What affects the price in Tiptoe

Several things affect the price of a survey:

  • The type of building, from a house to a block or an office
  • Building height and the viewpoints available
  • Roof area
  • Whether thermal imaging or a drone is needed

Every price we give includes VAT, and the written report is part of the package. Landlord roof survey starts from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

Booking your survey

A few details help us suggest the right survey and price. When you contact us, tell us:

  • Anything about access we should know
  • Any photos you have, taken from ground level or a window
  • The style of property, from a terrace to a block
  • Why you want a survey: buying, a leak, a storm or new work

Photos help, if you have them. Pictures from ground level or a window are fine; never climb up to get a better view. To get started, phone 07833 053749 or use the contact form.

How a landlord roof survey works in Tiptoe

We check the same things on a let roof as on any other: coverings, ridges, hips, valleys, flashings, chimneys, gutters and the roof space. Flat roofs on blocks, extensions and garages are included when they’re in the agreed scope. We also look at chimneys, parapets and party-wall upstands where it’s safe to see them and the loft where access is safe. If you’re worried about leaks into upper flats and leaking joints at party walls, we can find out what’s behind it, on converted houses, blocks of flats and rented houses alike.

Somewhere as small as Tiptoe, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it’s typically the chimneys and lead flashings that need work first.

It isn’t only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend.

What we do, step by step

Where it is relevant and can be reached safely, the loft space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement. All in, the survey normally takes roughly 1–2 hours for a single let house, with blocks of flats taking longer. Around Tiptoe, older homes can have small or awkward roof spaces, so let us know about the loft hatch and any ladder. We only go where it is safe.

  1. We start with what you know about the building and its history.
  2. We confirm the access we’ll need.
  3. The roofs are inspected from the ground, vantage points, the roof space and the roof where safe.
  4. We note what couldn’t be seen as well as what could.
  5. You receive photos and recommendations, prioritised where relevant.

Before we arrive

  • Buyers: confirm access with the estate agent or seller

Advice

How the survey changes by roof type

Pitched roofs on houses and blocks

Ridges, hips and verges take a lot of weather, so we check them closely.

Roof spaces and lofts

The loft space shows a lot about a roof’s condition. We go into the loft where it is safe looking for water marks and gaps.

What happens if roof problems are left?

A contractor’s quote tells you what they propose to do. An independent survey tells you the roof’s condition first so you know what you are asking contractors to price. Older cottages and farmhouses around Tiptoe can have roof timbers that have been there a very long time, where water from a failed roof can cause rot if it is left.

Prices start from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, with VAT included.

Can I check my roof myself?

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, which helps when we check the roof.

During heavy rain, look at the gutters from the ground or a window. Overflowing water can point to a blockage or a sagging run.

Local roofs in Tiptoe

Tiptoe is within about 3 miles of the coast, and being near the sea means more wind and salt than a roof inland would face. Metal fixings and flashings corrode faster in salt air, while gales work at loose ridges, slates and tiles, while driving rain finds any gap. Historic houses like Highcliffe Castle, about 4.6 miles south-west, show how far back building in the area around Tiptoe goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first.

If you look after a building such as Tiptoe Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. For landlords with property near Sway station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. Take an older house close to St Andrew: old fixings, lead flashings and tall chimneys are typical of older roofs.

Your questions about landlord roof surveys in Tiptoe

Does being near the coast affect roofs in Tiptoe?

Often, yes. Tiptoe is within about 3 miles of the sea, and coastal roofs tend to see faster wear on metal parts and more wind lifting loose pieces.

Is Tiptoe within the area you cover?

We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

Can your report tell us who pays for the roof work?

No. The lease usually decides who is responsible, and that is a legal question. Our report gives an independent record of the roof’s condition to help those discussions.

Will you inspect a roof that several owners share?

Yes, we survey shared roofs often. Where a neighbouring roof is not part of the access, we can only see it from vantage points, and the report says so.

Do you use drones?

Where it is applicable and safe, yes. We’re a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.

Which days do you carry out surveys?

Surveys run on weekdays, Saturdays and Sundays. To arrange a date, call 07833 053749 or send us an email.

Who usually books a landlord or block roof survey?

We work for landlords, letting agents, managing agents and freeholders along with residents’ and RTM management companies. Leaseholders sometimes book it as well.
