Gutter survey in Hordle

Some gutters are easy to see from the street, but many aren’t. Valley, parapet, box and secret gutters can overflow inside the building when they block. We inspect them as far as it is safe to see them using vantage points, the loft space and the roof itself where safe. Many leaks indoors start at a hidden gutter. We’re often asked to look into leaves and moss blocking gutters and fascia boards damaged by overflowing water, across downpipes, eaves gutters and valley gutters.

Trees around homes in smaller places like Hordle drop leaves, twigs and moss onto roofs and into gutters. Once gutters and outlets block, water spills over and soaks the walls. It is the kind of slow problem a roof report picks up early. Plants growing from a gutter or moss on the tiles are signs worth noting from ground level.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

What happens on the day

We photograph the roof as we go, so you can see in the report what we found and where. We take close-ups from wherever is safe. A typical visit takes an hour or two for most homes, and longer where there are parapet, valley or box gutters to follow. In a smaller place like Hordle, as anywhere, the forecast plays a part: drone flights and thermal imaging need the right conditions, while a look from the ground and the loft can go ahead in most weather.

  1. We agree which parts of the building you are most worried about.
  2. Each gutter run is checked for blockages, sags and leaking joints.
  3. We check the outlets, hoppers, downpipes and any overflows.
  4. Fascias, soffits and the walls below are looked at for signs of overflow.
  5. You get photos and written recommendations, prioritised where relevant.

What we’re asked to look at in Hordle

Hidden gutters are often lined with lead or another sheet covering. When a lining splits or an outlet blocks, the water can come inside as there’s nowhere harmless for it to go. Lead linings can also be stolen.

Typical things we’re asked to look at include:

  • Overflowing valley or parapet gutters
  • Leaves and moss blocking gutters
  • Downpipes that are split or coming away
  • Joints that drip after rain

If your home is one of the older ones in the streets near Church of All Saints, its roof may have old fixings, lead flashings and chimneys that need a closer look.

Questions to ask before you book

  • How long the report takes to arrive
  • Will the report include photos?
  • Their insurance cover
  • Which parts of the roof they’ll actually see

What to expect from a roof survey

Common questions in Hordle

Can a landlord with a rental near New Milton station book a roof survey?

Yes, that is a common request. Let us know whether a tenant or an agent will let us in, and the report can go straight to you or your agent.

Do roofs near the sea, like those around Hordle, take more of a battering?

Near the coast, roofs face more wind and more salt than further inland. Salt is hard on nails, clips and metal flashings, while strong wind lifts anything already loose.

How quickly is the report sent?

It depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. The report is emailed to you.

Do you look in the roof space?

If there is a loft and safe access to it, yes. The loft space can show things the outside can’t, like damp timbers, staining or daylight.

Are you structural engineers?

No. We note visible signs such as sagging or deflection, but we do not carry out calculations or give an engineer’s opinion. Where an engineer is needed, we say so in the report.

Can you inspect my roof with a drone?

Yes, where it’s applicable. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and every flight depends on the airspace and the weather.

What’s the best way to book?

To arrange a survey, phone 07833 053749 or email us with the address, the type of property and what’s prompted the survey. We will confirm the price and agree a day with you.

When you need someone else

Every survey has limits, and it’s better to know them up front. Keep these in mind:

  • Underground drains, which need a CCTV drain survey
  • Gutters out of sight from every safe vantage point
  • Blockages deep inside downpipes

If you are not sure which survey you need, ring 07833 053749 or drop us an email and we’ll give you a straight answer. What a survey covers and doesn’t.

What we check

  • Eaves gutters
  • Downpipes
  • Outlets and hoppers
  • Fascias and soffits
  • Parapet and box gutters
  • Valley gutters

What we look for on each type of roof

Lead-lined valley and parapet gutters

Lead linings are common in valleys and parapet gutters on older houses. Splits and failed joints in the lead can let water straight in.

Aluminium and other metal gutters

Aluminium and other metal gutters are used on many newer and commercial buildings. Their joints and outlets still need checking.

Local roofs in Hordle

Hordle is within about 2 miles of the coast, so there is more wind and more salt in the air than further inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof, while driving rain finds any gap. A number of Hampshire villages keep thatched roofs on their older buildings. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

For landlords with property near New Milton station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. Anyone responsible for a site like Hordle CofE (VA) Primary School will know that large buildings have long gutter runs and big roofs that need checking like any other.

Surveys for landlords and agents in Hordle

Buyers’ agents can book surveys on behalf of their clients. The report is emailed, so it can go straight to your client.

Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work.

Why it is worth a survey now in Hordle

Clearing gutters removes the debris but it won’t explain why water keeps spilling over. We also check the falls, joints, brackets, outlets and downpipes to show whether something else is wrong. Arranging work in a smaller place like Hordle is easier with notice than in an emergency. A survey gives you that notice.

What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how it can be reached and seen safely. Prices start from £150, including VAT.
