Roof surveys for homes and businesses in Hightown
Good roofs last decades, but their parts wear at different rates. Natural slate can last 100 years or more, and clay and concrete tiles commonly 50 years or more, but the fixings and underlay beneath them frequently give out sooner. A survey shows which parts of your roof are wearing. Knowing that helps you plan work before it becomes urgent. We survey lead flashings, the roof space and flat roofs, and the problems we are asked to look at most are leaning or weathered chimney stacks and slates or tiles that have slipped or broken.
Somewhere as small as Hightown, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it is typically the chimneys and lead flashings that need work first.
We write the report in plain English, so it makes sense without any roofing background. Photos show what each point refers to, with the urgent items made clear.

Should I look at the roof myself first?
You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.
Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.
How the survey works
Time on site depends on the size and shape of the roof, but as a rough guide the survey takes roughly 1–2 hours at a typical home, while a commercial roof takes nearer three to four hours. You’re welcome to ask questions while we’re there. In a small place like Hightown, access is usually the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.
- You tell us the address, the type of roof and what’s worrying you.
- A visit is booked for a weekday, Saturday or Sunday.
- We look at the roof from each safe vantage point outside.
- Inside, we check the roof space where there is safe access.
- You receive the report with photos and recommendations, prioritised by urgency.
Getting ready for the survey
- Tell us about any leaks, stains or damp patches you know of
- If the roof is shared, arrange access with whoever manages the building
- Keep pets inside or away from the areas we are looking at

Advice
Roof surveys around Hightown
If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying. A number of Hampshire villages keep thatched roofs on their older buildings. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.
Avon Tyrrell House, about 3 miles south, is one of the historic houses in the wider area around Hightown. Older roofs nearby often mix original materials with later repairs, and the survey shows where each one is. For site and facilities teams at buildings such as Ringwood Junior School, a written record of a large roof helps plan work for the holidays rather than in term time.

What we’re asked to look at in Hightown
The coverings are rarely the first thing to fail. On slate roofs, corroded nails let slates slip, which is known as ‘nail fatigue’. On tiled roofs, battens and pegs can rot.
We are often asked to look at:
- Leaning or weathered chimney stacks
- Lifted, split or missing lead flashings
- Slates or tiles that have slipped or broken
- Condensation or damp timbers in the loft
For an older house near a landmark such as St John the Baptist, its chimney, valleys and lead work are likely to be the parts that need attention first.
Questions to ask before you book
- Is there a chance to talk the report through?
- How long they’ve been surveying roofs
- Whether the loft space is looked at, where there is one
- Is VAT included in the price?
Tips that help
A little preparation and a few simple habits help, both for the survey and for the roof itself. Our tips:
- Keep the report with your property records
- Let us know about past leaks
- Leave roof access to professionals
- Find records of any re-roofing or repairs
Standard includes a follow-up consultation to talk the findings through, while Premium includes a consultation in person. You can ask us about anything that is not clear.
Do not block the vents at the eaves. Condensation builds up when air cannot move, which can dampen timbers and insulation over time. Make sure insulation doesn’t block the airflow at the eaves.

Your questions about roof surveys in Hightown
Does a conservation area affect roof work in Hightown?
For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you’re planning to re-roof in a different material.
Do you carry out roof surveys in Hightown?
Yes, Hightown is one of the places we work. The survey and report are the same in Hightown as anywhere else, and visits run on weekdays and weekends.
Is it the same as a RICS Level 2 or Level 3 survey?
No. We look at the roof, not the whole building, so it’s not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.
Do you survey roofs on blocks of flats?
Yes, if whoever owns or manages the building agrees access. We check the parts we are given access to.
Will you climb onto the roof?
Only when it’s safe. We also use views from the ground, windows and the roof space.
When will the report arrive?
The Premium Survey has a same-day report, Standard 24 to 48 hours and Basic within 48 hours. Each report includes photographs.
What insurance do you have?
We’re covered by professional indemnity and public liability insurance, for every survey we carry out.
Leave it or get it looked at?
Roof faults rarely stay the same size. One slipped slate lets water reach the battens and underlay, and damp timber slowly weakens. Finding it early keeps the work smaller. Matching old materials, such as handmade tiles or stone slates, can take time to source. That is one more reason to find defects before they become urgent.
Roof survey starts from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, with VAT included, and we can help you choose.
