Why get it checked now?

Before you put a home on the market, it helps to know the roof’s condition. You will know what a buyer’s survey might pick up, or at least know what to expect. In a place like Crow, a barn or garage roof left to fail puts whatever is inside at risk. A quick look before winter can save a lot.

Prices start from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we will tell you which fits.

Roof survey in Crow

Roofs vary a lot across London and the South East. A Victorian or Edwardian terrace may have slate, a central valley gutter and parapet walls, while many post-war homes have concrete interlocking tiles. Whatever yours has, the survey is adapted to it. Older tiled homes may have clay plain tiles, and many homes have a flat-roofed extension too. Every part gets the attention it needs. We are often asked to look into lifted, split or missing lead flashings and condensation or damp timbers in the loft, on lead flashings, chimney stacks and clay and concrete tiles.

In a village or hamlet like Crow, older cottages and farmhouses frequently sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs often need the most attention.

Findings are set out part by part, from the main slopes down to the gutters and outlets, with a note and a photo for each point. You will see the good as well as the bad.

Crow homes and their roofs

The wider area around Crow has a long history of building, with Avon Tyrrell House about 2.4 miles south-east. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first. Where the drone is part of the survey, the flight is checked against the Drone Safety Map first.

What we’re asked to look at in Crow

Chimneys stand exposed above the roof. Pointing erodes, flaunching cracks and pots work loose. Water that gets into a stack can show up as damp in the rooms below.

Signs worth acting on include:

  • Crumbling chimney pointing or cracked flaunching
  • Loose ridge or hip tiles
  • Gaps in the roof where coverings have gone
  • Debris building up in roof valleys

If you look after a building like Ringwood Junior School, a written record of a large roof helps plan work for the holidays rather than in term time.

What a roof survey includes

Different roofs, different checks

Concrete interlocking tiles

On low-pitched roofs, the laps and fixings of interlocking tiles matter. Lifted or cracked tiles are noted.

Clay plain and peg tiles

Older homes in the Weald and across the South East frequently have clay plain tiles. Rotten pegs and battens let tiles move, leaving gaps along the courses.

How the survey works

Once we’ve finished looking, we write up our findings in a report with photos, emailed to you. As for time on site, it typically takes about one to two hours at most homes, and more on a big or complicated roof. Around Crow, older homes can have small or awkward roof spaces, so let us know about the loft hatch and any ladder. We only go where it is safe.

  1. We start by hearing what you’d like checked and why.
  2. A visit is booked for a weekday or a weekend.
  3. The roof is inspected from the ground, windows, the loft and the roof itself where it’s safe.
  4. Every part of the roof is checked and photographed.
  5. We email a photo-illustrated written report and recommendations.

Before we arrive

  • Make sure the loft hatch can be reached
  • For a flat or shared roof, check access with the building owner or managing agent
  • Note where any stains or damp appear

Booking your survey

Getting the details right at the start saves time. It helps to include:

  • Where the property is, with the postcode
  • Access details, such as a loft hatch or a shared roof
  • Where any leaks, stains or damp patches show inside
  • Pictures from the garden or a window, if you have them

When you’re ready to go ahead, call 07833 053749 or drop us an email. From there it is a case of choosing a package, agreeing the price and fixing a day.

Checking the roof from ground level

What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That’s where a survey comes in.

Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

Questions from Crow

Will you come out to Crow?

Yes, Crow is covered. Our area covers London and South East England, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Do you cover Crow?

Yes, Crow is within the area we cover. We survey roofs across London and South East England. You can call 07833 053749 or email us with the address and some details, and we’ll talk through which survey suits.

Do you look in the roof space?

Usually, if there’s one and it can be reached safely. The loft space can show things the outside cannot, such as damp timbers, staining or daylight.

How long does the visit take?

It usually takes roughly 1–2 hours for most homes, depending on how many separate roofs there are. Report times depend on the package.

Do you survey roofs on blocks of flats?

Yes, once whoever controls the roof agrees access. On a shared roof we can only inspect the parts we’re allowed to reach, and the report makes that clear.

Does a roof survey replace a structural engineer?

No. Our survey looks at the condition of the roof, and the Standard and Premium packages include a structural check. It is not a structural engineer’s report and doesn’t include calculations.

Can you look at a roof that is joined to next door?

Yes. We survey the parts of the roof you have access to. Where a defect looks to be on the neighbour’s side, the report says so.
