How a pre-purchase roof survey works in Hordle
The best time to book is once your offer has been accepted and before you exchange contracts. At that point you can still ask questions, while you’re not yet committed. Visits run on weekdays and at weekends, which helps when a sale is moving quickly. Basic reports arrive within 48 hours, Standard within 24 to 48 hours and Premium the same day. Common reasons to book are gaps where slates or tiles have come loose and flashings that have lifted or split, on the roof space, natural slate and flat-roofed extensions and dormers.
In a smaller place like Hordle, some houses face open ground, so their roofs may take more wind and driving rain. Loose ridge tiles, lifted coverings and tired flashings are the kind of things that show it. For a purchase or a new roof, those exposed edges are looked at closely. On an exposed roof, a loose ridge or verge soon becomes a bigger job.
The written findings come by email, easy to pass on to a roofer, an agent or an insurer. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

Should I look at the roof myself first?
What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That’s where a survey comes in.
Your own check is a good start, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight.
Common questions in Hordle
Is the coastal weather around Hordle hard on roofs?
Places near the sea get more wind and more salt in the air than inland, and both are hard on roofs. Salt is hard on nails, clips and metal flashings, while strong wind lifts anything already loose.
Does a conservation area affect roof work in Hordle?
Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material.
Can you inspect my roof with a drone?
Yes, where it’s applicable. Whether we can fly on the day depends on the weather and the airspace rules, and we check for restrictions near airports before flying. We’re a CAA-registered drone operator.
Do you work in Hordle?
Yes. We survey roofs in Hordle and the rest of Hampshire. To book, call 07833 053749 or drop us an email.
How do I arrange a pre-purchase roof survey in Hordle?
Just call 07833 053749 or drop us an email. We will ask a few questions, confirm the price and agree a date.
I live in a flat. Can you survey the roof?
Yes, once access has been agreed. Roofs over flats are often shared, so we need permission from whoever owns or manages the building. We inspect only the parts we are allowed to reach.
Do you carry professional indemnity insurance?
Every survey is covered by professional indemnity and public liability insurance.
Before and after the survey
Nothing here needs a ladder. A few suggestions:
- Check the lease for roof repair responsibilities
- Mention any deadline when you get in touch
- Watch for stains or fresh paint on ceilings below the roof
- Ask for loft access on the day
You may want to pass the report to your solicitor or conveyancer so they can raise enquiries with the seller’s side. Past repairs, re-roofing and any records of that work are all fair questions, particularly where we’ve found patch repairs.
Check the roof from the garden and the street after a storm. Pieces of slate or tile in the garden mean something has moved. Small repairs done quickly stop bigger problems later.

What a pre-purchase roof survey looks like in Hordle
Hordle is within about 2 miles of the coast, so there’s more wind and more salt in the air than further inland. Corroded clips and nails and lifted ridge pieces are typical of exposed roofs near the sea. A number of Hampshire villages keep thatched roofs on their older buildings. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Whether you are buying or checking new roofing work, knowing the materials helps make sense of what the inspection finds.
If you own a rental within reach of New Milton station, a roof report gives you a clear picture before you buy or settle up with a roofer. The streets around a church like Church of All Saints are frequently among the oldest in a place, and if yours is one of the older homes nearby, older patch repairs can hide behind a tidy front slope, and the survey looks past them.
Hordle is about 3 miles west of Lymington, in Hampshire. Hordle gets the same service as everywhere else we work: a close look at whatever is safely visible, photographs and a clear written report. Our area takes in places right across Hampshire, large and small. We also survey roofs in Southampton.

Signs you need a pre-purchase roof survey in Hordle
Blocked or leaking gutters do damage that isn’t obvious at first. Overflowing water soaks walls and can rot the timber behind. Hidden gutters behind parapets or in roof valleys can send water indoors. They’re part of what we check.
Most people get in touch after spotting one of these:
- Quick fixes on flashings and valleys
- Slates or tiles that have slipped or gone
- Ponding, blisters or splits on a flat roof
- Gutters choked with leaves and moss
Historic houses like Highcliffe Castle, about 4.4 miles west, show how far back building around Hordle goes. Buying a period property here means asking about the roof’s age and repairs, and about any listing or conservation area.
Before you book anyone
- Whether the loft space is looked at, where there is one
- How soon the report will arrive
- What insurance they carry
- Their drone registration, if they fly one
What happens if roof problems are left?
When a chain is moving fast, a roof survey can feel like one more delay. Weekend visits are available as well as weekdays, and the Premium Survey report arrives the same day, which helps it fit around your exchange date. In a smaller place like Hordle, wherever a roof is exposed, a loose ridge or flashing doesn’t stay loose for long. Each storm lifts it a little further, and water follows.
To find out what your survey will cost, call 07833 053749 or send us an email with the address and some details. The price is agreed before a date is set.

What happens on the day
The visit usually starts outside and finishes in the loft: outside views come first, then the loft space if there’s safe access. In total, it takes between one and two hours on an ordinary house, and more on a big or complicated roof. Some parts of a survey depend on the weather, so a visit to Hordle is booked with the forecast in mind: drone flights and thermal imaging need the right conditions, while a look from the ground and the loft can go ahead in most weather.
- You choose a Basic, Standard or Premium Survey to suit the home you are buying.
- We agree a visit, including weekends if that helps.
- The coverings, ridges, valleys, flashings, chimneys and gutters are inspected and photographed.
- Moisture detection, structural checks, thermal imaging or a drone are added where your package includes them.
- We send the report with recommendations ranked by urgency, ready for you to discuss with the seller or agent.
