Gutter surveys for Hythe homes and businesses

Gutter surveys for homes and businesses in Hythe

We look at the rainwater system above ground level: gutters, outlets, hoppers, downpipes and overflows. It is not a CCTV drain survey and we cannot see inside buried drains. If the problem looks like a blocked or broken drain below ground, the report will say so, with a suggestion to book a separate drain survey. Anything we find above ground, such as a split hopper or a leaking downpipe, is photographed and recorded. We survey downpipes, fascias and soffits and parapet and box gutters, and people most often book us about soffits marked by water and leaking or loose downpipes.

In a town like Hythe, older houses with slate or clay tile roofs typically sit alongside later estates with concrete tiles. Older homes often keep chimney stacks long after the fireplaces went, and their flashings and pointing still matter. Newer homes have fewer chimneys but their own weak points at ridges, verges and gutters.

Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

Gutter surveys around Hythe

Hythe is within about 1 mile of the coast, where sea air brings more salt and stronger wind than inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces. A number of Hampshire villages keep thatched roofs on their older buildings. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Whichever you have, the details that tend to fail before the covering itself get the closest look.

Historic houses like Medieval Merchant's House, about 2.6 miles north, show how far back building around Hythe goes. If your home is one of the older ones, the roof may have been repaired many times, and the survey records how each part is holding up. If you own a rental within reach of Southampton Town Quay station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

Hythe: your questions answered

Do roofs near the sea, like those around Hythe, take more of a battering?

Often, yes. Hythe is within about 1 mile of the sea, and coastal roofs tend to see faster wear on metal parts and more wind lifting loose pieces.

Is my home in Hythe listed or in a conservation area?

The council and Historic England’s list are the places to check. It’s worth checking before planning roof work, as both can affect what’s allowed.

How many surveys have you done?

Over 20 years and more than 5,000 surveys, across London and South East England.

Do you use drones?

Where it helps and it’s safe, yes. Whether we can fly on the day depends on the weather and the airspace rules, and we check for restrictions near airports before flying. We are a CAA-registered drone operator.

Will you check the loft?

Yes, where the survey calls for it and there’s safe access. We look for staining, damp, daylight and signs of movement.

Are you insured?

We hold professional indemnity and public liability insurance, for every survey we carry out.

What does the report include?

Written findings with photographs, explaining the condition of the gutter, any defects and our recommendations. The Standard Survey adds moisture detection and a structural check, and the Premium Survey adds thermal imaging, drone inspection where applicable and structural analysis.

What this survey cannot tell you

It helps to know what a survey won’t do before you book:

  • Confirming asbestos in older rainwater goods
  • What’s hidden inside a downpipe
  • Rot or damp concealed behind fascias or inside walls

If in doubt, call 07833 053749 or drop us an email and we will recommend the right survey. What our survey covers.

Roof types and parts we check

  • Outlets and hoppers
  • Parapet and box gutters
  • Eaves gutters
  • Downpipes
  • Valley gutters
  • Fascias and soffits

When to book a survey in Hythe

Overflowing gutters in a downpour are a common reason to book. Others notice a damp wall, a stained ceiling or a green streak down the brickwork. A survey helps show where the water is coming from before it causes more harm.

These are some of the problems a survey can pick up:

  • Leaves and moss blocking gutters
  • Overflowing eaves gutters
  • Sagging gutters and loose brackets
  • Water backing up from a hidden gutter

Take an older house close to Church of St John: old fixings, lead flashings and tall chimneys are typical of older roofs.

Questions to ask before you book

  • Which limits apply to the survey
  • How much experience they have with roofs like yours
  • Which viewpoints they use to see the roof
  • Are they insured for the work?

What to expect from a roof survey

How the survey works

You do not need to do much on the day. Show us any stains, drips or problem areas you know about, and we will get on with the inspection. A typical survey takes between one and two hours at most homes, and longer for a large or complex roof. Most visits in a town like Hythe start at the front of the house and work round to the back. The back garden is often where extensions, dormers and rear slopes are best seen. The loft comes next, where there is safe access.

  1. We start with what you’ve noticed, such as damp or overflowing gutters.
  2. The eaves gutters, downpipes and fascias are checked from ground level and windows.
  3. Valleys, parapets and box gutters are inspected where they can safely be seen.
  4. Where it’s safe, we check the loft for signs of water.
  5. A written report with photos and recommendations follows.

Getting ready for the survey

  • Point out any leaks or damp patches
  • Find any records of previous roof work
  • Leave a clear route to the loft

Advice

How the survey changes by roof type

Fascias and soffits

On buildings from before 2000, soffits may be asbestos cement. Any we think could be are flagged so a specialist asbestos surveyor can check them before they’re disturbed.

Box and secret gutters

Hidden gutters are a common source of leaks inside. We look at the outlets, linings and overflows where safe.

Can I check my roof myself?

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That part is for a survey, using safe viewpoints and a drone where it applies.

During heavy rain, look at the gutters from ground level or a window. Overflowing water can point to a blockage or a sagging run.

Landlord and commercial surveys in Hythe

An agent can book and manage the survey for a landlord, and the report can go to both. We agree a time with the tenant beforehand.

We survey roofs for letting agents and landlords as well as householders. A report with photos gives you a clear record of the gutter, useful for planning maintenance.
