Roof survey in Sway

We survey roofs in Sway and across London and the South East. Visits run on weekdays, Saturdays and Sundays. We are insured for professional indemnity and public liability, and bring 20+ years’ experience. Each survey ends with a written report, emailed with photos and recommendations. Whether it is a house, a flat or a commercial building, the process is the same. When you are ready to book, ring 07833 053749 or send us an email. If you are worried about leaking gutter joints and downpipes and worn lead at chimneys and abutments, a survey will tell you what’s going on.

In a smaller place like Sway, some roofs stand more exposed to wind and rain than in a built-up town. That weather tells first on ridges, verges, chimneys and flashings. Checking those edges shows whether anything has begun to work loose before it lets water in. Once one ridge tile or slate moves, wind gets under the next one too.

Where we cannot see part of the roof, the report says so. That way, it is clear what was covered and what wasn’t.

What affects the cost of roof surveys

To price your survey, we look at:

  • Basic, Standard or Premium
  • The roof’s overall size
  • Height and safe access
  • House, block, shop or office

One thing that affects the price is the package: from £150 for Basic, £250 for Standard and £400 for Premium, inc. VAT. Size, height and access can affect the price too.

Getting in touch

There’s no need for technical words. Just let us know:

  • The property’s address and postcode
  • When you need the report by
  • What kind of property and roof it is
  • Pictures of the roof from a safe spot, if you have them

Every survey is priced before it’s booked, so you know where you stand. Our price is from £150, including VAT. To book, phone 07833 053749 or send us an email.

Tips that help

Over many surveys, some simple habits stand out:

  • Leave roof access to professionals
  • Move stored items away from the loft hatch
  • Ask about a flat roof on an extension or garage too
  • Hold on to the report for future surveys

We email the report to you, with photos of what we found. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. Findings are explained in plain words.

Look at your roof from ground level after strong winds. Slipped slates, lifted ridge tiles or pieces in the garden are signs something has moved. Prompt repairs stop small problems growing.

Should I look at the roof myself first?

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

The one thing to avoid is getting up close. Roofs are fragile and slippery, and falls from height are serious. That’s where a survey comes in, using safe viewpoints and a drone where it applies.

What a roof survey looks like in Sway

Sway is within about 4 miles of the coast, where wind off the sea can be strong. The weather on the day decides whether a flight goes ahead, as a small drone cannot fly safely in strong wind or heavy rain. If your survey includes the drone, we check the Drone Safety Map for restrictions before flying.

The streets around a church such as St Luke's Church are frequently among the oldest in a place, and if your house is among the older ones nearby, its chimney, valleys and lead work are likely to be the parts that need attention first. Anyone responsible for a site like St Luke's Church of England Primary School will know that a written record of a large roof helps plan work for the holidays rather than in term time. For landlords with property near Sway station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

Sway is about 3 miles north-west of Lymington, in Hampshire. We cover Sway and the rest of Hampshire. Sway is one of the towns and villages in Hampshire where we work. There’s also a page for Southampton.

Leave it or get it looked at?

Valley gutters and parapet gutters are out of sight until they overflow. An overflow there sends water indoors. We check them before they cause trouble. In a smaller place like Sway, wherever a roof is exposed, a loose ridge or flashing doesn’t stay loose for long. Wind gets under it and lifts more, and water follows.

Every price we give includes VAT. Roof survey starts from £150, including VAT. You will know the price for the job before you book.

Sway questions

Is the coastal weather around Sway hard on roofs?

It can do. Within about 4 miles of the sea, as Sway is, metal fixings wear faster and gales find any loose ridge or slate.

Can a landlord with a rental near Sway station book a roof survey?

Yes, landlords and letting agents book with us as well as owners. You can ring 07833 053749 or send us an email with the address and a few details.

How experienced are you?

We’ve been surveying roofs for over 20 years and have completed over 5,000 surveys.

Do you use drones?

Where it is applicable and safe, yes. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). It is included in the Drone Roof Survey and, where applicable, the Premium Survey.

Do you carry professional indemnity insurance?

Our surveys are covered by professional indemnity and public liability insurance. If you need details for a managing agent or a building owner, just ask.

What do you check on a roof survey?

Every part of the roof we can safely see: the slates or tiles, ridges, valleys, flashings, chimneys, gutters and roof space. Higher packages add moisture detection, structural checks, thermal imaging and a drone where it applies.

Will the report say how many years my roof has left?

Not as a figure. We describe the condition of each part of the roof and how it is wearing, and we say what needs attention and how urgently.

How the survey works

On the day, we start by asking what you’ve noticed and what you need to know. We then inspect everything that can safely be seen, using the ground, windows, the loft and a drone where it applies. The survey usually takes about 1–2 hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. With a bit of garden around a house, as there often is around Sway, the roof can be viewed from several angles. Mention any side of the property we cannot get to. Inside, the loft is checked where it can be reached safely.

  1. We help you choose a Basic, Standard or Premium Survey.
  2. We arrive at the agreed time and talk through any concerns.
  3. Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
  5. The report is emailed with findings and recommendations.

Before the survey

  • Have any questions written down, so nothing gets missed
  • Mention any parking restrictions on your street
  • If it is not your property yet, arrange access through the agent
