Chimney surveys in Rockford

Chimney survey in Rockford: what you get

A damp patch on a chimney breast doesn’t always come from the same place. Water may be getting in at the top through cracked flaunching or an uncapped pot, through the brickwork, or at the flashings. Condensation inside an unventilated stack is another common cause. We look at each possibility and record what we find. You then know where to start. If you’ve noticed damaged chimney pots and cowls and cracked or missing flaunching, a survey will tell you what’s going on, whatever the roof.

In a village or hamlet like Rockford, older cottages and farmhouses frequently sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. We report on what can safely be seen, and thatch is a specialist material. Chimneys and lead flashings on old roofs often need the most attention.

You can share the report with anyone who needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent, whichever applies.

Do you need a chimney survey in Rockford?

Aerials and dishes are often fixed to stacks. The extra load in wind can work bricks and joints loose. We check fixings on the stack as part of the survey.

Look out for signs like these:

  • Disused chimneys trapping moisture
  • Gaps in the mortar around the pots
  • Staining on walls around the chimney
  • Signs that a stack is leaning

For an older house near a landmark such as Church of St Martins, its roof may have old fixings, lead flashings and chimneys that need a closer look.

Questions to ask before booking

  • How they plan to inspect the roof safely
  • Whether VAT is added on top
  • How soon the report will arrive
  • What the survey won’t cover

What to expect from a roof survey

Rockford: your questions answered

Is my home in Rockford listed or in a conservation area?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you’re planning to re-roof in a different material.

Is Rockford within the area you cover?

Yes. Rockford is within the area we cover, which takes in towns, villages and rural addresses. We survey roofs across London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

Do you test for asbestos?

No. We do not carry out asbestos surveys or testing. We flag materials that could contain asbestos, such as cement sheets or soffits on pre-2000 buildings, and recommend a specialist asbestos surveyor checks them before they’re disturbed.

My chimney looks like it is leaning. What should I do?

It’s worth having a leaning stack checked. We record the lean, the brickwork and the pointing, and if it may be a structural issue, we recommend a structural engineer.

Can you survey a chimney stack we share with next door?

Yes. Many houses share stacks with a neighbour. We record the stack as far as we can see it and flag anything on the neighbour’s side.

Will you go up on the roof?

Not unless it is safe. Safe viewpoints, the loft space and a drone where it applies cover most of what’s needed, and anything out of sight is recorded in the report.

Can you survey at the weekend?

Surveys run on weekdays and at weekends. To arrange a date, phone 07833 053749 or send us an email.

What happens on the day

We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. All told, expect about one to two hours at a house, as part of a look at the roof around the stack. Somewhere as small as Rockford, access is frequently the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.

  1. You let us know how many stacks there are and any damp or problems you’ve noticed.
  2. We inspect each stack from safe viewpoints outside.
  3. Every part we can see is checked: pots, cowls, flaunching, pointing, bricks and flashings.
  4. Inside, we look for damp on chimney breasts and in the loft where there’s safe access.
  5. You get a report with photos and our recommendations.

Getting ready for the survey

  • Mention any parking restrictions on your street
  • Have any questions written down, so nothing gets missed
  • Gather any invoices or paperwork from past roof work

Why get it checked now?

Loose pots and bricks on a stack are a safety concern. Finding them early means they can be dealt with before they come down by a roofer. In a small place like Rockford, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.

Our price is from £150, including VAT. The final price depends on how big and how high the roof is, access and which survey you book.

What we look for on each type of roof

Flaunching

The sloping mortar around the pots is called flaunching. Once it cracks, water can get straight into the brickwork.

Chimney breasts and the loft

If a chimney breast has been removed below, we note what we can see of the support above. A structural engineer should confirm whether it is adequate.

Checking the roof from the ground

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.

Chimney surveys around Rockford

England has around 10,000 conservation areas and about 500,000 listed buildings. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so check with the council. Some Hampshire villages still have thatched roofs. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first.

For site and facilities teams at buildings such as Poulner Junior School, a written record of a large roof helps plan work for the holidays rather than in term time.

What a chimney survey does not cover

We only report what can safely be seen on the day, so there are some things a survey can’t cover:

  • Parts of the stack that can’t be seen safely or belong to a neighbour we can’t access
  • What’s inside the brickwork or behind render, without opening up
  • Gas safety checks, which need a Gas Safe registered engineer

If you are not sure which survey you need, call 07833 053749 or email us and we will give you a straight answer. What a survey covers and doesn’t.
