Roofs, chimneys and gutters in Highwood

About 4.6 miles south lies Avon Tyrrell House, a reminder of how long the area around Highwood has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters. Some Hampshire villages still have thatched roofs. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Whichever you have, the details that tend to fail before the covering itself get the closest look.

For site and facilities teams at buildings such as Poulner Infant School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. If your house is among the older ones in the streets near St John the Baptist, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

How a chimney survey works in Highwood

Many terraced and semi-detached homes share their chimney stacks with a neighbour. We check everything that’s safely in view and what the owner gives us access to. Where a problem seems to involve a neighbour’s side, the report records it and you can then discuss it with them. You get a written report with photos and what we recommend. If you’ve noticed a chimney out of line and damp patches on chimney breasts, we can find out what’s behind it, whatever the roof.

Village roofs often face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. Lead flashings and old chimney stacks are often where weather gets in first.

Where we can’t see part of the chimney stack, the report says so. You will know exactly what was inspected and what wasn’t, and what we’d suggest next.

Rented homes, blocks and businesses

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. Recommendations are set out by urgency where it matters, which helps with budgets and planning.

Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Let us know about it as you book and we’ll plan the visit with that in mind.

Prices for chimney surveys in Highwood

We confirm the price for the job before you book. These are the things that affect it:

  • The size of the roof
  • Building height and the viewpoints available
  • Extensions, dormers and garages with roofs of their own
  • If the survey needs thermal imaging or a drone

A Basic Survey starts from £150, inc. VAT. The Standard Survey starts from £250 and the Premium Survey from £400. You will know the price for your roof before booking.

What to tell us when you get in touch

To price your survey accurately, we will ask about:

  • Where any leaks, stains or damp patches show inside
  • Any photos you have, taken from ground level or a window
  • The reason for the survey, such as buying, a leak or storm damage
  • Where the property is, with the postcode

Every survey is priced before it is booked, so you know the cost up front. Chimney survey starts from £150, including VAT. To book, phone 07833 053749 or send us an email.

Highwood: your questions answered

Is Highwood within the area you cover?

Yes, smaller places are covered as well as towns. We survey roofs across London and South East England. Just mention lanes, gates or anything else about the route as you book.

Does a conservation area affect roof work in Highwood?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it’s worth checking before planning any.

Can you inspect my roof with a drone?

Where it helps and it’s safe, yes. Whether we can fly on the day depends on the weather and the airspace rules. We hold a CAA Flyer ID and Operator ID.

Does the weather affect the survey?

A survey can normally go ahead in light rain. Strong wind or heavy rain can stop drone flights and make roof access unsafe, so we will agree a new date if the weather isn’t suitable.

How much does a chimney survey cost in Highwood?

Prices start from £150, including VAT. Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all with VAT included.

Do I need to be at home?

Not necessarily. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.

What’s in the report?

Written findings with photographs, explaining the condition of the chimney stack, any defects and our recommendations, with the most urgent first where relevant. The Standard Survey adds moisture detection and a structural check, and the Premium Survey adds thermal imaging, drone inspection where it applies and structural analysis.

Why act early in Highwood

If a stack seems to lean, do not leave it. Our survey records it and says when a structural engineer should look at it, so you know where you stand. Older cottages and farmhouses around Highwood can have roof timbers that have been there a very long time, where water from a failed roof can cause rot if it is left.

The Premium Survey includes thermal imaging and drone inspection where it applies, which starts from £400, inc. VAT. We’ll tell you which package suits the questions you have.

What you get with us

  • 5,000+ roofs surveyed
  • Drones and thermal imaging where applicable
  • Every finding written up with photos
  • Package prices that include VAT

How it works

Expect us to ask a few questions before we start, such as when any problem began and what work has been done before. The inspection then takes about one to two hours for a house, though large, tall or awkward roofs take more time. Somewhere as small as Highwood, access is often the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.

  1. First you let us know about the chimneys, any damp on the chimney breasts and any worries.
  2. The stacks are looked at from the ground, from windows and from other safe vantage points.
  3. Every part we can see is looked at: pots, cowls, flaunching, pointing, bricks and flashings.
  4. We check the chimney breasts and the stack in the roof space where we can reach them.
  5. You get a photo-illustrated written report and our recommendations.

Before we arrive

  • If you’re buying, check with the agent that we can get in
  • For a flat or shared roof, check access with whoever owns or manages the building
  • Unlock side gates and any roof access doors

What you can safely check yourself

Your own check is a good start, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.

Different roofs, different checks

Flaunching

The sloping mortar around the pots is called flaunching. Once it cracks, water can get straight into the brickwork.

Rendered stacks

We can’t see the bricks behind render without it being opened up, so the report says what can and cannot be judged.
