Roof leak investigation in Hangersley: what you get
We investigate roof leaks in Hangersley and across London and South East England. We visit seven days a week. We look inside and out, at flashings, valleys, chimneys, gutters and flat roof details. You get a report with photos and recommendations. If it is leaking right now, contain the water and keep it clear of electrics, then ring 07833 053749 or use the contact form to arrange a visit. We are frequently asked to look into damp on a chimney breast and brown rings on upstairs ceilings, on valleys and parapet gutters, chimney stacks and flat roof details.
Many homes in small places like Hangersley face open ground, where storms hit ridges, verges and chimneys hardest. Damp in old stone, brick or timber walls is slow to dry out, so it pays to find the cause quickly. A record with photographs is useful if you need to show the damage to anyone else.
We write the report in plain English, so it makes sense without any roofing background. Photographs show what each point refers to, with the urgent items made clear.

What we look for on each type of roof
Slate and tile slopes
Slipped, cracked or missing slates and tiles let rain onto the underlay. Ageing felt eventually lets water through.
Lead flashings
Mortar fillets are sometimes used instead of lead. They crack as the roof and wall move, and water runs down behind them.
Should I look at the roof myself first?
Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.
A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
What we do, step by step
Safety comes first on every visit. Everything that can be seen safely is inspected, and anything we cannot see is noted in the report. Most visits take about 1–2 hours on an ordinary house; commercial roofs usually need 3–4 hours. For a village or hamlet like Hangersley, the journey is planned in advance: let us know about narrow lanes, gates, long drives and where we can park. The roof is looked at from ground level, from windows, from the loft where there is safe access and from the roof where it is safe.
- You let us know where the water appears, when, and what the weather was doing.
- Inside, we look at the stain and the ceiling around it.
- From the roof space, we trace the water’s route where there is safe access.
- Outside, we check flashings, valleys, chimneys, gutters and flat roof details from each safe vantage point.
- You receive a report with the likely source, photos and recommendations.
How to prepare
- Find any records of previous roof work
- Point out any leaks or damp patches
- Leave a clear route to the loft

Questions from Hangersley
Do you cover Hangersley?
We do. The survey and report are the same in Hangersley as anywhere else, and visits run on weekdays and weekends.
Is my home in Hangersley listed or in a conservation area?
The council and Historic England’s list are the places to check. It is worth checking before planning roof work, as both can affect what’s allowed.
How experienced are you?
Over 20 years and more than 5,000 surveys, across London and South East England.
Is thermal imaging part of a leak investigation?
Where conditions suit, it can. It works best after a sunny day, with a dry roof surface and little wind. Damp areas can hold heat differently from dry ones. Its findings are confirmed with a moisture check.
Is this a RICS survey?
No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.
Do you take photos of the roof?
Yes, plenty. Pictures sit next to the findings they show.
How long does a roof leak investigation take?
The visit typically takes an hour or two for most houses, though large, tall or awkward roofs take more time. We will confirm what to expect when we arrange the visit.
What a roof leak investigation looks like in Hangersley
Some Hampshire villages still have thatched roofs. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Where water gets in depends a good deal on what the roof is made of and how it is detailed. Historic houses such as Avon Tyrrell House, about 4.1 miles south, show how far back building in the area around Hangersley goes. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area.
For an older house near a landmark like St John the Baptist, lead flashings, valleys and old chimneys are typical places for water to get in.

What we’re asked to look at in Hangersley
Condensation is often mistaken for a leak. Moist air from bathrooms and kitchens condenses on the cold underside of the roof, especially where ventilation is poor. Wet nail tips and damp underlay over a wide area are classic signs.
Typical things we’re asked to look at include:
- Damp on a chimney breast
- Leaks below a flat extension roof
- Water coming in around a roof light or dormer
- Wet patches high on an inside wall
Anyone responsible for a site like Poulner Infant School will know that tracing a leak on a big roof starts with where the water appears and works back.

Useful tips for Hangersley property owners
You don’t need to be a roofer to help. Here’s what helps most:
- Have an electrician check any wet fittings
- Protect furniture and flooring under the leak
- Tell us if there are tanks or pipes in the loft
- Record whether it leaks in every downpour or only some
With the Standard Survey you get a follow-up consultation, while Premium includes one in person. It’s a chance to ask about anything in the report.
Check the loft after heavy rain, with care and a good torch. Watch for water marks, wet underlay and damp wood. Photograph anything new.
Why it’s worth a survey now in Hangersley
A leak near lights or wiring needs attention quickly. If water is reaching a light fitting or switch, keep clear of it and have an electrician check it. Then the source needs tracing. Where a roof is exposed, as many are in small places like Hangersley, driving rain gets into any weakness, and older walls, once damp, take a long time to dry.
Prices start from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, including VAT.
