Signs you need a flat roof survey in Rockford

A flat roof lies open to sun, rain and frost, and water drains off it slowly. In time, the covering dries out, cracks and loosens at its edges and laps. Most people book a survey after a leak, before buying, or when they think the roof is getting old.

A survey makes sense if you’ve noticed:

  • Edge trims that have lifted or split
  • Failed seals around rooflight kerbs
  • Failed upstands where the roof meets a wall
  • Splits and cracks in the covering

If you live in an older home near Church of St Martins, the joins between later flat roofs and the old walls are where problems typically start.

Questions to ask before you book

  • How they plan to inspect the roof safely
  • What insurance they carry
  • Whether the price includes VAT
  • What they will not be able to tell you

What a roof survey includes

How a flat roof survey works in Rockford

If the house you are buying has a flat roof on an extension, dormer or garage, it’s worth knowing its condition before exchange. Felt roofs often last around 15 to 20 years, while EPDM and GRP frequently last longer. Our report records the covering, how it’s holding up and any defects we can see, with a photo of every defect. You then have something specific to put to the seller or agent. If you’ve noticed upstands pulling away from walls and dips that suggest the deck is deflecting, we can find out what’s behind it, whatever the roof.

In a small place like Rockford, a flat roof can stand in the open, which is hard on edges, upstands and joins in the covering. Felt roofs, which often last around 15–20 years, usually show it first. EPDM rubber and GRP coverings last longer, but their edges and joints still need checking. On an exposed roof, the edges tend to go first.

What you get is a clear record of the flat roof on the day we saw it. It’s useful right away, and a good reference for later.

What we cannot see

It’s useful to know what a survey will not do before you book:

  • Asbestos testing, which needs a specialist asbestos surveyor
  • Structural calculations, which need a structural engineer
  • An exact number of years the roof has left

Not sure which survey suits your roof? You can ring 07833 053749 or use the contact form and we will tell you. What our survey covers.

What this survey covers

  • Mastic asphalt
  • Upstands and outlets
  • EPDM rubber
  • Felt flat roofs
  • GRP fibreglass
  • Single-ply membranes

What happens if roof problems are left?

If you’re buying, find out about the flat roof before you exchange. After that, the cost of any work is yours. A report gives you facts to put to the seller or agent. Around Rockford, older homes often have old roof timbers, where water from a failed roof can cause rot if it is left.

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. We will give you the figure before anything is booked.

Why book with us

  • We hold a CAA Flyer ID and Operator ID
  • 5,000+ roofs surveyed
  • Clear package prices, inc. VAT
  • An independent view of the roof

What affects the cost of flat roof surveys

When we price a survey, we consider:

  • The use of thermal imaging or a drone
  • House, block, shop or office
  • The size of the roof
  • Height and safe access

Every price we give includes VAT, and the report is not charged as an extra. Flat roof survey starts from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

What to let us know when you contact us

Getting the details right at the start saves time. It helps to include:

  • Anything about access we should know
  • Where water is showing inside, if it is
  • What made you get in touch
  • Pictures of the roof from a safe spot, if you have them

Not sure which survey you need? It is easiest to call 07833 053749 or send us an email and describe the roof and why you want it surveyed. We will explain the options and the price.

What we look for on each type of roof

GRP fibreglass

GRP can crack if the deck beneath flexes or if the resin was laid too thin. We record any cracking and any signs of the deck moving.

Single-ply membranes

Plant, fixings and foot traffic can all damage a single-ply roof. Any tears, punctures or loose membrane are recorded with photos.

Questions from Rockford

Is my home in Rockford listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.

Do you cover smaller places like Rockford?

Yes. Rockford is within the area we cover, which takes in towns, villages and rural addresses. We work right across London and South East England. Let us know about access, parking and anything unusual about getting there when booking.

Which flat roof coverings do you cover?

Felt, asphalt, EPDM, GRP and single-ply roofs are all covered. If you do not know what your roof is, we’ll identify it on the day.

Is a flat roof survey the same as a building survey?

No. It is a closer look at the flat roof, not a survey of the whole property. It works alongside a RICS home survey, not instead of one, and it isn’t a structural engineer’s report.

Will you check the loft?

If there is a loft and safe access to it, yes. From inside, the underside of the roof often shows damp, staining or daylight that can’t be seen from outside.

Can you test old roof sheets for asbestos?

Asbestos testing isn’t part of our survey. If we see materials that could contain it, such as cement sheets on a building from before 2000, we flag them so a specialist asbestos surveyor can check them.

Are you insured?

Professional indemnity and public liability insurance cover our surveys. If you need details for a managing agent or a building owner, just ask.

The survey, step by step

Photographs are taken throughout the visit, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available, including by drone where it’s applicable and the weather allows. A typical visit takes between one and two hours for a small flat roof at home, and longer for a large commercial one. Somewhere as small as Rockford, access is often the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.

  1. We start with the address and, on larger roofs, the roof area and access.
  2. Inside, we look for signs of water under the roof where we can reach.
  3. We view the roof from safe positions and never walk on fragile surfaces.
  4. We record every defect with a photo and its likely cause.
  5. You get a report setting out the condition and our recommendations, in order of urgency.

Before the survey

  • If you are buying, check with the agent that we can get in
  • Gather any invoices or paperwork from past roof work
  • Check we can get to the back of the property

You can call us seven days a week, including Saturdays and Sundays. For a price or to book, ring 07833 053749 or email us.

Advice

Flat and commercial roofs around Rockford

If your home is older, it’s worth knowing whether it is listed or in a conservation area before planning roof work. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area. A number of Hampshire villages keep thatched roofs on their older buildings. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere.

Anyone responsible for a site like Poulner Junior School will know that large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly.
