DIY checks: what’s safe

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

How a pre-purchase roof survey works in Ringwood

A RICS Level 2 or Level 3 survey covers the whole building, so the roof is one item among many. We do not offer a RICS home survey, and ours is not a substitute for one. What it adds is a closer look at the roof alone, with photos of what we find and written recommendations. You can have both. We are often asked to look into bitumen or mortar used in place of proper repairs and loose pots and cracked flaunching, on clay and concrete tiles, gutters and downpipes and natural slate.

In a smaller place like Ringwood, some houses face open ground, so their roofs may take more wind and driving rain. Loose ridge tiles, lifted coverings and tired flashings are the kind of things that show it. Whether you are buying or signing off new work, those edges deserve a proper look. On an exposed roof, a loose ridge or verge soon becomes a bigger job.

Nothing in the report is left vague: if work is needed, the report says so clearly.

The survey, step by step

The aim of the visit is simple: to see as much of the roof as can be seen safely and record it clearly. Notes and photos go into the written report. It normally takes between one and two hours at the house you’re buying, depending on its size and how much of the roof can be seen. Homes around Ringwood often have gardens on more than one side, which gives us room to step back and see the roof. Mention any side of the property we cannot get to. The loft, where there is safe access, completes the picture.

  1. We help you pick the package that suits the property.
  2. A date is booked on a weekday, Saturday or Sunday.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Moisture detection, structural checks, thermal imaging or a drone are added where your package includes them.
  5. You receive the report, with findings prioritised by urgency, so you can raise them with the seller.

Advice

What affects the price in Ringwood

Prices vary from roof to roof, for these reasons:

  • Building height and the viewpoints available
  • How complicated the roof is, with its valleys, chimneys and parapets
  • Which survey package you book
  • House, block, shop or office

Bigger, taller and commercial roofs take more time to survey, so the price reflects that. The price is confirmed before you book.

Helping us price your survey

These details help when you contact us:

  • Anything about access we should know
  • Where any leaks, stains or damp patches show inside
  • Dates you are working to, such as exchange
  • Any photos you have, taken from the ground or a window

To arrange a survey, phone 07833 053749 or drop us an email with the address and what you’d like to know about the roof. You’ll know the price before anything is booked.

Ringwood questions

Is Ringwood within the area you cover?

Yes, Ringwood is covered. Our area covers London and the South East, from towns to the smallest villages. Longer journeys are simply planned ahead of time.

How do I find out if my home in Ringwood is listed?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.

Will you need to get into the loft?

Ideally, yes. The loft tells us a lot about the roof, and upstairs windows give useful views. Access is usually arranged through the agent or seller.

When is the best time to have the roof checked when buying?

After your offer is accepted and before you exchange contracts. That gives you time to use the findings, whether that means asking questions or negotiating.

Will you fly a drone over my roof?

Where it’s applicable and safe, yes. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.

Can you survey a shared roof?

Yes, if whoever owns or manages the building agrees access. On a shared roof we can only inspect the parts we are allowed to reach.

Should I get a roof survey as well as a RICS home survey?

That depends on how much you want to know about the roof. A home survey may recommend further investigation of the roof, and our survey gives you that closer look. It doesn’t stand in for a RICS survey.

What a pre-purchase roof survey looks like in Ringwood

Avon Tyrrell House, about 3.6 miles south-east, is one of the historic houses in the wider area around Ringwood. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years. A number of Hampshire villages keep thatched roofs on their older buildings. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Each material has its own typical faults, which is what a buyer or the owner of a new roof needs to know about.

If your home is one of the older ones in the streets near Trinity Congregational Church, ask the seller about past roof repairs, because older roofs often have patched valleys, replaced slates and reset ridges.

Useful tips for Ringwood property owners

These tips come from what we see on roofs every week, before and after a survey:

  • Ask whether there are papers for past roof work
  • Look for fresh paint on upstairs ceilings at viewings
  • Let us know your timetable
  • Check the lease for roof repair responsibilities

The Standard Survey includes a follow-up consultation to talk the findings through, while Premium includes a consultation in person. If anything in the report isn’t clear, ask us.

Once you’ve moved in, keep gutters, valleys and outlets clear, ideally once the leaves have dropped. Blocked gutters cause much of the damp we see. Get a professional in rather than climbing up yourself.

Why it’s worth a survey now in Ringwood

Even if you go ahead regardless, knowing the roof’s condition helps you plan. You will know which jobs are urgent and which can wait, so you can plan work before small faults get bigger. Tradespeople may need to travel further to a smaller place like Ringwood, so it helps to plan roof work rather than call someone out in a hurry. Knowing early gives you time to get the right people in.

There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.
