Gutter Survey in The Hummicks
A survey of gutters, valleys, outlets and downpipes for The Hummicks, from an experienced roof surveyor. Every survey comes with a written report and photographs.
- Blocked outlets and hoppers
- Gutters that have fallen out of line
- Gutters packed with leaves or moss
DIY checks: what’s safe
Keep a simple record: dates of leaks, photos from the ground and any work done on the roof. Send it with your enquiry and it will help the survey.
Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, which helps when we check the roof.
About our gutter survey in The Hummicks
Gutters are usually fixed to fascia boards, so we check the fascias and soffits too. Water that overflows for long enough can rot timber fascias and stain the soffits below. On buildings from before 2000, some soffits and rainwater goods may be asbestos cement. We do not test for asbestos, but we flag anything that could contain it. If you’ve noticed dripping or leaking gutter joints and fascia boards damaged by overflowing water, a survey will tell you what’s going on, whatever the roof.
Somewhere as small as The Hummicks, homes are frequently older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs often need the most attention.
Report times depend on the survey you book: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

Why get it checked now?
When a valley or parapet gutter blocks, the water has nowhere safe to go. It can back up into the roof space and the rooms below typically during the worst downpours. Having them checked before autumn and winter makes sense. Matching old materials, such as handmade tiles or stone slates, can take time to source. That’s one more reason to find defects before they become urgent.
Gutter survey starts from £150, including VAT. The final price depends on the size and height of the roof, how it can be seen safely and the package you choose.

How the survey works
The visit has one job: to see as much of the gutter as can safely be seen and record it clearly. Everything we note and photograph goes into the written report. It typically takes about 1–2 hours for most homes, and longer where there are parapet, valley or box gutters to follow. Older rural homes like those around The Hummicks can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints, and anything we cannot see is noted.
- We start with what you’ve noticed, like damp or overflowing gutters.
- The eaves gutters, downpipes and fascias are looked at from ground level and windows.
- We look at hidden gutters as far as safe access allows.
- Where it’s safe, we check the loft for signs of water.
- A written report with photographs and recommendations follows.
Preparing for the visit
- Agree roof access with the managing agent if it’s shared
- Gather any invoices or paperwork from past roof work
- Have any questions written down, so nothing gets missed

Tips that help
Most of what helps is simple and safe from ground level. Our suggestions:
- Watch the gutters during heavy rain
- Look for green streaks or damp patches on walls
- Get trees that overhang the gutters trimmed
- Book gutter clearing once a year, more frequently near trees
Once work is carried out, keep an eye on the gutters in the next downpour. Rain should flow to the outlets and down the downpipes. If it doesn’t, tell whoever did the work.
Have your gutters cleared at least once a year, and more often if trees overhang the roof. The best time is normally after the leaves have dropped. Clear gutters can carry water away as they should.
Prices for gutter surveys in The Hummicks
All our prices include VAT. The things that change the price are:
- The type of building, from a house to a block or an office
- Roof area
- Basic, Standard or Premium
- The number of roofs, including extensions and garages
One thing that affects the price is the package: from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. The roof’s size, height and access matter as well.
What to let us know when you get in touch
To price your survey accurately, we’ll ask about:
- What’s prompted the survey
- Pictures of the roof from a safe spot, if you have them
- How the loft is reached, if there is one
- Dates you’re working to, such as exchange
Our phone lines are open seven days a week, including Saturdays and Sundays. For a price or to book, ring 07833 053749 or email us.
Common questions in The Hummicks
Is my home in The Hummicks listed or in a conservation area?
Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.
I let a flat near Beaulieu Road station. Can you check the roof?
Yes, landlords and agents are among the people we work for. Just call 07833 053749 or use the contact form with the details, and we’ll talk through which survey suits.
Do you need to get into the loft?
If it is needed and safe to reach, yes. Inside, we look for damp, staining, gaps and sagging, as far as the space allows.
What will the report tell me?
Written findings with photographs, covering the condition of the gutter, the defects we found and what we recommend, with the most urgent first where relevant. The Standard Survey adds moisture detection and a structural check, and the Premium Survey adds thermal imaging, drone inspection where applicable and structural analysis.
What happens next?
The report comes by email, and you decide the next step: raise it with a seller, send it to an insurer, brief a roofer or share it with a managing agent.
Will you look at parapet and box gutters as well?
Yes. Hidden gutters are a common cause of leaks inside, so they’re an important part of the survey. Parts of them may not be visible, and we will note that in the report.
Will you fly a drone over my roof?
Where it helps and it’s safe, yes. Flights depend on the weather on the day and airspace rules, including flight restriction zones near airports. We are a CAA-registered drone operator.
Gutter surveys around The Hummicks
The Hummicks lies within about 2 miles of the sea, and places near the sea get more salt in the air and more wind than inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof. Historic houses like Beaulieu Palace House, about 0.9 miles north-west, show how far back building in the area around The Hummicks goes. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first.
For an older house near a landmark such as Church of the Blessed Virgin and Child, its chimney, valleys and lead work are likely to be the parts that need attention first. If you own a rental within reach of Beaulieu Road station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. Anyone responsible for a site like Beaulieu Village Primary School will know that a written record of a large roof helps plan work for the holidays rather than in term time.

Honest limits
It helps to know what a survey will not do before booking:
- The inside of a downpipe along its whole length
- What’s behind fascias and inside walls
- Confirming asbestos in older rainwater goods
