Roof survey in Ossemsley: what you get

Roofs vary a lot across London and the South East. A Victorian or Edwardian terrace may have slate, a central valley gutter and parapet walls, while many post-war homes have concrete interlocking tiles. Whatever yours has, the survey is adapted to it. Older tiled homes may have clay plain tiles, and many homes have a flat-roofed extension too. Each part is checked in the way that suits it. If you are worried about ponding, splits or blisters on flat roofs and water stains on rafters and ceiling joists, we can find out what’s behind it, whatever the roof.

Somewhere as small as Ossemsley, homes are frequently older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it’s normally the chimneys and lead flashings that need work first.

Every survey ends with a written report, with photos, emailed to you. It explains the condition of the roof, the defects we found and what we recommend.

Leave it or get it looked at?

Before you put a home on the market, it’s useful to know the roof’s condition. You will know what a buyer’s survey might pick up, or at least know what to expect. Older cottages and farmhouses around Ossemsley can have roof timbers that have been there a very long time, where water from a failed roof can cause rot if it is left.

Simple, low roofs take less time to survey than tall or complicated ones, and the package you pick makes a difference too. The price is always agreed first.

What we are asked to look at in Ossemsley

Some damage starts inside the roof space. Poor ventilation lets condensation build up in the loft, and the damp gets into timbers and insulation. It’s often mistaken for a leak, and it needs a different fix.

We’re often asked to look at:

  • Condensation or damp timbers in the loft
  • Slipped, cracked or missing slates and tiles
  • Cracked or blistered flat roof coverings
  • Flashings that have come away from the wall

Avon Tyrrell House lies about 3.4 miles north-west, so building around Ossemsley goes back a long way. Older homes in the area may have roofs that need matching materials when work is done.

What to expect from a roof survey

Ossemsley homes and their roofs

Ossemsley lies within about 3 miles of the sea, and wind near the sea can be strong. A small drone cannot fly safely in high wind or heavy rain, so the weather on the day decides whether a flight goes ahead. Some Hampshire villages still have thatched roofs. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Whichever you have, the details that tend to fail before the covering itself get the closest look.

If you own a rental within reach of New Milton station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. Take a building like Ballard School: a written record of a large roof helps plan work for the holidays rather than in term time.

How it works

We do not take risks to get a closer look. We inspect what can safely be seen, and anything we cannot see is noted in the report. The survey normally takes an hour or two at most homes, or half a day or so for a commercial building. Around Ossemsley, older homes can have small or awkward roof spaces, so let us know about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. We help you choose a Basic, Standard or Premium Survey.
  2. We arrive at the agreed time and talk through any concerns.
  3. Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Extra checks are carried out where your package includes them.
  5. The report is emailed with findings and recommendations.

What a roof survey doesn’t cover

Without opening up the roof, some things stay hidden, and that sets some limits:

  • An exact number of years the roof has left
  • Asbestos testing of any kind
  • Whether the roof structure meets design loads

If you’re not sure which survey you need, call 07833 053749 or drop us an email and we will give you a straight answer before booking. What our survey covers.

  • Chimney stacks
  • Lead flashings
  • Flat roofs
  • Clay and concrete tiles
  • Ridges, hips and valleys

What affects the cost of roof surveys

The price reflects the time and kit the roof needs. That comes down to:

  • Features like valleys, chimneys, dormers and parapets
  • Basic, Standard or Premium
  • Extra roofs, like extensions, dormers or garages
  • Roof area

Our price is from £150, including VAT. What you pay depends on the size and height of the roof, access and which survey you book.

Getting in touch

The more you tell us, the easier it is to price the survey. When you contact us, it helps to mention:

  • Why you want a survey: buying, a leak, a storm or new work
  • Access details, like a loft hatch or a shared roof
  • Photos of the roof, taken safely from the ground or a window
  • Any deadline, such as an exchange date

Once you know what you need, ring 07833 053749 or send us an email. We will suggest a package, agree the price and find a date.

Ossemsley questions

Does a conservation area affect roof work in Ossemsley?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Can a landlord with a rental near New Milton station book a roof survey?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. Just ring 07833 053749 or use the contact form with the details, and we will talk through which survey suits.

What does a roof survey cost?

Prices start from £150, including VAT. Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all inc. VAT.

Will you fly a drone over my roof?

Yes, where it’s applicable. Flights depend on the weather on the day and airspace rules. We hold a CAA Flyer ID and Operator ID.

Is your survey a structural engineer’s report?

No. Our survey looks at the condition of the roof, and the Standard and Premium packages include a structural check. It isn’t a structural engineer’s report and doesn’t include calculations.

Do you go up on the roof?

When the roof and the conditions make it safe, yes. Many roofs can be seen well from windows, vantage points and the loft, and Premium includes a drone where applicable.

Do you test for asbestos?

No. Asbestos testing is not part of our service. Where materials might contain it, we say so in the report so a specialist asbestos surveyor can check before any work.
