Chimney surveys for homes and businesses in Sway

We inspect chimneys from wherever they can be seen safely: from ground level, from windows and vantage points, and from the loft where there’s access. With our Premium Survey, a drone inspection is included where it applies. Where part of a stack cannot be seen, the report says so. Every defect we find is photographed and described in plain words. Common reasons to book are pots or cowls that look unsafe and bricks with flaking faces, across brick chimney stacks, lead flashings and chimney breasts.

Around Sway, gardens, hedges and nearby trees can mean leaves and moss end up on roofs and in gutters. Once gutters and outlets block, water spills over and soaks the walls, and moss holds water against tiles. A report spots that kind of slow problem before it becomes damp inside. Plants growing from a gutter or moss on the tiles are signs worth noting from ground level.

What you get is a clear record of the chimney stack on the day we saw it. It’s useful right away, and a good reference for later, for example when you want to check whether anything has changed.

Tips that help

A survey works best with a little help from you, before and after. Some tips:

  • Book a sweep for flues that are in use
  • Photograph damp patches with the date
  • Use the report as a baseline for future checks
  • Make sure unused flues are capped with ventilation

With a shared stack, the report can help when talking to next door. The photos show the problem and which side it’s on from the viewpoints we used.

Unused stacks should be capped in a way that still lets air through. Ventilation helps keep the stack dry.

Landlord and commercial surveys in Sway

Roof problems in a rented home affect tenants as well as the building. A survey helps you spot issues early and plan the work.

Managing agents and residents’ management companies use roof surveys to plan maintenance. The report sets out what needs attention now and what can wait, which helps when budgeting.

What happens if roof problems are left?

Before deciding what to do with a redundant stack, a survey shows how it is doing. Changes to stacks in conservation areas or on listed buildings may need consent, so check with them first. Homes in smaller places like Sway can face more weather, so a loose ridge or verge soon lets rain in. Each storm lifts it a little further.

Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. You’ll know the figure before booking.

Why book with us

  • Packages from £150, including VAT
  • Independent findings on the roof’s condition
  • Drones and thermal imaging where applicable
  • A sub-250g drone, flown with a CAA Flyer ID and Operator ID

Chimney surveys in Sway: local notes

The coast is about 4 miles or less from Sway, where sea air brings more salt and stronger wind than inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof. If your home is older, it’s worth knowing whether it is listed or in a conservation area before planning roof work. Changes that affect a listed building’s special interest need listed building consent, and councils can also use Article 4 directions to control changes in conservation areas.

If your home is one of the older ones in the streets near St Luke's Church, its chimney, valleys and lead work are likely to be the parts that need attention first. Anyone responsible for a site like St Luke's Church of England Primary School will know that a written record of a large roof helps plan work for the holidays rather than in term time.

Sway is about 3 miles north-west of Lymington, in Hampshire. We carry out chimney surveys in Sway for houses, flats, blocks and commercial buildings, with a written report and photographs every time. Sway is one of the towns and villages in Hampshire where we work. We also survey roofs in Southampton.

Surveys in SO41 work the same way as everywhere else we cover. We cover properties on Station Road, Anderwood Drive and Cruse Close. If you’re just outside Sway, we cover Mead End (1 mile west), Tiptoe (1 mile south-west), Hordle (2 miles south), Ashley (2 miles south-west) and Bashley (2 miles west). We also work in nearby towns like Totton (10 miles north-east), Lymington (3 miles south-east), Romsey (15 miles north), Hythe (10 miles north-east), New Milton (3 miles south-west) and Ringwood (9 miles north-west).

When to book a survey in Sway

The flaunching on top of a stack holds the pots in place and sheds water. Cracked flaunching lets water in, and each winter makes it worse. Loose pots can follow.

Things that often lead to a survey include:

  • Damp patches on chimney breasts
  • Worn or missing pointing
  • A stack that appears to lean
  • Bricks with flaking faces

Landlords with a home close to Sway station may find that a dated record of the roof is useful when planning maintenance across a let.

Choosing a roof surveyor

  • Which parts of the roof they’ll actually see
  • What exactly goes into their report
  • What experience they bring
  • Whether the price includes VAT

What to expect from a roof survey

What happens on the day

We don’t take risks to get a closer look. We inspect what can be seen safely, and anything we cannot see is noted in the report. Most visits take an hour or two at most homes, with bigger or more complicated roofs taking longer. Parking around Sway is normally easier than in a town centre, but mention lanes, gates or long drives. Low roofs on bungalows can often be seen well from ground level, and the loft shows the rest, while taller roofs may need other vantage points or the drone where applicable.

  1. First we talk through the stacks, their history and any problems.
  2. We look at every stack from wherever it can be seen safely.
  3. We photograph and record the pots, flaunching, pointing and flashings.
  4. We look for damp on chimney breasts and in the roof space.
  5. You get a written report with photos and recommendations by email.

Preparing for the visit

  • Unlock side gates and any roof access doors
  • Make sure pets are kept safely away
  • Point out any leaks or damp patches

Can I check my roof myself?

It helps to keep a record: dates of leaks, photos from the ground and any work done on the roof. Share it with us as you book and it will help the survey.

A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

Your questions about chimney surveys in Sway

Do roofs near the sea, like those around Sway, take more of a battering?

Often, yes. Within about 4 miles of the sea, as Sway is, metal fixings wear faster and gales find any loose ridge or slate.

Does a conservation area affect roof work in Sway?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Will you walk on the roof?

Only when it is safe. Safe viewpoints, the roof space and a drone where it applies cover most of what’s needed.

Is it a structural engineer’s report?

No. We point out what can be seen, such as sagging or deflection, but we are not structural engineers and do not carry out calculations. Where an engineer is needed, we say so in the report.

When does the report arrive?

Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. Each one is emailed, ready to forward.

Can you survey at the weekend?

Surveys run on any day of the week. To find a day that suits you, phone 07833 053749 or use the contact form.

Is a chimney survey the same as a flue inspection?

No. A flue inspection, sweep or gas safety check is a separate job. We look at the stack, pots, flaunching, pointing and flashings, and damp inside, and we will say if anything suggests the flue needs checking.
