Questions from Ashley
Is Ashley within the area you cover?
Yes, Ashley is covered. Our area covers London and the South East, from towns to the smallest villages. The journey is planned ahead, so it helps to know about access.
Does being near the coast affect roofs in Ashley?
It can do. Within about 2 miles of the sea, as Ashley is, metal fixings wear faster and gales find any loose ridge or slate.
What’s in the survey report?
It explains what we saw, what it means and what we’d suggest, backed by photos. It also says if any part of the roof couldn’t be seen safely, so you know exactly what was covered.
Can you tell me if my old gutters contain asbestos?
No. We do not test for asbestos. If rainwater goods or soffits look like they could contain asbestos, we note it and recommend a specialist asbestos surveyor checks them before they’re disturbed.
What does a gutter survey cost?
The Basic Survey starts from £150, the Standard from £250 and the Premium from £400, all including VAT. Just call 07833 053749 or send us an email for a price.
Will you check the loft?
If the survey needs it and the roof space can be reached safely, yes. Please clear anything stored under the hatch.
Does the season matter for a gutter survey?
Whenever suits you. If you’ve already seen a gutter overflowing, it’s best not to wait as overflowing water can damage walls.
Gutter survey in Ashley
Eaves gutters at the front of a building are easy to spot, but many aren’t. Valley, parapet, box and secret gutters can send water indoors when they overflow. We check them as far as they can be seen safely using vantage points, the loft space and the roof itself where safe. Hidden gutters are a common source of leaks inside. If you’ve noticed leaves and moss blocking gutters and choked outlets or hopper heads, we can find out what’s behind it, whatever the roof.
Around Ashley, gardens, hedges and nearby trees can mean leaves and moss end up on roofs and in gutters. Once gutters and outlets block, water spills over and soaks the walls. It is the kind of slow problem a roof report picks up early. Moss on the roof and weeds in the gutter are both easy to spot from ground level.
We write the report in plain English, so it makes sense without any roofing background. Photographs show what each point refers to.

Ashley homes and their roofs
Ashley is within about 2 miles of the coast, where sea air brings more salt and stronger wind than inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof, and driving rain gets into whatever gap is left. Thatch survives on some older buildings in Hampshire’s villages. Older houses in the South East frequently have slate or clay tile roofs, while many later estates have concrete tiles. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first.
If you live in an older home near St. Peter's Church, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. Take a building like Ashley Junior School: its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. If you let a flat or house near New Milton station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.
Ashley is about 4 miles west of Lymington, in Hampshire. Ashley is part of the area we cover and the surrounding area as part of our work across London and South East England. Roof by roof
Plastic (uPVC) gutters
Many homes have plastic gutters and downpipes. Their joints can leak as the seals wear and brackets may drop under the weight of debris.
Lead-lined valley and parapet gutters
Lead linings are common in valleys and parapet gutters on older houses. A split lining can leak straight into the building.
Checking the roof from ground level
Keep a simple record: dates of leaks, photos from ground level and any work done on the roof. Send it with your enquiry, as it helps us focus the survey.
After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.
What we do, step by step
Every visit follows the same pattern: we listen to what’s been worrying you, inspect the roof from every safe vantage point, take photos as we go and make notes for the report. Most visits take roughly 1–2 hours on an ordinary house; commercial roofs usually need 3–4 hours. Parking around Ashley is typically easier than in a town centre, but mention lanes, gates or long drives. Low roofs on bungalows can frequently be seen well from ground level, and the loft shows the rest.
- We start with what you’ve noticed, like damp or overflowing gutters.
- We walk round the building and check the gutters, downpipes and fascias from the ground.
- We look at hidden gutters as far as safe access allows.
- The loft space is checked for staining, where it can be reached safely.
- A written report with photos and recommendations follows.
How to prepare
- Agree roof access with the managing agent if it is shared
- Buyers: confirm access with the estate agent or seller
- Unlock side gates and any roof access doors

Advice
What affects the cost of gutter surveys
When we price a survey, we consider:
- The height of the building and how the roof can be seen safely
- Any need for thermal images or a drone flight
- Basic, Standard or Premium
- Commercial roofs and larger buildings
What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Our price is from £150, including VAT.
What to tell us when you get in touch
Getting the details right at the start saves time. It helps to include:
- Dates you are working to, such as exchange
- The reason for the survey, such as buying, a leak or storm damage
- Pictures from the garden or a window, if you have them
- Access details, such as a loft hatch or a shared roof
Unsure which package suits your roof? The easiest way is to ring 07833 053749 or drop us an email and describe the roof and why you want it surveyed. We’ll explain the options and the price.
What happens if roof problems are left?
A gutter clear-out takes the leaves away but it won’t explain why water keeps spilling over. We also check the falls, joints, brackets, outlets and downpipes, so you know whether there’s more to it. In a smaller place like Ashley, wherever a roof is exposed, a loose ridge or flashing does not stay loose for long. Wind gets under it and lifts more, and water follows.
To find out what your survey will cost, call 07833 053749 or drop us an email with the address and a few details. The price is agreed before a date is set.

Practical tips
There is plenty you can do without going near the roof. What helps most:
- Check downpipe clips are holding
- Have overhanging branches cut back
- Have gutters cleared at least once a year
- Watch for green marks down the brickwork
How quickly the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. It is sent to you by email once it’s done.
Do not forget valley, parapet and box gutters. They collect leaves and silt just like eaves gutters but they’re much harder to spot, so check they’re included in any clearing work.
