Sway Landlord Roof Survey
Roof condition reports for landlords, agents and blocks of flats in Sway. We have completed more than 5,000 surveys across London and South East England.
- Ponding or splits on flat roofs
- Damaged pots and flaunching
- Worn ridges, hips and verges
What a landlord roof survey does not cover
It’s a careful look at the let or shared roof, not the whole story. The main limits are:
- Legal advice on leases or service charges
- Walls, floors and services beyond the roof
- Structural calculations or an engineer’s report
If in doubt, call 07833 053749 or send us an email and we’ll recommend the right survey before booking. The full list of what we check.

About our landlord roof survey in Sway
Getting into every part of a building takes planning. We may need to get into the roof space and some or all of the flats and residents will need to be told ahead of time. You or your agent arrange access and we will say what we need as you book. Any part we couldn’t reach is noted in the report. We are frequently asked to look into slipped or missing slates and tiles and worn ridges, hips and verges, on blocks of flats, gutters and downpipes and converted houses.
Around Sway, gardens, hedges and nearby trees can mean leaves and moss end up on roofs and in gutters. Once gutters and outlets block, water spills over and soaks the walls. A report spots that kind of slow problem before it becomes damp inside. Plants growing from a gutter or moss on the tiles are signs worth noting from ground level.
Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

Landlord roof surveys in Sway: local notes
Sway is within about 4 miles of the coast, and being near the sea means more wind and salt than a roof inland would face. Metal fixings and flashings corrode faster in salt air, while gales work at loose ridges, slates and tiles, while driving rain finds any gap. Thatch survives on some older buildings in Hampshire’s villages. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Knowing the covering helps explain which parts of a roof are likely to need work first.
For an older house near a landmark like St Luke's Church, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. If you look after a building such as St Luke's Church of England Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. If you let a flat or house near Sway station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

How it works
We’ll ask a few questions first, about the roof’s history, any leaks and past repairs. The inspection then takes roughly 1–2 hours for most houses, while a commercial roof takes nearer three to four hours. Homes around Sway often have gardens on more than one side, which gives us room to step back and see the roof. Mention any side of the property we can’t get to. Inside, the loft is looked at where it can be reached safely.
- First, we confirm the scope and the purpose of the report.
- You arrange access to the loft and any flats we need.
- We inspect each roof as far as it can be seen safely.
- Every defect is photographed and its urgency noted where relevant.
- A written condition report follows to help you plan.
Before the survey
- Jot down any questions you want answered
- Buyers: confirm access with the estate agent or seller
- Let us know about parking near the property
Arrange a survey
Most bookings start with a short call: phone 07833 053749 or drop us an email and we’ll ask a few questions about the roof. You’ll have a price before anything is arranged.
Advice
Useful tips for Sway property owners
These tips come from what we see on roofs every week, before and after a survey:
- Make leak reporting easy for tenants
- Keep roof outlets and gutters clear
- Put urgent roof work at the top of the list
- Check the loft space can be accessed
How soon the report arrives depends on the package: within 48 hours for Basic, 24–48 hours for Standard and the same day for Premium. Agents frequently choose the package that suits the building.
Regular roof checks beat waiting for a leak. A survey every few years suits many let and shared buildings, alongside yearly gutter clearing.
Surveys for landlords and agents in Sway
Any of our surveys can be booked by landlords, agents and building managers in Sway. For a price for a let property or a block, ring 07833 053749 or send us an email.
For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. Recommendations are set out in order of urgency where relevant.
What a survey costs
Several things affect the price of a survey:
- Any need for thermal images or a drone flight
- How tall the building is and how easy the roof is to see
- The roof’s overall size
- Extensions, dormers and garages with roofs of their own
A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. We will give you the figure before anything is booked.
What we need to know
We will usually ask about:
- What’s prompted the survey
- Where water is showing inside, if it is
- Your timetable, such as an exchange date
- The address and postcode of the property
You can call us seven days a week, including Saturdays and Sundays. For a price or to book, ring 07833 053749 or use the contact form.
Can I check my roof myself?
A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
The one thing to avoid is getting up close. Roofs are fragile and slippery, and a fall can be serious. That is where a survey comes in, using safe viewpoints and a drone where it applies.
Sway: your questions answered
How do I find out if my home in Sway is listed?
Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it is worth checking before planning any.
Do roofs near the sea, like those around Sway, take more of a battering?
Places near the sea get more wind and more salt in the air than inland, and both are hard on roofs. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces.
Which days do you carry out surveys?
Visits run seven days a week in the daytime. Let us know your preferred days when booking.
Does the report help with maintenance planning?
Yes. Recommendations are prioritised by urgency where relevant, which helps you plan work and budgets. It doesn’t include repair cost estimates, but contractors can price from it.
How long have you been surveying roofs?
We have more than 20 years’ experience and have carried out more than 5,000 surveys.
Do you look in the loft space?
If the survey needs it and the loft space can be reached safely, yes. A clear path to the hatch helps.
Can you inspect my roof with a drone?
Yes, where applicable and safe. We’re a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. It’s included in the Drone Roof Survey and, where applicable, the Premium Survey.
