How a drone roof survey works in Rockford

From the air, the outer surfaces are clear, but it cannot see inside. Where there is safe access, we look in the loft space too, because the underside tells its own story. Inside and out together tell you far more. The report sets out what the drone showed and what we found inside. If there’s no safe loft access, the report says so. Common reasons to book are vegetation in valleys and gutters and cracked slates and tiles out of sight from below, on flat roofs on upper floors, chimney stacks and large and complex roofs.

Somewhere as small as Rockford, older roofs are often steep and partly hidden by trees or outbuildings. Close-up drone photos and thermal images help show what can’t be reached safely. Both the forecast and the airspace are checked first. Older roofs with steep slopes and tall chimneys are where the extra view helps most.

Findings are set out part by part, from the coverings down to the gutters. It records what’s sound as well as what isn’t.

What affects the cost of drone roof surveys

Prices always include VAT. What changes the price is:

  • Whether thermal imaging or a drone is needed
  • The type of building, from a house to a block or an office
  • The shape of the roof and its details
  • Height and safe access

The Premium Survey includes thermal imaging and drone inspection where applicable, from £400 including VAT. We can help you choose the package that fits what you need to know.

Helping us price your survey

If you can, have these to hand when you get in touch:

  • How the loft is reached, if there is one
  • The address and postcode of the property
  • Any stains, drips or damp patches you’ve seen indoors
  • Any deadline, such as an exchange date

Most bookings start with a short call: call 07833 053749 or send us an email. The price is agreed before a date is set.

Airspace, weather and Rockford roofs

We fly a sub-250g drone and are a CAA-registered drone operator (Flyer ID and Operator ID). Open category rules keep flights below 120 m (400 ft) and the drone within sight at all times. Before any flight, we check the Drone Safety Map for airspace restrictions, including zones around airports and prisons.

Anyone responsible for a site like Poulner Junior School will know that thermal images can show where wet insulation sits under a big flat roof. The streets around a church such as Church of St Martins are frequently among the oldest in a place, and if your house is among the older ones nearby, older roofs can be steep and hard to see from the street, which is where photos from the air and thermal images help.

How it works

We’ll ask a few questions first, about the roof’s history, any leaks and past repairs. Then the inspection itself takes an hour or two at most homes, rising to roughly 3–4 hours on a commercial building. Somewhere like Rockford needs a little journey planning: let us know about lanes, gates and parking. The roof is looked at from ground level, from windows, from the loft where there is safe access and from the roof where it is safe.

  1. First, we check whether a drone is the right tool.
  2. A visit is booked for a weekday, Saturday or Sunday, weather permitting.
  3. The roof is photographed from the air, with the camera kept on your property.
  4. If the loft can be reached safely, it is checked too.
  5. Everything is written up, with the aerial photos and our advice.

Related advice

Different roofs, different checks

Ridges and hips

Ridges and hips are the most exposed parts of a pitched roof. A drone shows cracked mortar and loose ridge tiles.

Chimney stacks

Leaning stacks and loose pots are easier to judge from above. Each defect is photographed for the report.

Tips from our surveys

Nothing here needs a ladder. Our suggestions:

  • Expect us to rearrange if it is too windy or wet
  • Make sure there’s room outside for the drone to take off
  • Let us know about any leaks or concerns
  • Move stored items away from the hatch

With the Premium Survey, the report arrives the same day. Drone photos are included where we could fly.

After a storm, check from the garden and the street. Debris in the garden is a sign to act on. A drone can show exactly what has moved.

Honest limits

Every survey has limits, and we’d rather be clear about that before you book. Bear these in mind:

  • Anything inside the loft or under the coverings
  • Photos in conditions too poor to fly
  • Flights in a restricted zone without permission

Common questions in Rockford

Is drone flying allowed in Rockford?

It depends on the exact address and the weather on the day. Before any flight, we check the Drone Safety Map for airspace restrictions. A small drone can’t fly safely in strong wind or a downpour.

Will you come out to Rockford?

Yes, Rockford is on our map. Villages and rural addresses get the same survey as a town house.

Does the report include photos?

Yes. The report includes photos of what we found.

Can you survey in bad weather?

It can, depending on the survey. Drone flights need calm, dry weather, and thermal imaging works best after a sunny day, with a dry roof and little wind. We’ll rearrange with you if the weather isn’t right.

Do you need to get into the loft?

Yes, where the survey calls for it and there is safe access. We look for staining, damp, daylight and signs of movement, as far as the space allows.

Do you test for asbestos?

No. Asbestos surveys and sampling are not something we do. Where a material might contain it, such as old cement sheets on a building from before 2000, the report flags it, with a recommendation to have a specialist asbestos surveyor check before it is disturbed.

Will you walk on the roof?

Only if it is safe. We inspect what can safely be seen: from the ground, from windows, from inside the loft space, from the roof where it’s safe and by drone where it applies. Anything we can’t see is noted in the report.

Can I check my roof myself?

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, as it helps a surveyor trace the cause.
