Moisture readings and thermal imaging are used where they’re useful. Moisture detection confirms where timbers, plaster or insulation are damp. Thermal imaging shows temperature differences that can point to wet areas, not water itself, so we confirm what it suggests with moisture readings. Thermal imaging is part of the Premium Survey, and moisture detection comes with Standard. The best thermal results come after a sunny day, with a dry roof and little wind. If you’re worried about ceiling stains that grow after rain and damp walls below an overflowing gutter, we can find out what’s behind it.

Chimney stacks on older houses around places like Ashley can let water in, at the flashings, the pointing or the mortar round the pots. Damp in a chimney breast can have more than one cause, so it is not always obvious where it starts. The stack, its flashings and the loft space beside it are all worth checking.

Most points in the report come with a picture, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

What a roof leak investigation looks like in Ashley

Ashley lies within about 2 miles of the sea, where sea air brings more salt and stronger wind than inland. Strong wind lifts anything already loose, and driving rain gets in wherever it can. About 3.5 miles south-west lies Highcliffe Castle, a reminder of how long the area around Ashley has been built on. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area.

For site and facilities teams at buildings such as Ashley Junior School, a leak through a large roof is frequently found some distance from where the water shows inside. If you let a flat or house near New Milton station, a tenant living with a leak needs the cause found, not just the stain painted over.

Ashley is about 4 miles west of Lymington, in Hampshire. Anywhere in Ashley, we can come and survey your property, on a weekday, Saturday or Sunday. We cover towns and villages across Hampshire, large and small. For surveys nearby, see our Southampton page.

Different roofs, different checks

Slate and tile slopes

Slipped, cracked or missing slates and tiles let rain onto the underlay. Older felt may hold for a while, but it tears with age.

Flat roof upstands and outlets

The upturned edge of a flat roof covering keeps water out at walls. If it is too low, cracked or poorly dressed, water gets behind it.

What a roof leak investigation doesn’t cover

Every survey has limits, and we’d rather be clear about that before you book. Bear these in mind:

  • A promise to find every leak on a single visit
  • Carrying out the fix
  • Plumbing leaks that look like roof leaks

Not sure which survey suits your roof? You can call 07833 053749 or drop us an email and we’ll tell you before booking. What our survey covers.

What we check

  • Chimney stacks
  • Valleys and parapet gutters
  • Flat roof details
  • Slate and tile slopes
  • Lead flashings
  • Rooflights and dormers
  • The roof space

DIY checks: what’s safe

Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

Watch the gutters in a downpour, from a window or the ground. Overflowing water can point to a blockage or a sagging run.

Before and after the survey

Over many surveys, some simple habits stand out:

  • Take dated photos of the leak
  • Note the weather when the leak shows
  • Stay off ladders and the roof
  • Mention earlier attempts to fix the leak

We email the report to you, with photographs of what we found. It explains the likely entry point, the route the water takes and our recommendations. Basic reports come within 48 hours, Standard within 24 to 48 hours and Premium the same day.

After a downpour, look in the loft space with a torch, keeping to boarded areas. Watch for water marks, wet underlay and damp wood. Take photos of anything that changes.

Ashley: your questions answered

Will you come out to Ashley?

Yes, Ashley is covered. We work right across London and South East England, from towns to the smallest villages. The journey is planned ahead, so it helps to know about access.

Is my home in Ashley listed or in a conservation area?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it is worth checking before planning any.

How long have you been surveying roofs?

We’ve completed more than 5,000 surveys, across 20+ years of surveying roofs, and 98% of customers are satisfied.

What will the report tell me?

It explains what we saw, what it means and what we’d suggest, with photos throughout. It also says if any part of the roof couldn’t be seen safely, so you know exactly what was covered.

Can you survey at the weekend?

We survey seven days a week: Monday to Friday, Saturdays and Sundays. Just tell us the days that suit you.

What insurance do you have?

We hold professional indemnity and public liability insurance.

Will you walk on the roof?

Only if it is safe. We inspect everything that’s safely in view: from ground level, from windows, from inside the roof space, from the roof where it’s safe and by drone where applicable. Anything we cannot see is noted in the report.

How the survey works

We’ll ask a few questions first, like when any problem began and what work has been done before. The inspection then takes about one to two hours, more where the leak is intermittent or the roof is large. Some parts of a survey depend on the weather, so a visit to Ashley is booked with the forecast in mind: drone flights and thermal imaging need the right conditions, while a look from ground level and the loft can go ahead in most weather.

  1. We help you choose the package that suits the leak.
  2. We agree a date, including weekends.
  3. The investigation works from the stain back to the roof.
  4. Moisture detection and thermal imaging are used where your package includes them and they help.
  5. The report explains the likely entry point and what needs attention.

Before we arrive

  • Keep pets inside or away from the areas we’re looking at
  • Tell us about parking before the day
  • Unlock side gates and any roof access doors

When to book a survey in Ashley

Some water in the loft isn’t rain at all. Warm, moist air from the house rises into a cold roof space and condenses, particularly in lofts with blocked eaves. Drips from nails and damp underlay are typical signs.

Typical things we’re asked to look at include:

  • Water dripping from rafters or underlay
  • Brown rings on upstairs ceilings
  • Staining around the chimney inside
  • Leaks that appear only in driving rain

The streets around a church such as St. Peter's Church are often among the oldest in a place, and if yours is one of the older homes nearby, leaks on older roofs often start at lead flashings, valleys or around old chimney stacks.
