Pre-purchase roof surveys for homes and businesses in Hangersley
Many older houses carry decades of roof repairs. Corroded nails let slates slide, valley linings wear thin and chimney mortar erodes. Most of it cannot be seen from the street. Our survey picks it out, with photographs that show you exactly where. Each finding is explained in plain words, so it is clear what it means for your purchase. Common reasons to book are bitumen or mortar used in place of proper repairs and damp timbers or stains in the loft, across flat-roofed extensions and dormers, gutters and downpipes and natural slate.
In a village or hamlet like Hangersley, homes are often older cottages and farmhouses alongside a few newer houses. Village roofs can be clay tile, slate, stone or even thatch on some older buildings. Each covering has its own weak points, whether the roof is old or newly laid. Older roofs may also have old felt underlay or none, and fixings that have done a long stint.
Nothing in the report is left vague: where something needs attention, it says so plainly, and where it can wait, that’s said too.

Different roofs, different checks
Chimney stacks
A leaning stack, cracked flaunching or crumbling pointing can all need work. We photograph them so you can raise them before exchange.
Gutters and parapets
Parapet and box gutters are hidden behind walls and can overflow inside. We look at their linings and outlets from wherever is safe.
What this survey can’t tell you
A survey is a close look at the roof, but it can’t do everything. The main limits are:
- Anything beyond the roof, which a full home survey covers
- Faults hidden behind ceilings, boards or coverings
- Whether materials contain asbestos (that needs a specialist asbestos surveyor)
Not sure which survey suits your roof? You can phone 07833 053749 or send us an email and we will tell you before booking. The full list of what we check.
What we check
- Natural slate
- Flat-roofed extensions and dormers
- Gutters and downpipes
- The roof space
- Clay and concrete tiles
- Chimney stacks
- Lead flashings and valleys
When to book a survey in Hangersley
Gutter problems often look minor from the street. Water spilling over a gutter soaks brickwork and can rot fascias and rafter ends. Valley and parapet gutters can overflow inside the house. We check them as part of the survey.
Problems we come across often include:
- Gutters that overflow or drip at the joints
- Damp timbers or stains in the loft
- Slates or tiles that have slipped or gone
- A ridge or slope that dips
Take an older house close to St John the Baptist: the roof may have had decades of patch repairs, and the survey shows where they are.
Before booking any roof surveyor
- Is VAT included in the price?
- How long they’ve been surveying roofs
- Whether any drone flown is registered with the CAA
- What the survey will not cover
Why act early in Hangersley
Once you exchange, the roof’s problems become yours. Before it, you still have choices. Finding out later gives you the same facts, but with far less room to act on them. Outbuildings and barns around Hangersley are easy to forget, but a failed roof there can spoil what’s stored inside. It’s worth including them in a survey before a winter does the damage.
Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, including VAT. The roof’s size, height and access matter as well.

Tips that help
A few practical points come up again and again on our surveys. They apply to most roofs:
- Check the lease for roof repair responsibilities
- Ask the seller about past roof repairs
- Mention any deadline when you contact us
- Check we will be able to get into the loft space
With the findings in hand, you can talk to the seller or their agent. You might ask for the work to be done before completion, or ask to adjust the price. What happens next is your decision and the seller’s, and we cannot promise any result.
Check the roof from the garden and the street after a storm. Pieces of slate or tile in the garden mean something has moved. Small repairs done quickly stop bigger problems later.
Pre-purchase roof surveys in Hangersley: local notes
Some Hampshire villages still have thatched roofs. Older houses in the South East frequently have slate or clay tile roofs, while many later estates have concrete tiles. For a purchase or a newly finished roof, the materials decide which details matter most. If your survey includes the drone, the flight is checked against the Drone Safety Map first.
Avon Tyrrell House, about 4.1 miles south, is one of the historic houses in the wider area around Hangersley. Older homes in the area can come with listed status or conservation area rules, which affect re-roofing, so check with the council before you buy.

Hangersley: your questions answered
Do you carry out roof surveys in Hangersley?
Yes, Hangersley is one of the places we work. Every survey there gets the same written report with photographs.
Do you cover smaller places like Hangersley?
Yes, smaller places are covered as well as towns. We survey roofs across London and South East England. Let us know about access, parking and anything unusual about getting there when booking.
Can I take the findings back to the seller?
Yes. Buyers use the findings to ask questions, ask for repairs before completion or ask for a price change. What the seller agrees to is their decision.
Do I need to be at home?
That depends on the survey. For inside areas and the roof space, someone has to give us access; we’ll agree the details when booking.
Which days do you carry out surveys?
We survey on any day from Monday to Sunday, during the day. Just say which days work for you.
Is a roof survey worth having alongside a home survey?
It depends on the roof and how confident you want to be. Home surveys sometimes suggest a closer look at the roof, and our survey gives you that closer look. It doesn’t stand in for a RICS survey.
How experienced are you?
Over 20 years and more than 5,000 surveys.
How it works
We photograph the roof as we go, so you can see in the report what we found and where. We take close-ups from wherever is safe, including by drone where it’s applicable and the weather allows. Most surveys take about 1–2 hours at a typical house, with time for the loft where it can be reached. Somewhere as small as Hangersley, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.
- You choose a Basic, Standard or Premium Survey to suit the home you are buying.
- We agree a visit, including weekends if that helps.
- We inspect and photograph every part of the roof we can safely see.
- Moisture detection, structural checks, thermal imaging or a drone are added where your package includes them.
- We send the report with recommendations ranked by urgency, ready for you to discuss with the seller or agent.
Before the survey
- Make a note of anything you’d like us to look at
- Make sure we can get to the back of the property
- Mention any parking restrictions on your street
