Pre-purchase roof survey in Barton on Sea, Hampshire

A roof survey before you buy a house or flat in Barton on Sea, carried out by an experienced roof surveyor. Every survey comes with a written report and photographs.

  • Lead that has worked loose at a wall or chimney
  • Cracked flaunching or crumbling chimney pointing
  • Damp timbers or stains in the loft

Can I check my roof myself?

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, as it helps a surveyor trace the cause.

Your own check is a good start, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are frequently out of sight.

Pre-purchase roof surveys for homes and businesses in Barton on Sea

A roof report gives you something solid to take back to the seller or the agent. You might ask about past repairs, ask for work to be done before completion or think again about your offer. What the seller agrees to is up to them, but you will be asking from facts rather than guesses. It also helps you decide whether to go ahead at all. We survey lead flashings and valleys, chimney stacks and natural slate, and the problems we’re asked to look at most are patch repairs that may hide an ongoing problem and loose pots and cracked flaunching.

Smaller places like Barton on Sea frequently have bungalows and cottages as well as houses, many of them extended or given dormers over the years. Low roofs are easier to see from ground level, but dormer cheeks, valleys and flat-roofed additions still need close attention. That applies whether you are buying in Barton on Sea or checking a new roof there. Snags and wear both tend to show at dormer lead work and along flat-roof edges.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

Questions from Barton on Sea

Does a conservation area affect roof work in Barton on Sea?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Do roofs near the sea, like those around Barton on Sea, take more of a battering?

It can do. Within about 1 mile of the sea, as Barton on Sea is, metal fixings wear faster and gales find any loose ridge or slate.

Will you need to get into the loft?

Where possible, yes. The loft tells us a lot about the roof, and views from upper windows help too. The agent or seller can arrange entry.

Do you survey roofs on blocks of flats?

Yes, once access has been agreed. The roof of a block or converted house is often shared, so we need permission from the building owner or managing agent. We can only inspect what we’re given access to.

Can you survey at the weekend?

We survey on any day from Monday to Sunday, during the day. Just say which days work for you.

Is Barton on Sea in your area?

Yes. Our area covers London and South East England, and that includes Barton on Sea.

How long have you been surveying roofs?

We have completed more than 5,000 surveys, across 20+ years of surveying roofs, and 98% of customers are satisfied.

What a survey costs

Survey packages start from £150, including VAT. The price for your roof depends on:

  • How tall the building is and how easy the roof is to see
  • How complicated the roof is, with its valleys, chimneys and parapets
  • Extensions, dormers and garages with roofs of their own
  • Whether you choose the Basic, Standard or Premium Survey

A Basic Survey starts from £150, inc. VAT. The Standard Survey starts from £250 and the Premium Survey from £400. You will know the price for your roof before booking.

Getting in touch

We’ll typically ask about:

  • What made you get in touch
  • Any marks or damp showing indoors
  • When you need the report by
  • Photos of the roof, taken safely from ground level or a window

If you have photos of the roof, send them over. Pictures from ground level or a window are fine. To send them or to book, call 07833 053749 or email us.

How it works

We check the roof from outside and, where it is relevant and there is safe access, from inside the loft space too. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. All in, the survey normally takes between one and two hours at a typical house, with time for the loft where it can be reached. With a bit of garden around a house, as there frequently is around Barton on Sea, the roof can be viewed from several angles. Mention any side of the property we can’t get to. The loft, where there is safe access, completes the picture.

  1. You choose a Basic, Standard or Premium Survey to suit the home you are buying.
  2. A date is booked on a weekday, Saturday or Sunday.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Standard and Premium surveys add the extra checks they include.
  5. We send the report with recommendations ranked by urgency, ready for you to discuss with the seller or agent.

Getting ready for the survey

  • Tell us about parking before the day
  • Move anything stored under the loft hatch
  • For a flat or shared roof, check access with the building owner or managing agent

Advice

When you need someone else

Some things can’t be seen without opening up the roof, so a survey has limits:

  • Whether the price should change, which is between you and the seller
  • A structural engineer’s report
  • The condition of the rest of the house (that is a RICS home survey)

Not sure which survey suits your roof? You can call 07833 053749 or drop us an email and we’ll tell you. What our survey covers.

Local roofs and buyers in Barton on Sea

Barton on Sea lies within about 1 mile of the sea, and wind near the sea can be strong. The weather on the day decides whether a flight goes ahead, as a small drone can’t fly safely in strong wind or a downpour. Historic houses such as Highcliffe Castle, about 2.2 miles west, show how far back building in the area around Barton on Sea goes. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material.

If you own a rental within reach of New Milton station, a written report helps before buying a rental or paying for a new roof on one. For an older house near a landmark such as Parish Church of St Magdalene, the roof’s history matters as much as its looks, and a survey brings the past repairs to light.

How the survey changes by roof type

Natural slate

Slate is common on Victorian and Edwardian houses. We look for slates that have slid, cracked or gone, plus the metal clips that show earlier patching.

Gutters and parapets

Hidden gutters behind parapets send water indoors when they block. Where we can see them safely, we check the linings and outlets.

Landlord and commercial surveys in Barton on Sea

Letting agents often book on a landlord’s behalf. Access is agreed with the tenant beforehand.

We also survey roofs for businesses and commercial landlords, from shops and offices to industrial units. Bigger roofs take more time, so they’re priced to suit.
