Roof survey in BH25: how it works
Many homes have several roofs, not just one. Rear extensions, dormers, porches and garages often have flat roofs. We check them as well as the main pitched roof, including signs of standing water, splits and tired upstands. A flat roof usually wears out sooner than a pitched one, so they deserve a close look. Felt often lasts around 15 to 20 years, while EPDM rubber can last 30 to 50. Common reasons to book are worn or blocked valleys and leaking gutter joints and downpipes, across lead flashings, chimney stacks and natural slate.
The visit usually starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. In total, it takes an hour or two at a typical home, rising to roughly 3–4 hours on a commercial building.
- We help you choose a Basic, Standard or Premium Survey.
- We arrive at the agreed time and talk through any concerns.
- We inspect and photograph every part of the roof we can safely see.
- Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
- The report is emailed with findings and recommendations.
What you will pay

Roofs, chimneys and gutters across BH25
Owners across BH25, from New Milton, Barton on Sea and Ashley to the villages, book us to find out where their roof stands. A report helps you sort small faults before they let water in.
Across London and South East England, older homes frequently have slate or clay tiles, while many later ones have concrete tiles, and flat-roofed extensions and dormers are common everywhere. Each roof in BH25 is checked with its age and materials in mind. Some of BH25 sits close to the sea, so the weather on the day matters more for drone flights and roof access. If conditions aren’t right, the visit moves to a calmer day.
New Milton: If you let a flat or house near New Milton station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. Highcliffe Castle, about 2.7 miles south-west, is one of the historic houses in the wider area around New Milton. If your house is among the older ones, the roof may have been repaired many times, and the survey records how each part is holding up.
DIY checks: what’s safe
A DIY look is useful, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground.
A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.
Rented homes, blocks and businesses
If the property is let, the agent or a tenant can let us in. Surveys run seven days a week, which helps when tenants work during the week.
With a portfolio of properties, you can book surveys for several addresses. To arrange surveys for several addresses, ring 07833 053749 or use the contact form.
Different roofs, different checks
Flat roof coverings
Repeated coatings can hide what’s underneath. If the covering would need opening up to know more, we say so.
Natural slate
Slate is one of the most durable roof coverings, yet the nails holding it frequently fail long before the slate. Slipped, cracked and missing slates are all noted, and for clips that show past repairs.
Honest limits
It’s a careful look at the roof, not the whole story. Its limits include:
- Whether materials contain asbestos (that needs a specialist asbestos surveyor)
- A promise that the roof won’t leak in future
- Faults hidden behind ceilings or boarding
Signs you need a roof survey
Not every roof problem comes from outside. A badly ventilated loft collects condensation, wetting timbers and insulation. It’s often mistaken for a leak.
Signs worth acting on include:
- Blocked, sagging or leaking gutters
- Debris building up in roof valleys
- Flashings that have come away from the wall
- Ponding, splits or blisters on flat roofs
Your questions about roof surveys in BH25
Will the report say how many years my roof has left?
We do not give a number of years. We describe the condition of each part of the roof and how it is wearing, and we say what needs attention and how urgently.
Do you look in the loft space?
Yes, where the survey calls for it and there’s safe access. Inside, we look for damp, staining, gaps and sagging.
Can you check whether my roof contains asbestos?
No. We don’t carry out asbestos surveys or testing. Where materials might contain it, we say so in the report and recommend a specialist asbestos surveyor checks them before they’re disturbed.
Do you carry professional indemnity insurance?
We hold professional indemnity and public liability insurance.
Can you survey at the weekend?
Surveys can be booked for any day of the week: weekdays, Saturdays and Sundays. Just tell us the days that suit you.
Can you survey a roof I share with a neighbour?
Yes, we can. We inspect what the owner gives us access to. Where a defect looks to be on the neighbour’s side, the report says so.
How long will you be at the property?
Allow about one to two hours at a typical home, or half a day or so for a commercial building. We’ll give you an idea of timing when you book.
