Thermal roof survey in Sway

Thermal imaging works best in the right conditions. A sunny day before the survey, a dry roof surface and little wind all help. Rain, a strong wind or heavy cloud can make the images less clear. We talk through the forecast when booking, and the report explains how the conditions on the day affected the results. We survey ceilings below the roof, commercial roofs and flat roofs, and the problems we’re asked to look at most are patches of heat loss across the roof and damp that repairs haven’t cured.

Around Sway, plenty of roofs are low enough to see partly from the garden or the street. The parts you cannot see, like rear slopes, valleys and chimney tops, are where a drone or thermal camera adds detail. The forecast decides the day. Even so, a close-up image frequently shows wear on ridges and flashings that a view from the ground misses.

The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

Landlords, agents and block managers in Sway

We survey roofs for landlords and agents as well as homeowners. The report gives you a dated record of the roof, with photographs.

Shared roofs need a little more planning: we need access agreed with the freeholder or managing agent. Tell us about it when booking and we’ll plan the survey around it.

How the survey works

Expect us to ask a few questions before we start, such as when any problem began and what work has been done before. The inspection then takes about 1–2 hours for a house, or half a day or so for a commercial building. In a smaller place like Sway, as anywhere, the forecast plays a part: the parts that need calm, dry weather are planned around it.

  1. First we go over the roof, the problem you’ve noticed and the conditions forecast for the visit.
  2. We carry out a visual inspection of the roof from wherever it can safely be seen.
  3. We take thermal images of the roof to pick up temperature patterns.
  4. Areas that look unusual on the camera are checked with moisture readings where possible.
  5. The report sets out the images, what they suggest and what we recommend.

Before we arrive

  • Show us where any leaks or stains appear
  • Have any questions written down, so nothing gets missed

When you need someone else

It helps to know what a survey won’t do before booking:

  • Structural calculations, which need a structural engineer
  • Reliable images in rain, strong wind or on a wet roof surface
  • A formal energy assessment

If in doubt, phone 07833 053749 or send us an email and we’ll suggest the right survey before booking. The full list of what we check.

Roofs we survey in Sway

  • Commercial roofs
  • Pitched roof slopes
  • Flat roofs
  • Insulated roof spaces
  • Loft conversions
  • Ceilings below the roof

What we look for on each type of roof

Parapets, valleys and junctions

Damp at junctions can be hard to see by eye. A careful visual inspection goes alongside the images.

Pitched slate and tile roofs

On pitched roofs, slates and tiles over a ventilated space can mask what’s happening underneath. We back up what the camera shows with a look in the loft where we can.

DIY checks: what’s safe

You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

The one thing to avoid is getting up close. Roofs are fragile and slippery, and a fall can be serious. That part is for a survey.

Useful tips for Sway property owners

You don’t need to be a roofer to help. Here’s what helps most:

  • Heat the home normally on the days before
  • Check outlets after heavy rain
  • Move stored items away from the loft hatch
  • Ask us about the forecast if rain is expected

We note the weather and surface conditions, and how they may have affected the results. That way you know how much weight to give each finding.

After repairs or a new covering, a later survey can confirm things are dry, when the conditions are suitable.

Sway: your questions answered

Is my home in Sway listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material.

Is Sway in the area you cover?

Yes, Sway is within the area we cover. We work right across London and the South East. You can ring 07833 053749 or send us an email with the address and a few details, and we’ll talk through which survey suits.

How quickly is the report sent?

Report times are set by the package. Basic: within 48 hours. Standard: 24 to 48 hours. Premium: the same day. Mention any deadline when you book.

Is this an asbestos survey?

No. Our report may flag materials that could contain asbestos, but confirming it is a job for a specialist asbestos surveyor. Buildings built or refurbished before 2000 may contain it.

Can you survey at the weekend?

We survey seven days a week: weekdays, Saturdays and Sundays. Let us know which days suit you when booking.

Will the camera show exactly where the water is?

Not directly. It shows surface temperature, and wet areas can show up because they hold heat differently. We confirm what it suggests with moisture readings.

Does the weather affect a thermal survey?

The weather makes a real difference. It works best after a sunny day, with a dry roof surface and little wind. Rain, wind and heavy cloud can weaken the patterns, so we talk through the forecast when you book.

Thermal roof surveys in Sway: local notes

The coast is about 4 miles or less from Sway, and coastal wind can be strong. Thermal imaging works best after a sunny day, with a dry roof surface and little wind, so the date is chosen with the forecast in mind. There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so the council is the place to ask.

For site and facilities teams at buildings like St Luke's Church of England Primary School, big roofs are where photos from the air and thermal images show the most at once. The streets around a church like St Luke's Church are frequently among the oldest in a place, and if you own one of the older houses nearby, steep roofs, tall chimneys and hidden valleys can be hard to see from ground level, and that is where a view by drone or thermal camera helps.
