Roof survey in Hangersley

The report is written for you, in plain language. Each defect is described with photographs and a recommendation, and we rank them by urgency where that helps. The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, a drone where it applies and a same-day report. Reports are sent by email. Typical surveys look at worn lead at chimneys and abutments and water stains on rafters and ceiling joists, across clay and concrete tiles, natural slate and chimney stacks.

Older buildings in small places like Hangersley may be listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials such as clay tiles, slate and stone are often matched when work is done.

The report records the roof as we found it on the day. That makes it useful now and a handy reference later.

Questions from Hangersley

Will you come out to Hangersley?

Yes, Hangersley is covered. We survey roofs across London and the South East, and smaller places are part of that. Longer journeys are simply planned in advance.

Do you cover Hangersley?

Yes, Hangersley is one of the places we work. The survey and report are the same in Hangersley as anywhere else.

Is it the same as a RICS Level 2 or Level 3 survey?

No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. If you need a full building survey, you will need a RICS survey as well.

Can you survey a roof I share with a neighbour?

Yes, we inspect your part of the roof. We can only look at neighbouring roofs as far as access allows. Shared stacks and upstands are looked at from your property.

Does a roof survey replace a structural engineer?

No. We report on the roof’s condition, and the Standard and Premium packages include a structural check. It is not a structural engineer’s report and does not include calculations.

How long will you be at the property?

It typically takes roughly 1–2 hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. Report times depend on the package.

What does a roof survey include?

Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all checked, plus the loft space where there is safe access. You get a written report with photos and recommendations.

Local roofs in Hangersley

About 4.1 miles south lies Avon Tyrrell House, a reminder of how long the area around Hangersley has been built on. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area. If the drone is used for your survey, the flight is checked against the Drone Safety Map first.

Anyone responsible for a site like Poulner Infant School will know that long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

Why get it checked now?

By the time water marks a ceiling, it’s often been getting in for a while. Damp spreads through insulation and timber before anything shows below. A survey can pick up the early signs from the loft. Around Hangersley, older homes frequently have old roof timbers, where water from a failed roof can cause rot if it is left.

Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. You will know the figure before booking.

How we price roof surveys

Every roof is different, so prices are confirmed before you book. These are the things that affect it:

  • The shape of the roof and its details
  • Building height and the viewpoints available
  • Extensions, dormers and garages with roofs of their own
  • The package you choose: Basic, Standard or Premium

There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, all inc. VAT. What your roof costs depends on its size, access and what you want to find out.

What to let us know when you get in touch

These details help when you get in touch:

  • Pictures of the roof from a safe spot, if you have them
  • Access details, such as a loft hatch or a shared roof
  • What kind of property and roof it is
  • Your postcode, so we can check access and travel

To book a survey, ring 07833 053749 or email us with the address and what you’d like to know about the roof. You’ll know the price before anything is booked.

Common roof problems in Hangersley

The underlay under the coverings matters too. Breathable roofing membranes came into use in the UK in the late 1990s, so many older roofs have bitumen felt underlay, and some very old roofs have no underlay at all. Torn or sagging felt lets water through.

A survey makes sense if you’ve noticed:

  • Condensation or damp timbers in the loft
  • Valley linings that have cracked or split
  • Leaning or weathered chimney stacks
  • Blocked, sagging or leaking gutters

If you live in an older home near St John the Baptist, its chimney, valleys and lead work are likely to be the parts that need attention first.

What to check before booking

  • Whether the inside of the roof is included
  • Are they insured for the work?
  • How soon the report will arrive
  • What experience they bring

What a good roof survey covers

What a roof survey doesn’t cover

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • An exact number of years the roof has left
  • What’s under the slates, tiles or felt
  • The condition of the rest of the building (that’s a RICS home survey)

If you are not sure which survey you need, phone 07833 053749 or email us and we’ll give you a straight answer before booking. What our survey covers.

What we check

  • Clay and concrete tiles
  • Flat roofs
  • Lead flashings
  • Ridges, hips and valleys
  • Chimney stacks
  • The roof space
  • Natural slate

DIY checks: what’s safe

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, which helps when we check the roof.

Keep a simple record: dates of leaks, photos from ground level and any work done on the roof. Send it with your enquiry.

How it works

We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. All told, expect about one to two hours for most homes, depending on how many separate roofs there are. Cottages and farmhouses around Hangersley often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints, and anything we can’t see is noted.

  1. You pick the package that suits your roof.
  2. We arrive at the agreed time and talk through any concerns.
  3. Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
  5. The report is emailed with findings and recommendations.

Before we arrive

  • If the roof is shared, arrange access with whoever manages the building
  • Buyers: confirm access with the estate agent or seller
  • Keep pets out of the way during the survey

Arrange a survey

Buyers should book once an offer has been accepted, so there’s time to use the report before exchange. For any other survey, just phone 07833 053749 or drop us an email when you’re ready.
