About roof surveys in BH24
Our report is written in plain English, not jargon. Every issue comes with photos and a written recommendation, and we rank them by urgency where that helps. The Standard Survey adds moisture detection, a structural check and a follow-up consultation. Premium adds thermal imaging, a drone inspection where it applies and a same-day report. Each report is emailed to you. We survey ridges, hips and valleys, flat roofs and clay and concrete tiles, and people most often book us about valley linings that have cracked or split and slipped, cracked or missing slates and tiles.
It helps to start with what’s prompted the survey: a purchase, a leak, a storm, new work or simply peace of mind. It helps us focus on what matters most to you. The visit normally takes an hour or two for most homes, depending on how many separate roofs there are.
- You get in touch with the address and anything you’ve noticed.
- We arrange a day that suits you, including weekends.
- The roof is inspected from the ground, windows, the loft and the roof itself where it’s safe.
- We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, and photograph what we find.
- We email a written report with photographs and recommendations.

Near you in Ringwood
Locally, jobs take us to homes and businesses close to The Lamb Inn, Ringwood Church of England Infant School and Ringwood Waldorf School, among other places. You’ll also find Avon Heath Country Park (2 miles south-west), Ringwood School (less than half a mile north-west) and Trinity Congregational Church (under half a mile south-west). Nearby you’ll also find St Leonard's Hospital (3.9 miles south-west). For a walk, there’s Blashford Lakes and Linbrook Lake.
Homes and roofs across BH24
Across BH24, from Ringwood, St Leonards and Poulner outwards, roofs range from old slate and clay tile to modern concrete tiles and flat roofs. Chimneys, valleys, flashings and gutters are typically where the work is.
The South East’s airspace includes flight restriction zones around several of its airports, so the Drone Safety Map is checked before any drone flight in BH24. Flights that need permission only go ahead once it is given.
Ringwood: Avon Tyrrell House lies about 3.6 miles south-east, so building around Ringwood goes back a long way. On a period home nearby, the survey separates sound original work from tired later repairs. If you look after a building such as Ringwood School, a written record of a large roof helps plan work for the holidays rather than in term time.
When you need someone else
It is a careful look at the roof, not the whole story. The main limits are:
- The condition of the rest of the building (that is a RICS home survey)
- Faults hidden behind ceilings or boarding
- How the roof will behave in every kind of weather
Why roofs fail
Chimneys stand exposed above the roof. Pointing erodes, flaunching cracks and pots work loose. Damp on a chimney breast inside often starts at the top of the stack.
Things that often lead to a survey include:
- Gaps in the roof where coverings have gone
- Loose chimney pots
- Gutters that overflow in heavy rain
- Flashings that have come away from the wall
Useful tips for BH24 property owners
From years of surveys, a few habits stand out as worth the effort:
- Move stored items away from the loft hatch
- Photograph stains when they appear
- Stay off ladders and the roof
- Keep the report with your property records
Where it helps, we say which items are urgent. Some things need prompt attention, others can be planned for. It makes the next steps much clearer.
Keep the loft space ventilated. Condensation builds up when air can’t move, which can dampen timbers and insulation over time. Check insulation doesn’t block the airflow at the eaves.
Should I look at the roof myself first?
Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, as it helps a surveyor trace the cause.
Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.
Leave it or get it looked at?
Roof faults rarely stay the same size. One slipped slate lets water reach the battens and underlay, and wet timber starts to decay. Finding it early keeps the work smaller.
Questions to ask before you book
- Will they check the loft as well as the outside?
- Is there a chance to talk the report through?
- How soon the report will arrive
- Their insurance cover
Your questions about roof surveys in BH24
Can you look at a roof that is joined to next door?
Yes, the part you own or can give access to. Next door’s roof is only inspected as far as we can see it. Shared chimneys and party-wall upstands are looked at from your side.
How much is a survey?
Prices start from £150, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, including VAT.
Do you carry out asbestos surveys?
No. Asbestos was banned in UK construction in 1999, so older buildings may have it. Our report notes any materials that might, and a specialist asbestos surveyor should check them.
Does this replace a RICS home survey?
No. It is a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof and can sit alongside a RICS survey.
How long does the visit take?
On site, it usually takes about 1–2 hours for a house, or half a day or so for a commercial building. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.
Will you climb onto the roof?
Where it is safe, yes. We also inspect from ground level, from windows and vantage points, and from the loft. On Premium, a drone is used where applicable.
Do you work in BH24?
Yes. We survey roofs in BH24 and the rest of Hampshire, as part of our work across London and South East England. For a price, ring 07833 053749 or email us.
