About our roof survey in Tiptoe

Three packages cover most roofs: a Basic Survey from £150, a Standard Survey from £250 and a Premium Survey from £400, all with VAT included. Basic is a visual inspection with photos and written recommendations. The higher packages add more checks, with moisture detection and a structural check, and on Premium, thermal imaging and a drone where applicable. Every package includes a written report. Common reasons to book are water stains on rafters and ceiling joists and cracked or blistered flat roof coverings, across the roof space, ridges, hips and valleys and flat roofs.

Village roofs frequently face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. Lead flashings and old chimney stacks are frequently where weather gets in first.

Most points in the report come with a picture, because a photo of a cracked flashing says more than a paragraph. Anything out of sight on the day is listed as such.

Common roof problems in Tiptoe

Chimneys stand exposed above the roof. Mortar crumbles, the flaunching around the pots cracks and stacks can lean. Water that gets into a stack can show up as damp in the rooms below.

Things that often lead to a survey include:

  • Worn or blocked valleys
  • Worn lead at chimneys and abutments
  • Loose ridge or hip tiles
  • Ponding, splits or blisters on flat roofs

If you look after a building like Tiptoe Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

Choosing a roof surveyor

  • What’s outside the scope of the survey
  • Whether you can ask questions once you have the report
  • Their track record with similar roofs
  • What the report includes, and whether it has photographs

What a roof survey includes

Honest limits

Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Walls, floors and services below the roof
  • Defects hidden under coverings or inside walls without opening up
  • Asbestos testing of any kind

Tiptoe homes and their roofs

Tiptoe is within about 3 miles of the coast, and wind near the sea can be strong. The weather on the day decides whether a flight goes ahead, as a small drone cannot fly safely in strong wind or heavy rain. Highcliffe Castle, about 4.6 miles south-west, is one of the historic houses in the wider area around Tiptoe. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years.

If you own a rental within reach of Sway station, a roof report helps you deal with small faults before they turn into a call from a tenant. For an older house near a landmark such as St Andrew, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

Tiptoe is about 4 miles north-west of Lymington, in Hampshire. We survey roofs in Tiptoe and the rest of Hampshire, as part of our work across London and South East England. We cover towns and villages across Hampshire, large and small. We also survey roofs in Southampton.

All of SO41 is within our area for roof surveys, from the main roads to the quietest streets. Local streets include Middle Road, Crabbswood Lane and Wootton Road, all of which we cover. Other places close to Tiptoe include Mead End (1 mile north), Sway (1 mile north-east), Bashley (1 mile west), Ashley (1 mile south-west) and Hordle (2 miles south). Larger places within reach include Totton (11 miles north-east), Lymington (4 miles south-east), Hythe (12 miles north-east), Ringwood (8 miles north-west), Barton on Sea (3 miles south-west) and Dibden Purlieu (11 miles north-east).

Local landmarks in Tiptoe

For a walk, there’s Milford on Sea LNR.

Tips from our surveys

A survey works best with a little help from you, before and after. Some tips:

  • Ask about a flat roof on an extension or garage too
  • Photograph stains when they appear
  • Clear the loft hatch area before we arrive
  • Keep the report with your property records

Your report arrives by email. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. Each finding is set out in plain English.

Check the loft now and then, with care and a good torch. Look for water marks, damp wood and chinks of light. Photograph anything new.

Concrete interlocking tiles

Concrete interlocking tiles are common on post-war and newer homes. They last well, but their surface erodes slowly, and they can crack.

Chimney stacks

We check the stack itself, and it is not a flue or gas safety check. If a specialist is needed, we’ll say so.

FAQs for Tiptoe

Is my home in Tiptoe listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Can a landlord with a rental near Sway station book a roof survey?

Yes, that’s a common request. Let us know whether a tenant or an agent will let us in, and we can send the report to you or your agent.

What do you check on a roof survey?

We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, along with the loft where it’s safe. You get a written report with photos and recommendations.

Do you look in the loft space?

If it is needed and safe to reach, yes. Inside, we look for damp, staining, gaps and sagging.

How soon is the report ready?

That depends on which survey you choose: within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. It’s emailed to you.

Do you inspect the roof from on top?

Where it’s safe, yes. Much of the survey is done from ground level, upper windows and the roof space. On Premium, a drone is used where applicable.

Can you survey a roof I share with a neighbour?

Yes, we can. We survey the parts of the roof you have access to. If a problem seems to come from next door, we will say so.

The survey, step by step

Safety comes first on every visit. We inspect whatever is safely visible, and anything we can’t see is noted in the report. The survey usually takes an hour or two for most houses, rising to roughly 3–4 hours on a commercial building. Rural addresses near Tiptoe can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.

  1. You pick the package that suits your roof.
  2. On the day, we start by hearing what you’ve noticed.
  3. Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
  5. You get a written report with photos and clear recommendations.

How to prepare

  • Have any questions written down, so nothing gets missed
  • Note where any stains or damp appear
  • Agree roof access with the managing agent if it’s shared

Prices for roof surveys in Tiptoe

Several things affect the price of a survey:

  • How big the roof is
  • Features like valleys, chimneys, dormers and parapets
  • How tall the building is and how easy the roof is to see
  • If the survey needs thermal imaging or a drone

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. We’ll give you the figure before anything is booked.

Booking your survey

There’s no need for technical words. Just let us know:

  • What’s prompted the survey
  • Whether there’s a loft hatch, a shared roof or tricky access
  • Your postcode, so we can check access and travel
  • Where any leaks, stains or damp patches show inside

We survey roofs on any day of the week. To arrange a day that suits you, ring 07833 053749 or drop us an email.
