What you can safely check yourself

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.

Storm damage roof report in Ossemsley

What counts as a storm depends on your policy, though many use gusts of about 55 mph. Your policy document sets out its own definition. We do not decide whether a storm met that test. We record the damage and what seems to have caused it. The report includes photographs of each area of damage, and you decide what to send. Insurers decide claims on their own policy wording. Typical surveys look at gutters pulled loose in the wind and holes or cracks caused by debris, across ridges and hips, gutters and fascias and chimney stacks.

In a village or hamlet like Ossemsley, older cottages and farmhouses often have roofs that have been patched over many years. That makes it hard to tell new damage from old wear, and the difference matters, especially to an insurer. The report says what was seen and what it points to. Damp in old walls and timbers is slow to dry, so the sooner the cause is found the better.

Most points in the report come with a picture, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

How it works

We check the roof from outside and, where it’s relevant and there’s safe access, from inside the loft space too. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. All in, the survey typically takes about 1–2 hours at most homes, though large, tall or awkward roofs take more time. Cottages and farmhouses around Ossemsley often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can safely be seen.

  1. You tell us what happened and whether a roofer has made the roof safe.
  2. Inside, we look for signs of water in the loft and rooms below.
  3. We view the roof from safe positions.
  4. Storm damage and older wear are recorded separately where we can.
  5. The report, with photos, is emailed to you.

How we price storm damage roof reports

All our prices include VAT. What changes the price is:

  • The number of roofs, including extensions and garages
  • The package you choose: Basic, Standard or Premium
  • Commercial roofs and larger buildings
  • Chimneys, valleys, parapets and other details

One thing that affects the price is the package: from £150 for Basic, £250 for Standard and £400 for Premium, inc. VAT. The roof’s size, height and access matter as well.

Booking your survey

Here’s what helps us most when you contact us:

  • Your postcode, so we can check access and travel
  • Whether there is a loft hatch, a shared roof or tricky access
  • The kind of building and roof involved
  • The reason for the survey, such as buying, a leak or storm damage

Unsure which package suits your roof? The easiest way is to call 07833 053749 or drop us an email and describe the roof and why you want it surveyed. We’ll explain the options and the price.

Do you need a storm damage roof report in Ossemsley?

A storm often finds a roof’s existing weak spots. Corroded nails on slate roofs, worn mortar on ridges and old flashings can all give way. Our report notes both the storm damage and any older wear.

We’re often asked to look at:

  • Roofs hit by falling trees
  • Lifted or missing ridge and hip tiles
  • Loose or broken chimney pots and cowls
  • Water coming in after the storm

For an older house near a landmark like St John, old mortar, worn lead and slipped slates are the usual suspects when water gets in.

Questions to ask before you book

  • Whether VAT is added on top
  • Are they insured for the work?
  • Whether the inside of the roof is included
  • Their report turnaround times

What’s in a roof survey

What this survey can’t tell you

To be straight with you, there are limits to any roof survey:

  • What’s beneath slates, tiles or membranes
  • A price for the repairs
  • Acting for you with the insurer

If you’re not sure which survey you need, phone 07833 053749 or send us an email and we’ll give you a straight answer. What a survey covers and does not.

Questions from Ossemsley

How do I find out if my home in Ossemsley is listed?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it’s worth checking before planning any.

Do roofs near the sea, like those around Ossemsley, take more of a battering?

Often, yes. Within about 3 miles of the sea, as Ossemsley is, metal fixings wear faster and gales find any loose ridge or slate.

What does a storm damage report cost?

A storm damage report starts from £150. Larger roofs are quoted for their size. The report does not include repair costs.

How experienced are you?

We have been surveying roofs for over 20 years and have completed over 5,000 surveys across London and South East England.

Can I challenge a declined storm claim?

The first step is a complaint to your insurer. After that, the Financial Ombudsman Service may be able to look at it. An independent report can add to your evidence, though we can’t predict the outcome.

Will you deal with the insurance company for me?

No. We aren’t loss adjusters and don’t act for you with the insurer. We provide an independent record of the roof for you to send to your insurer.

Do you use drones?

Where it helps and it’s safe, yes. Flights depend on the weather on the day and airspace rules, including flight restriction zones near airports. We hold a CAA Flyer ID and Operator ID.

Storm damage roof reports in Ossemsley: local notes

Ossemsley lies within about 3 miles of the sea. Many policies treat gusts of about 55 mph as storm conditions, but it varies, and the insurer decides the claim. Thatch survives on some older buildings in Hampshire’s villages. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Each of these roof types has its own typical places for water to get in.

Anyone responsible for a site like Ballard School will know that tracing a leak on a big roof starts with where the water appears and works back. Avon Tyrrell House lies about 3.4 miles north-west, so building around Ossemsley goes back a long way. On older roofs nearby, leaks often trace back to lead flashings, valleys and gutters.
