Roof surveys near Blashford

How a roof survey works in Blashford

Our report is written in plain English, not jargon. Each defect is described with photos and a recommendation, and we rank them by urgency where that helps. With the Standard Survey you also get moisture detection and a structural check. Premium adds thermal imaging, a drone inspection where it applies and a same-day report. Each report is emailed to you. If you are worried about gutters that overflow in heavy rain and debris building up in roof valleys, we can find out what’s behind it.

Village roofs frequently face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are often the first to give way.

Every survey ends with a written report, with photographs, sent by email. It sets out the condition of the roof, any defects and our written recommendations.

How the survey works

We photograph the roof as we go, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available. Most surveys take an hour or two for most homes, depending on how many separate roofs there are. Somewhere like Blashford needs a little journey planning: let us know about lanes, gates and parking. The roof is looked at from the ground, from windows, from the loft where there’s safe access and from the roof where it is safe.

  1. You get in touch with the address and anything you’ve noticed.
  2. We agree a date, on a weekday, Saturday or Sunday.
  3. The roof is inspected from ground level, windows, the loft and the roof itself where it’s safe.
  4. Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all examined and photographed.
  5. You receive a written report with photos and recommendations.

Before we arrive

  • If it is not your property yet, arrange access through the agent
  • Leave side gates unlocked
  • Make sure the loft hatch can be reached

What we look for on each type of roof

Lead flashings and valleys

Many older houses have lead in their valleys and hidden gutters. Worn or split lead lets water straight in.

Flat roof coverings

A felt roof often lasts around 15 to 20 years, while EPDM rubber often lasts 30 to 50 years and GRP up to about 30. We check how the covering is wearing.

Do you need a roof survey in Blashford?

Flashings seal the joints where a roof meets a wall or chimney. Lead can crack, lift or slip with age, and mortar fillets crack. Missing lead is not unusual either, as thieves target it.

Problems we come across frequently include:

  • Cracked mortar along the ridge
  • Valley linings that have cracked or split
  • Crumbling chimney pointing or cracked flaunching
  • Ponding, splits or blisters on flat roofs

If your home is one of the older ones in the streets near Church of St Mary and All Saints, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

Questions to ask before you book

  • Is VAT included in the price?
  • What experience they bring
  • Do they have a CAA Flyer ID and Operator ID for drone work?

What’s in a roof survey

Why it is worth a survey now in Blashford

Planned work is less stressful than an emergency. A survey lets you deal with things in order of urgency, rather than calling someone out after a storm. In a place like Blashford, a barn or garage roof left to fail puts whatever is inside at risk. A quick look before winter can save a lot.

What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Roof survey starts from £150, including VAT.

Why us?

  • An independent look at the roof
  • More than 20 years surveying roofs

Honest limits

No survey can tell you everything, and it is better to know them up front. Keep these in mind:

  • A promise that the roof won’t leak in future
  • Confirmation of asbestos in soffits or cement sheets
  • Faults hidden behind ceilings or boarding

If in doubt, call 07833 053749 or email us and we’ll point you to the right survey before booking. What our survey covers.

FAQs for Blashford

Will you come out to Blashford?

Yes, smaller places are covered as well as towns. Our area covers London and South East England. Let us know about access, parking and anything unusual about getting there when you book.

How do I find out if my home in Blashford is listed?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.

Can you look at a roof that’s joined to next door?

Yes, we can. We survey the parts of the roof you have access to. If a problem seems to come from next door, we’ll say so.

Do you carry out asbestos surveys?

No. Asbestos testing isn’t part of our service. If we see materials that could contain asbestos, like cement sheets or soffits on older buildings, we flag them and recommend a specialist asbestos surveyor checks them before they’re disturbed.

How much does a roof survey cost in Blashford?

Our price is from £150, including VAT. What you pay for your roof depends on its size, height, access and the package.

How long will you be at the property?

On site, it normally takes roughly 1–2 hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. Report times depend on the package.

Do I have to be there for the survey?

Not always. If we only need the outside, we can agree that ahead of time, but anything inside needs someone there to give access.

Can I check my roof myself?

Your own check is a good start, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.

A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

Blashford homes and their roofs

Avon Tyrrell House, about 4.7 miles south-east, is one of the historic houses in the wider area around Blashford. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first. Thatch survives on some older buildings in Hampshire’s villages. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

If you look after a building like Poulner Junior School, large buildings have long gutter runs and big roofs that need checking like any other.
