Different roofs, different checks

Lead-lined valley and parapet gutters

Lead linings are common in valleys and parapet gutters on older houses. Splits and failed joints in the lead can let water straight in.

Aluminium and other metal gutters

Long metal gutter runs on larger buildings can hide blocked outlets so outlets get close attention.

Gutter survey in Bailey's Hard

This survey covers rainwater above ground: gutters, outlets, hoppers, downpipes and overflows. It is not a CCTV drain survey and we cannot see inside buried drains. Where water seems to be backing up from below ground, the report will say so, with a suggestion to book a separate drain survey. Problems above ground, from split hoppers to leaking downpipes, are photographed and noted. If you’ve noticed rotten fascias or stained soffits and valley or box gutters that overflow inside, we can find out what’s behind it, on eaves gutters, fascias and soffits and valley gutters alike.

Some older homes in villages like Bailey's Hard are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials such as clay tiles, slate and stone are frequently matched when work is done.

We keep jargon out of it: if work is needed, the report says so clearly.

Common questions in Bailey's Hard

Do you cover smaller places like Bailey's Hard?

Yes, we do. Our area covers London and South East England, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Can a landlord with a rental near Beaulieu Road station book a roof survey?

Yes, landlords and agents book with us as well as owners. Just call 07833 053749 or send us an email and tell us about the building.

Is a Saturday or Sunday visit possible?

Yes, we carry out surveys on Saturdays and Sundays as well as weekdays. To book, call 07833 053749 or email us.

Do you survey underground drains?

No. We check above-ground rainwater only down to where the downpipes reach the ground. If a drain below ground looks like the cause, the report says so.

What does a gutter survey cost?

Our packages start from £150 for Basic, £250 for Standard and £400 for Premium, including VAT. For a price for your building, call 07833 053749 or send us an email.

Will you fly a drone over my roof?

Yes, where it applies and safe. We’re a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.

Does this replace a RICS home survey?

No. This is a survey of the roof only, so it is not a RICS Level 2 or Level 3 survey. Many buyers have both.

What you can safely check yourself

A DIY look is useful, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level.

What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That’s where a survey comes in, using safe viewpoints and a drone where applicable.

Why get it checked now?

Overflowing water soaks the walls under the gutter. Given time, it can cause damp patches, damaged pointing and rot in nearby timber. Spotting the problem early tends to mean a simpler fix. Outbuildings and barns around Bailey's Hard are easy to forget, but a failed roof there can spoil what’s stored inside. A quick look before winter can save a lot.

Thermal imaging and drone inspection (where applicable) come with the Premium Survey, from £400 inc. VAT. We can help you choose the package that fits what you want to find out.

  • Rot or damp concealed behind fascias or inside walls
  • Asbestos testing of old gutters, downpipes or soffits

Roof types and parts we check

  • Fascias and soffits
  • Valley gutters
  • Downpipes
  • Parapet and box gutters
  • Eaves gutters
  • Outlets and hoppers

What we do, step by step

Once we have finished looking, we write up our findings as a report with photographs, sent to you by email. On timing, most surveys take between one and two hours at a house, depending on how many gutter runs and downpipes there are. Around Bailey's Hard, older homes can have small or awkward roof spaces, so it helps to know whether there is a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

  1. First, we agree the areas to focus on.
  2. Each gutter run is checked for blockages, sags and leaking joints.
  3. Outlets, hoppers, downpipes and overflows are inspected.
  4. We check fascias, soffits and walls for water damage.
  5. Findings are photographed and set out in a written report.

Roofs, chimneys and gutters in Bailey's Hard

The coast is about 2 miles or less from Bailey's Hard, so there’s more wind and more salt in the air than further inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces, and driving rain gets into whatever gap is left. Historic houses such as Beaulieu Palace House, about 0.8 miles north-west, show how far back building in the area around Bailey's Hard goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first.

The streets around a church such as Church of the Blessed Virgin and Child are often among the oldest in a place, and if yours is one of the older homes nearby, its chimney, valleys and lead work are likely to be the parts that need attention first. Landlords with a home close to Beaulieu Road station may find that the gap between tenancies is a good time to have the roof looked at. For site and facilities teams at buildings such as Beaulieu Village Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.
