Chimney surveys for homes and businesses in Hordle

A damp patch on a chimney breast doesn’t always come from the same place. Water may be getting in at the top through cracked flaunching or an uncapped pot, through the brickwork, or at the flashings. Moisture trapped inside a stack with no ventilation can also cause damp. Our survey checks each of these and records the likely cause. You then know where to start. We survey flaunching, shared and party-wall stacks and chimney pots and cowls, and people most often book us about cracked or missing flaunching and a chimney out of line.

Around Hordle, gardens, hedges and nearby trees can mean leaves and moss end up on roofs and in gutters. Blocked gutters overflow and soak the walls below. A report spots that kind of slow problem before it becomes damp inside. Moss on the roof and weeds in the gutter are both easy to spot from the ground.

Report times depend on the survey you book: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

Can I check my roof myself?

You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

Why it’s worth a survey now in Hordle

Damp in a chimney breast normally gets worse while the cause is left. It can spoil decoration and plaster. Knowing whether it is the flaunching, flashings, brickwork or ventilation means the right fix can be planned. Arranging work in a smaller place like Hordle is easier with notice than in an emergency. Knowing early gives you time to get the right people in.

What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Prices start from £150, including VAT.

Your questions about chimney surveys in Hordle

How do I find out if my home in Hordle is listed?

We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Can a landlord with a rental near New Milton station book a roof survey?

Of course. We just need to know who will give access, and the report can go straight to you or your agent.

What’s the best way to book?

To arrange a survey, phone 07833 053749 or email us and tell us the address and what you’d like to know. We will confirm the price and find a day that suits.

Will you go up on the roof?

Not unless it’s safe. Safe viewpoints, the loft space and a drone where it applies cover most of what’s needed, and anything out of sight is recorded in the report.

How soon will I get the report?

Report times are set by the package. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. If you have a deadline, such as an exchange date, let us know when booking.

Can you survey at the weekend?

We survey on any day from Monday to Sunday, during the day, which suits people who work during the week. Just say which days work for you.

Do you cover Hordle for chimney surveys?

Yes. Our area covers London and South East England, and that includes Hordle.

When to book a survey in Hordle

TV aerials, satellite dishes and their brackets are often fixed to chimneys. The extra load in wind can work bricks and joints loose. Any fixings on the stack are checked and recorded.

It is worth booking a survey if you’ve seen:

  • Worn or missing pointing
  • Gaps where the stack meets the roof
  • Bricks with flaking faces
  • Disused chimneys trapping moisture

For site and facilities teams at buildings such as Hordle CofE (VA) Primary School, large buildings have long gutter runs and big roofs that need checking like any other.

What to check before booking

  • Is VAT included in the price?
  • How they plan to inspect the roof safely
  • Whether the loft is part of the inspection
  • How long the report takes to arrive

What a roof survey includes

What a chimney survey looks like in Hordle

Hordle lies within about 2 miles of the sea, so there is more wind and more salt in the air than further inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces, while driving rain finds any gap. Thatch survives on some older buildings in Hampshire’s villages. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first.

The streets around a church such as Church of All Saints are often among the oldest in a place, and if your home is one of the older ones nearby, its roof may have old fixings, lead flashings and chimneys that need a closer look. With Highcliffe Castle about 4.4 miles west, the area around Hordle has a long history. If your home is one of the older ones, the roof may have been repaired many times, and the survey records how each part is holding up.

Surveys for landlords and agents in Hordle

An agent can book and manage the survey for a landlord, with the report sent to whoever needs it. We agree a time with the tenant beforehand.

Landlords, agents and building managers in Hordle and across Hampshire can book any of our surveys. To discuss a property or a block, phone 07833 053749 or email us.

What we do, step by step

We’ll ask a few questions first, like when any problem began and what work has been done before. The inspection then takes about 1–2 hours on an ordinary house; commercial roofs usually need 3–4 hours. Parking around Hordle is usually easier than in a town centre, but mention lanes, gates or long drives. On bungalows and lower roofs, much can be seen from the ground, with the loft showing the underside, while taller roofs may need other vantage points or the drone where it applies.

  1. We go through the chimneys, any damp and any work done on them.
  2. Each stack is inspected from safe positions outside.
  3. We photograph and record the pots, flaunching, pointing and flashings.
  4. Inside, the chimney breasts and the loft are checked for damp where there is access.
  5. You get a written report with photos and recommendations by email.

Rendered stacks

We can’t see the bricks behind render without it being opened up, so the report says what can and can’t be judged.

Flaunching

Cracked flaunching is one of the most common chimney defects we record. It is typically a modest repair when it’s caught early.
