.
- You receive a written report with photos and recommendations to read before exchange.

How a pre-purchase roof survey works in New Milton
Tall, steep or hidden roofs are hard to judge from the street. Our Premium Survey includes thermal imaging and, where applicable, a drone inspection, and the report arrives the same day. If airspace rules or the weather rule out a flight, we will say so and look from ground level, windows and the loft instead. We survey flat-roofed extensions and dormers, lead flashings and valleys and gutters and downpipes, and common reasons people get in touch are blistered or split felt on a flat roof and slates or tiles that have slipped or gone.
Bungalows, chalet bungalows and older cottages are common in smaller places like New Milton, and many have been extended or had dormers added. Even on a low roof, dormers, valleys and flat-roofed additions need a careful look. That applies whether you are buying in New Milton or checking a new roof there. Lead around a dormer and the edges of a flat roof are common places for snags and wear alike.
The report works through the roof section by section, from the coverings down to the gutters, each with a short note and a photograph. You’ll see the good as well as the bad.

What a pre-purchase roof survey doesn’t cover
Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- A structural engineer’s report
- Whether the price should change, which is between you and the seller
- Anything beyond the roof, which a full home survey covers
If in doubt, ring 07833 053749 or send us an email and we’ll point you to the right survey. The full list of what we check.

Pre-purchase roof surveys around New Milton
New Milton is within about 2 miles of the coast, and wind near the sea can be strong. A small drone can’t fly safely in strong wind or heavy rain, so the weather on the day decides whether a flight goes ahead. If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying.
Highcliffe Castle, about 2.7 miles south-west, is one of the historic houses in the wider area around New Milton. Older homes in the area can come with listed status or conservation area rules, which affect re-roofing, so check with the council before you buy. If you own a rental within reach of New Milton station, a roof report gives you a clear picture before you buy or settle up with a roofer. For an older house near a landmark such as Parish Church of St Magdalene, the roof’s history matters as much as its looks, and a survey brings the past repairs to light.

What else we do in New Milton
New Milton: your questions answered
Is New Milton within the area you cover?
Yes, smaller places are covered as well as towns. Our area covers London and South East England. Just mention lanes, gates or anything else about the route when you book.
Is the coastal weather around New Milton hard on roofs?
Often, yes. New Milton is within about 2 miles of the sea, and coastal roofs tend to see faster wear on metal parts and more wind lifting loose pieces.
Do I need to be at home?
Not necessarily. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.
Does your survey replace a RICS home survey?
No. It’s a roof survey by an experienced roof surveyor, and you get a written report with photos. It doesn’t cover the rest of the property, which a RICS survey does.
How long have you been surveying roofs?
We have been surveying roofs for over 20 years and have carried out more than 5,000 surveys across London and the South East.
Can I use the report to negotiate on price?
Yes. You might ask for work to be done, ask questions or ask for a change to the price. What the seller agrees to is their decision, so we can’t promise any saving.
Can you survey at the weekend?
We survey on any day from Monday to Sunday, during the day, which suits people who work during the week. Just say which days work for you.
What affects the cost of pre-purchase roof surveys
Prices vary from roof to roof, and it comes down to:
- The shape of the roof and its details
- The height of the building and how the roof can safely be seen
- Whether you choose the Basic, Standard or Premium Survey
- The type of building, from a house to a block or an office
We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, all including VAT. What your roof costs depends on its size, access and what you want to find out.
What to tell us when you get in touch
The more you tell us, the easier it is to price the survey. When you contact us, it’s useful to mention:
- Access details, such as a loft hatch or a shared roof
- Pictures of the roof from a safe spot, if you have them
- Where the property is, with the postcode
- When you need the report by
Booking is simple: just phone 07833 053749 or email us, let us know about the property and we will explain which survey suits. We confirm the price before anything is booked.
How the survey changes by roof type
Natural slate
Older slate roofs frequently have bitumen felt under them, and very old ones may have none. From inside the loft space, we report what we can see of it.
Lead flashings and valleys
Lead flashings seal the joints where a roof meets a wall or chimney. We look for lead that has lifted, split or been patched over.
Landlord and commercial surveys in New Milton
Landlords and agents in New Milton book surveys as well as householders. A report with photographs gives you a clear record of the roof, which helps you plan work between tenancies.
Letting agents often book on a landlord’s behalf, and the report can go to both. Access is agreed with the tenant beforehand.
What you can safely check yourself
Your own check is a good start, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.
Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it.
