Pre-purchase roof survey in Rockford, Hampshire
Not sure what state the roof is in? We carry out pre-purchase roof surveys in Rockford and across Hampshire, with plain-English findings.
- Blocked or leaking gutters
- Gaps where slates or tiles have come loose
- A ridge or slope that dips
What we do, step by step
The aim of the visit is simple: to see as much of the roof as can be seen safely and record it clearly. Everything we note and photograph goes into the written report. It usually takes an hour or two at a typical house, with time for the loft where it can be reached. In a small place like Rockford, access is usually the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.
- After your offer is agreed, you book and share your timetable.
- Access to the house and the roof space is agreed ahead of time.
- The visit begins outside, from ground level and any safe vantage points.
- Inside, we check the loft space and look at the roof from windows.
- The report is emailed with photos and recommendations, ready to use before exchange.
How to prepare
- Gather any invoices or paperwork from past roof work
- If it is not your property yet, arrange access through the agent
- Let us know about parking before the day
Booking a survey
Prices start from £150, including VAT. What you pay depends on the roof’s size, access and the package, and you can call 07833 053749 or drop us an email to find out.
Advice
Pre-purchase roof surveys for homes and businesses in Rockford
Some roofs cannot be seen well from ground level or from windows. The Premium Survey adds thermal imaging, plus a drone inspection where applicable, and the report arrives the same day. Where a flight isn’t possible, because of airspace rules or the weather, we tell you and inspect from every other safe vantage point. We survey lead flashings and valleys, gutters and downpipes and natural slate, and the problems we are asked to look at most are slipped or missing slates and tiles and sagging ridge lines or uneven roof slopes.
For a small place like Rockford, the visit is planned like any other: the journey, parking and access are simply agreed beforehand. If there are outbuildings with roofs you want checked, mention them when you book. Whether you’re buying or checking new work, the same care goes into it. Visits can be booked on weekdays, Saturdays and Sundays.
How fast the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

What we look for on each type of roof
Clay and concrete tiles
Concrete interlocking tiles are common on post-war and newer homes. They wear slowly, but surfaces erode and edges crack, and low-pitched roofs need their laps to be right.
Chimney stacks
A stack stands exposed above the roof line. The pots, flaunching, pointing and flashings are all checked, as far as we can see them safely.
FAQs for Rockford
Will you come out to Rockford?
Yes. Rockford is within the area we cover, which takes in towns, villages and rural addresses. Our area covers London and South East England. Let us know about access, parking and anything unusual about getting there as you book.
Is my home in Rockford listed or in a conservation area?
Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.
What if it rains on the day?
Light rain doesn’t typically stop a survey. Strong wind or heavy rain can stop drone flights and make roof access unsafe, so if conditions are not right we will arrange another day with you.
Should I get a roof survey as well as a RICS home survey?
That depends on how much you want to know about the roof. Home surveys sometimes suggest a closer look at the roof, and our survey gives you that closer look. It does not stand in for a RICS survey.
When is the best time to have the roof checked when buying?
Once your offer has been accepted, and before exchange. That way you can still act on what we find.
Do you survey roofs on blocks of flats?
Yes, once access has been agreed. The roof of a block or converted house is frequently shared, so whoever owns or manages the building needs to agree access. We can only inspect what we’re given access to.
How long will you be at the property?
The visit normally takes an hour or two for a house, with bigger or more complicated roofs taking longer. We will give you an idea of timing when booking.
Do you need a pre-purchase roof survey in Rockford?
Most viewings never get near the roof. You see the rooms, not the slates. Fresh decoration can also cover the marks an old leak left behind, so a closer look is worth having before you commit.
Problems we come across frequently include:
- Ponding, blisters or splits on a flat roof
- Gutters that overflow or drip at the joints
- Loose pots and cracked flaunching
- Sagging ridge lines or uneven roof slopes
Whatever the street in Rockford, a roof costs least to look after when faults are caught early.
Questions to ask before booking
- What’s outside the scope of the survey
- How much experience they have with roofs like yours
- How long the report takes to arrive
- How they plan to inspect the roof safely
What we can’t see
This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- The condition of the rest of the house (that’s a RICS home survey)
- How a seller will respond, or what the house is worth
- Asbestos testing of any kind

Tips that help
A few practical points come up again and again on our surveys. They apply to most roofs:
- Ask whether there are papers for past roof work
- Ask the agent to make sure the loft hatch can be opened
- Look for fresh paint on upstairs ceilings at viewings
- Ask who repairs the roof under the lease
You may want to pass the report to your solicitor or conveyancer so they can raise enquiries with the seller’s side. Past repairs, re-roofing and any records of that work are all fair questions.
Do not block the vents at the eaves. Condensation in a roof space can look like a leak and can damage timbers over time. Avoid packing insulation into the eaves so tightly that air cannot flow.
Rockford homes and their roofs
Before planning roof work on an older home, find out whether it’s listed or in a conservation area. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area. A number of Hampshire villages keep thatched roofs on their older buildings. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. The covering on a house you’re buying, or on a roof just finished, tells us where to look hardest.
If you live in an older home near Church of St Martins, the roof’s history matters as much as its looks, and a survey brings the past repairs to light.

What affects the cost of pre-purchase roof surveys
The price reflects the time and kit the roof needs. The main factors are:
- Whether it is a home or a commercial building
- Extensions, dormers and garages with roofs of their own
- Whether you choose the Basic, Standard or Premium Survey
- How complicated the roof is, with its valleys, chimneys and parapets
Every price we give includes VAT, and the report is not charged as an extra. Pre-purchase roof survey starts from £150, including VAT. Size, height and access decide where your roof falls.
