Questions from Lymington

Can you look at the flat roof of a hotel or office near Lymington?

Yes. As well as homes, we check flat roofs on offices, hotels, blocks of flats and commercial units. For a bigger roof, you will get a quote based on the building, and roof access is agreed with you before the visit.

Is the coastal weather around Lymington hard on roofs?

Places near the sea get more wind and more salt in the air than inland, and both are hard on roofs. Salt is hard on nails, clips and metal flashings, while strong wind lifts anything already loose.

Is this a RICS survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

Do you need to get into the loft?

Usually, if there’s one and it can be reached safely. From inside, the underside of the roof often shows damp, staining or daylight that can’t be seen from outside.

How much is a survey?

Our price is from £150, including VAT. What you pay for your roof depends on its size, height, access and the package.

What happens next?

You’ll get the report by email, with photographs and clear recommendations. With Standard there is a follow-up consultation; with Premium, an in-person consultation, so you can talk the findings through.

How quickly is the report sent?

The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. Each one is emailed.

Flat roof survey in Lymington: what you get

Ponding is frequently the first sign that something on a flat roof is not right. It can mean the falls were never right, an outlet is blocked or the deck has started to sag. We record where water sits, check the outlets and look for dips that suggest deflection. If the deck itself looks like a structural concern, we will recommend a structural engineer. If you’ve noticed edge trims that have lifted or split and dips that suggest the deck is deflecting, we can find out what’s behind it.

Shops, surgeries, schools and small business units in towns like Lymington often have flat roofs. They’re easy to forget until water comes through a ceiling tile. A close look at outlets, upstands and the membrane itself shows where it stands. If someone else manages the building, let us know so roof access can be arranged.

The written findings come by email, ready to forward to whoever needs them. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

Leave it or get it looked at?

If you are buying, find out about the flat roof before you exchange. After that, the cost of any work is yours. Our report gives you specific points to raise with the seller or agent. Once water reaches the loft insulation in a home in Lymington, it loses much of its value and is slow to dry. That adds to the bill long before the leak is obvious.

The cost of a survey depends on the roof: its size, its height, how many sections it has and how it can be reached and seen safely. Our price is from £150, including VAT.

DIY checks: what’s safe

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

It helps to keep a record: dates of leaks, photos from ground level and any work done on the roof. Share it with us when you book and it will help the survey.

How the survey works

We photograph the roof as we go, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available. Most surveys take roughly 1–2 hours for a small flat roof at home, and longer for a large commercial one. For a home in Lymington, the main things we need are a way into the loft, a route to the back garden and somewhere to park. If you will not be there yourself, let us know who will let us in.

  1. You send us the address and, for commercial roofs, an idea of the roof’s size.
  2. Inside, we look for signs of water under the roof where we can reach.
  3. The roof is inspected from every safe viewpoint, without walking on fragile surfaces.
  4. We record every defect with a photo and its likely cause.
  5. The report explains the condition and recommends what to do first.

Preparing for the visit

Advice

Honest limits

Every survey has limits, and we’d rather be clear about that before booking. Keep these in mind:

  • A fixed date for when the roof will need replacing
  • What’s under the membrane without opening it up
  • A structural engineer’s assessment of the deck

If in doubt, ring 07833 053749 or use the contact form and we will suggest the right survey before you book. What a survey covers and doesn’t.

Roof types and parts we check

  • GRP fibreglass
  • Single-ply membranes
  • Mastic asphalt
  • EPDM rubber
  • Felt flat roofs
  • Upstands and outlets

Signs you need a flat roof survey in Lymington

No flat roof covering lasts for ever. Around 15 to 20 years is common for felt, while EPDM often lasts 30 to 50 years and GRP up to about 30, although how well it was laid and looked after matters a great deal. A survey shows how yours is holding up, whatever its age.

We are often asked to look at:

  • Dips that suggest the deck is deflecting
  • Outlets that hold water back
  • Raised blisters across the surface
  • Pools of water lying on the roof

Hotels and guest houses near Lymington can’t easily close rooms for a leak, so it pays to find faults before guests do.

Before you book anyone

  • What they won’t be able to tell you
  • Their drone registration, if they fly one
  • When you’ll get the report

What’s in a roof survey

Different roofs, different checks

Mastic asphalt

Older asphalt can become brittle and crack as the roof moves. The report shows where it’s cracking and how far it seems to extend.

GRP fibreglass

A GRP fibreglass roof is a hard, resin-bonded surface over a timber deck. We look for cracks at board joints, around trims and at upstands.

Flat roofs in Lymington

The coast is about 1 mile or less from Lymington, and places near the sea get more salt in the air and more wind than inland. Coastal wind works at the edges of flat roofs, and salt air wears metal trims and fixings. There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so check with the council.

Take a building like Lymington Junior School: a large flat roof with lots of outlets and rooflights has many places where a membrane can fail. For landlords with property near Lymington Town station, a flat roof over a rented flat is easy to forget until the tenant reports a leak.
