About our gutter survey in Furzey Lodge

Some gutters are easy to see from the street but lots of gutters are tucked away. Valley, parapet, box and secret gutters can send water indoors when they overflow. We inspect them as far as it is safe to see them using vantage points, the roof space and the roof itself where safe. Many leaks indoors start at a hidden gutter. We survey outlets and hoppers, parapet and box gutters and valley gutters, and common reasons people get in touch are brackets that have dropped or snapped and overflowing eaves gutters.

Older buildings in small places like Furzey Lodge may be listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. Knowing the roof’s condition helps you plan ahead with that in mind. Where a building is listed, matching the existing roof materials is often expected.

The written findings come by email, easy to pass on to a roofer, an agent or an insurer. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

What affects the price in Furzey Lodge

Survey packages start from £150, inc. VAT. What you pay for your roof depends on:

  • How big the roof is
  • Height and safe access
  • Whether you choose the Basic, Standard or Premium Survey
  • How complicated the roof is, with its valleys, chimneys and parapets

Every price we give includes VAT. Gutter survey starts from £150, including VAT. We confirm the price for your survey before booking.

Helping us price your survey

To price your survey accurately, we’ll ask about:

  • When you need the report by
  • Why you want a survey: buying, a leak, a storm or new work
  • The style of property, from a terrace to a block
  • Where the property is, with the postcode

Photos help, if you have them. Take them safely from ground level or a window. To get started, call 07833 053749 or send us an email.

How it works

Expect us to ask a few questions before we start, about the roof’s history, any leaks and past repairs. Then the inspection itself takes about one to two hours at a house, depending on how many gutter runs and downpipes there are. Older roofs in small places like Furzey Lodge can have low, tight loft spaces, so tell us about the loft hatch and any ladder. We only go where it is safe.

  1. We agree which parts of the building you’re most worried about.
  2. Each gutter run is checked for blockages, sags and leaking joints.
  3. Outlets, hoppers, downpipes and overflows are inspected.
  4. Fascias, soffits and the walls below are looked at for signs of overflow.
  5. You get photos and written recommendations, prioritised where relevant.

Advice

Honest limits

Without opening up the roof, some things stay hidden, and that sets some limits:

  • Rot or damp concealed behind fascias or inside walls
  • The inside of buried drains
  • Hidden sections we can’t view safely

Roof types and parts we check

  • Eaves gutters
  • Outlets and hoppers
  • Fascias and soffits
  • Valley gutters
  • Parapet and box gutters
  • Downpipes

Practical tips

Here are a few things we’d tell any owner:

  • Keep climbers away from the eaves
  • Don’t leave hidden gutters out of a clear-out
  • Check from the ground or a window, not a ladder
  • Look for downpipes coming loose

After any work is done, watch the gutters in the next heavy rain. Water should run to the outlets and away without spilling over. If it doesn’t, tell whoever did the work.

Get the gutters cleared every year, and more often if trees overhang the roof. The best time is usually after the leaves have dropped. Clear gutters can carry water away as they should.

Why act early in Furzey Lodge

A gutter clear-out takes the leaves away but it won’t explain why water keeps spilling over. We also check the falls, joints, brackets, outlets and downpipes to show whether something else is wrong. For older village homes like those around Furzey Lodge, the right replacement materials aren’t always easy to find quickly. Spotting a problem early leaves room to find them.

Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. The price is confirmed before booking.

Furzey Lodge questions

Is my home in Furzey Lodge listed or in a conservation area?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Do you cover smaller places like Furzey Lodge?

Yes, we do. Our area covers London and South East England, and smaller places are part of that. The journey is planned ahead, so it’s useful to know about access.

Do you use drones?

Where it helps and it is safe, yes. Flights depend on the weather on the day and airspace rules, and we check for restrictions near airports before flying. We are a CAA-registered drone operator.

Do you look in the roof space?

Yes, where the survey calls for it and there’s safe access. Inside, we look for damp, staining, gaps and sagging.

How do I book a survey in Furzey Lodge?

To book, call 07833 053749 or send us an email with the address, the type of property and what’s prompted the survey. We’ll confirm the price and agree a day with you.

Could my damp wall be caused by the gutters?

Overflowing gutters often lead to damp walls, and the survey looks for that. If the evidence points elsewhere, we’ll say so as far as we can tell from what’s visible.

How quickly is the report sent?

Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. All of them come by email, ready to forward.

Furzey Lodge homes and their roofs

Furzey Lodge is within about 4 miles of the coast, and being near the sea means more wind and salt than a roof inland would face. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces. A number of Hampshire villages keep thatched roofs on their older buildings. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Whatever the covering, it’s frequently the fixings, flashings, valleys and gutters that give out first.

For site and facilities teams at buildings like Beaulieu Village Primary School, a written record of a large roof helps plan work for the holidays rather than in term time. If you own a rental within reach of Beaulieu Road station, the gap between tenancies is a good time to have the roof looked at. With Beaulieu Palace House about 1.2 miles east, the area around Furzey Lodge has a long history. On a period home nearby, the survey separates sound original work from tired later repairs.
