Chimney Survey in Tiptoe

When to book a survey in Tiptoe

Where a chimney meets the roof, lead flashings keep water out. They can lift in wind, crack with age or pull out of the mortar joints. When flashings fail, water frequently shows up in the loft or on the chimney breast. Lead flashings can also be stolen.

Typical things we’re asked to look at include:

  • Unused flues sealed without airflow
  • Damp patches on chimney breasts
  • Gaps in the mortar around the pots
  • Loose, cracked or missing pots

Anyone responsible for a site like Tiptoe Primary School will know that large buildings have long gutter runs and big roofs that need checking like any other.

Choosing a roof surveyor

  • How soon the report will arrive
  • Is there a chance to talk the report through?
  • How they’ll see the roof: from the ground, the loft, the roof or by drone
  • Whether you get a written report with photos

What a roof survey includes

Chimney surveys for homes and businesses in Tiptoe

A chimney stands up above the roof, exposed to wind, rain and frost on every side. Over the years, the flaunching cracks, the pointing wears and flashings lift. Water then gets into the stack and can show as damp on a chimney breast or a stain in the loft. A survey finds these problems and records them with photographs. We survey chimney breasts, shared and party-wall stacks and brick chimney stacks, and common reasons people get in touch are disused chimneys trapping moisture and damaged chimney pots and cowls.

Older buildings in small places like Tiptoe may be listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Where a building is listed, matching the existing roof materials is often expected.

Pictures do a lot of the work in our reports, because a photo of a cracked flashing says more than a paragraph. If something couldn’t be seen safely, the report is clear about it.

How the survey works

Where it is relevant and can be reached safely, the loft space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. All in, the survey normally takes about one to two hours for most homes, a little longer where there are several stacks. Cottages and farmhouses around Tiptoe often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can safely be seen.

  1. We start by noting which stacks are in use, shared or causing concern.
  2. We check the roof around each stack, including the flashings.
  3. We check the flaunching and pots on every stack.
  4. Any lean, spalling or worn pointing is recorded.
  5. You receive a written report setting out what needs attention first.

Advice

What a chimney survey looks like in Tiptoe

Tiptoe is within about 3 miles of the coast, so there is more wind and more salt in the air than further inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces, and driving rain gets into whatever gap is left. About 4.6 miles south-west lies Highcliffe Castle, a reminder of how long the area around Tiptoe has been built on. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material.

If you own a rental within reach of Sway station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. Take an older house close to St Andrew: corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

What affects the price in Tiptoe

The price reflects the time and kit the roof needs. The main factors are:

  • Any need for thermal images or a drone flight
  • The number of roofs, including extensions and garages
  • Roof area
  • Which survey package you book

Prices start from £150, including VAT. What you pay depends on how big and how high the roof is, how it can safely be seen and which survey you book.

What to let us know when you get in touch

To price your survey accurately, we will ask about:

  • The property’s address and postcode
  • Pictures from the garden or a window, if you have them
  • Dates you’re working to, such as exchange
  • The kind of building and roof involved

Every survey is priced before it’s booked, so you know where you stand. Prices start from £150, including VAT. To book, call 07833 053749 or email us.

Tiptoe: your questions answered

Is Tiptoe within the area you cover?

Yes, Tiptoe is on our map. Villages and rural addresses get the same survey as a town house.

Is my home in Tiptoe listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Can you inspect my roof with a drone?

Yes, where it’s applicable. Whether we can fly on the day depends on the weather and the airspace rules. We are a CAA-registered drone operator.

Does this replace a RICS home survey?

No. We check the roof, not the whole building, and it is not a RICS Level 2 or Level 3 survey. Many buyers have both.

What’s in the report?

Written findings with photographs, explaining the condition of the chimney stack, any defects and our recommendations, by urgency where it matters. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where applicable and structural analysis.

How many surveys have you done?

Over 5,000 surveys so far, over more than 20 years, and 98% of customers are satisfied.

My chimney looks like it is leaning. What should I do?

A leaning stack should be looked at. We record the lean, the brickwork and the pointing, and if it may be a structural issue, we recommend a structural engineer.

What we look for on each type of roof

Flaunching

Sitting at the very top, flaunching is fully exposed. The survey checks for cracking and gaps around each pot.

Chimney pots and cowls

Each pot is bedded into the flaunching, often with a cowl or cap on top. We check that they look secure and undamaged.

Why act early in Tiptoe

If you’re buying, find out about the stacks before you exchange. After that, any work is yours to arrange and pay for. A report gives you something specific to put to the seller. Outbuildings and barns around Tiptoe are easy to forget, but a failed roof there can spoil what’s stored inside. It’s worth including them in a survey before a winter does the damage.

Our price is from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included.

What you can safely check yourself

A DIY look is useful, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.

A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.
