How a chimney survey works in Leagreen
We inspect chimneys from wherever they can safely be seen: the ground, nearby windows and higher points, and the loft space where it is safe. A drone inspection is part of our Premium Survey where it applies. Where part of a stack cannot be seen, the report says so. Every defect we find is photographed and described in plain words. If you are worried about flaunching that has broken away and staining on walls around the chimney, a survey will tell you what’s going on, whatever the roof.
Village roofs often face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are often the first to give way.
After the visit, you get a written report with photos, sent by email. It sets out the condition of the chimney stack, any defects and our written recommendations.

Honest limits
Our findings are based on what we can see safely on the day, so there are some things a survey cannot cover:
- Whether a gas appliance or its flue is safe
- Conditions inside walls
- Parts of the stack that cannot be seen safely or belong to a neighbour we cannot access

Your questions about chimney surveys in Leagreen
I let a flat near New Milton station. Can you check the roof?
Of course. We just need to know who will give access, and we can send the report to you or your agent.
Is Leagreen within the area you cover?
Yes, Leagreen is covered. We survey roofs across London and the South East, and smaller places are part of that. Longer journeys are simply planned in advance.
How many surveys have you done?
Over 20 years and more than 5,000 surveys.
Do you test for asbestos?
No. We do not sample or test for asbestos. Where a material might contain it, such as old cement sheets on a building from before 2000, the report flags it, with a recommendation to have a specialist asbestos surveyor check before it is disturbed.
How much is a survey?
Prices start from £150, including VAT. What you pay for your roof depends on its size, height, access and the package, and it’s agreed before booking.
Will you check the loft?
Yes, where the survey calls for it and there is safe access. Inside, we look for damp, staining, gaps and sagging.
Can you survey at the weekend?
We survey on any day from Monday to Sunday, during the day, which suits people who work during the week. Let us know your preferred days when booking.
Local roofs in Leagreen
Leagreen lies within about 1 mile of the sea, and places near the sea get more salt in the air and more wind than inland. Near the sea, metal fixings wear faster and loose pieces on a roof are more likely to lift, while driving rain finds any gap. A number of Hampshire villages keep thatched roofs on their older buildings. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.
The streets around a church such as Church of All Saints are often among the oldest in a place, and if you own one of the older houses nearby, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. For landlords with property near New Milton station, a roof report helps you deal with small faults before they turn into a call from a tenant. Highcliffe Castle, about 4.5 miles west, is one of the historic houses in the wider area around Leagreen. If yours is one of the older homes, the roof may have been repaired many times, and the survey records how each part is holding up.
Leagreen is about 3 miles west of Lymington, in Hampshire. Whether the building in Leagreen is a house, a flat or a commercial unit, we can survey the roof on a weekday or at the weekend. We cover towns and villages across Hampshire, from the larger towns to small villages. There is also a page for Southampton.

Can I check my roof myself?
After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it.
What you can’t do safely is get up close. Roofs are fragile and slippery. That part is for a survey, using safe viewpoints and a drone where it applies.
Before and after the survey
Here are a few things we’d tell any owner:
- Check with the council before altering a stack in a conservation area or on a listed building
- File photos of the stacks with your home records
- Note any damp on chimney breasts and when it appears
- Have brackets on the chimney checked
You get the report by email and can pass it to whoever does the work. Each defect is described in plain words and shown in a photo so anyone reading it can see what we saw.
Keep an eye on chimney breasts for new damp patches. The sooner damp is spotted, the easier the cause is to find.
Prices for chimney surveys in Leagreen
We confirm the price for the job before you book. These are the things that affect it:
- How many separate roofs there are, such as extensions, dormers and garages
- The size of the roof
- Features like valleys, chimneys, dormers and parapets
- Which survey package you book
Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. The price is confirmed before you book.

What happens if roof problems are left?
Most people never get a close look at their chimney stacks. Problems often go unnoticed until damp appears inside. Surveying the stack now can catch problems first. For an older or listed building in a place like Leagreen, repairs may need matching materials and consent, so leaving a defect until it is urgent leaves less time to plan.
Our price is from £150, including VAT. What you pay depends on how big and how high the roof is, access and the package you choose.

The survey, step by step
The visit usually starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. All told, expect between one and two hours at a house, as part of a look at the roof around the stack. Rural addresses near Leagreen can be hard to find from a postcode alone, so a few directions are welcome. After that, the survey runs as it would anywhere.
- We start with the details: how many stacks, whether any are shared and any signs of damp.
- The stacks are looked at from ground level, from windows and from other safe vantage points.
- Every part we can see is looked at: pots, cowls, flaunching, pointing, bricks and flashings.
- We check the chimney breasts and the stack in the loft space where we can reach them.
- You get a written report with photos and our recommendations.
How to prepare
- Let us know about parking near the property
- Keep pets inside or away from the areas we’re looking at
- Note where any stains or damp appear
