What we look for on each type of roof

Chimney stacks

A stack stands exposed above the roof line. We check the pots, the flaunching, the pointing and the flashings, as far as we can see them safely.

Clay and concrete tiles

Concrete interlocking tiles are common on post-war and newer homes. They wear slowly, but surfaces erode and edges crack, and low-pitched roofs need their laps to be right.

Pre-purchase roof survey in Furzey Lodge: what you get

With a written roof report, you can go back to the seller or agent with specifics. You might ask about past repairs, ask for work to be done before completion or think again about your offer. We cannot say how a seller will respond, but you will be asking from facts rather than guesses. It also helps you decide whether to go ahead at all. We survey flat-roofed extensions and dormers, chimney stacks and gutters and downpipes, and common reasons people get in touch are roof slopes that look uneven or sagging and gutters that overflow or drip at the joints.

For a small place like Furzey Lodge, the visit is planned like any other: it just means planning the journey and access beforehand. If there are outbuildings with roofs you want checked, mention them when you book. Buyers and owners of new roofs get the same approach as anywhere. Weekday and weekend visits are both available.

You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

What happens on the day

We look at the roof from outside and, where it’s relevant and there’s safe access, from inside the roof space too. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. All in, the survey typically takes about one to two hours at a typical house, with time for the loft where it can be reached. Cottages and farmhouses around Furzey Lodge often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints, and anything we can’t see is noted.

  1. You book once your offer is accepted and let us know the address and your timetable.
  2. Access is arranged through you, the agent or the seller.
  3. We check the roof from ground level, from windows, from the roof space and from the roof where safe.
  4. Coverings, ridges, valleys, flashings, chimneys and gutters are checked and photographed.
  5. You receive a written report with photos and recommendations to read before exchange.

How to prepare

Leave it or get it looked at?

Lots of buyers go ahead anyway, but with their eyes open. You’ll know which jobs are urgent and which can wait, so you can plan work before small faults get bigger. In a place like Furzey Lodge, a barn or garage roof left to fail puts whatever is inside at risk. A quick look before winter can save a lot.

Prices quoted always include VAT, and the report is not charged as an extra. Prices start from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

Pre-purchase roof surveys in Furzey Lodge: local notes

Furzey Lodge is within about 4 miles of the coast, and being near the sea means more wind and salt than a roof inland would face. Metal fixings and flashings corrode faster in salt air, and loose ridges, slates and tiles are the first to lift in a gale, so exposed details get a careful look whether you are buying or signing off new work. Some Hampshire villages still have thatched roofs. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Whether you’re buying or checking new roofing work, knowing the materials helps make sense of what the inspection finds.

Historic houses like Beaulieu Palace House, about 1.2 miles east, show how far back building around Furzey Lodge goes. When you buy an older home, the roof’s age, past repairs and any listing all affect what you might spend later. If you let a flat or house near Beaulieu Road station, a written report helps before buying a rental or paying for a new roof on one.

Practical tips

Most of what helps is simple and safe from ground level. Our suggestions:

  • Check we’ll be able to get into the loft space
  • Notice patches of new decoration in top-floor rooms
  • Ask the seller about past roof repairs
  • Request records of any re-roofing

Your report arrives by email, with photographs of what we found. Basic reports come within 48 hours, Standard within 24 to 48 hours and Premium the same day. Findings are set out in plain English, with recommendations prioritised by urgency where relevant.

Keep an eye on chimneys and flashings in your new home. Watch for gaps in the pointing, cracked flaunching and loose lead. A pair of binoculars from the garden shows a lot.

Is Furzey Lodge within the area you cover?

Yes. Furzey Lodge is within the area we cover, which takes in towns, villages and rural addresses. We survey roofs across London and South East England. Let us know about access, parking and anything unusual about getting there when you book.

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material.

When is the best time to have the roof checked when buying?

After your offer is accepted and before you exchange contracts. That gives you time to use the findings.

How we price pre-purchase roof surveys

Prices always include VAT. The things that change the price are:

  • Height and safe access
  • Extensions, dormers and garages with roofs of their own
  • Roof area
  • Which survey package you book

One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all with VAT included. Size, height and access can affect the price too.

Getting in touch

A few details help us suggest the right survey and price. When you contact us, let us know:

  • When you need the report by
  • Any stains, drips or damp patches you’ve seen indoors
  • Where the property is, with the postcode
  • Any photos you have, taken from ground level or a window

We confirm the price for the job before booking, so you know the cost up front. Our price is from £150, including VAT. For a price for your roof, phone 07833 053749 or email us.

Can I check my roof myself?

The one thing to avoid is getting up close. Roofs are fragile and slippery, and falls from height are serious. That part is for a survey, using safe viewpoints and a drone where applicable.

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.
