About our flat roof survey in Boldre

A Basic Survey, from £150, covers a visual inspection, a condition report, photos and written recommendations. The Standard Survey, from £250, adds moisture detection and a structural check. On a flat roof, moisture readings can help show whether water has got under the covering. Larger commercial roofs are quoted for their size. We survey single-ply membranes, felt flat roofs and mastic asphalt, and the problems we’re asked to look at most are outlets that hold water back and blisters and bubbles in the covering.

In a small place like Boldre, a flat roof can stand in the open, which is hard on edges, upstands and joins in the covering. Older felt roofs, often around 15–20 years in life, show it first. Rubber and GRP last longer, though trims and joints still need a look. On an exposed roof, the edges tend to go first.

Report times depend on the survey you book: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

How it works

We photograph the roof as we go, so you can see in the report what we found and where. We take close-ups from wherever is safe, including by drone where it’s applicable and the weather allows. A typical visit takes about 1–2 hours for a small flat roof at home, and longer for a large commercial one. In a small place like Boldre, access is usually the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.

  1. First you give us the address, what the roof covers and any leaks you’ve noticed.
  2. The roof is inspected from safe viewpoints, and from the roof itself where that is safe.
  3. The covering, falls, upstands, outlets, edge trims and rooflights are checked and photographed.
  4. Inside, we look for damp and staining under the roof where there is access.
  5. The findings are written up with photographs and recommendations and emailed to you.

Before the survey

  • Move anything stored under the loft hatch
  • Find any records of previous roof work
  • If the roof is shared, arrange access with whoever manages the building

Arrange a survey

If you have photos of the roof, send them over. Pictures from the ground or a window are fine; never climb up to get a better view. To send them or to book, phone 07833 053749 or send us an email.

Flat roofs in Boldre

Boldre is within about 2 miles of the coast, where sea air brings more salt and stronger wind than inland. Salt in the air is hard on metal flashings and fixings, and wind catches any loose edge on a flat roof. Thatch survives on some older buildings in Hampshire’s villages. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere.

For an older house near a landmark such as Saint Nicholas Chapel, flat-roofed rear additions and dormers added over the years are worth checking. Anyone responsible for a site like William Gilpin Church of England Primary School will know that ponding and blocked outlets on a wide flat roof are worth catching before the next wet season.

Boldre is about 2 miles north of Lymington, in Hampshire. Boldre gets the same service as everywhere else we work: a close look at what can safely be seen, photos and a clear written report. Boldre is one of the places in Hampshire we cover for flat roof surveys. Our Southampton page covers surveys nearby.

Surveys in SO41 are booked the same way as anywhere else. You’ll find streets like Tweed Lane, Boldre Lane and Rope Hill, all of which we cover. Roof by roof

GRP fibreglass

A GRP fibreglass roof is a hard, resin-bonded surface over a timber deck. We look for cracks at board joints, around trims and at upstands.

Felt and built-up roofs

The edges and upstands of a felt roof are normally where trouble starts. Every upstand and edge is checked, with photos of any that have lifted or cracked.

Rented homes, blocks and businesses

An agent can book and manage the survey for a landlord, and the report can go to both. Access is agreed with the tenant in advance.

A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work around your tenants.

Checking the roof from the ground

It helps to keep a record: dates of leaks, photos from the ground and any work done on the roof. Share it with us when you book.

Watch the gutters in a downpour, from a window or the ground. Overflowing water can be a sign of a blockage or a gutter that has dropped.

Boldre questions

Will you come out to Boldre?

We do. A small place gets exactly the same survey as a big one.

Is my home in Boldre listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Do you cover flat roofs on blocks of flats?

Yes. We survey flat roofs on offices, shops, industrial units and blocks of flats. Larger commercial roofs are quoted for their size and access, so call 07833 053749 or send us an email with the address.

How do I arrange a flat roof survey in Boldre?

To book, call 07833 053749 or use the contact form with the address, the type of property and what’s prompted the survey. We’ll confirm the price and find a day that suits.

Which days do you carry out surveys?

We survey seven days a week: weekdays, Saturdays and Sundays. Let us know which days suit you when booking.

Is it a structural engineer’s report?

No. Our survey isn’t a structural engineer’s report, and it does not include calculations. We’ll recommend an engineer if we see signs that call for one.

Can you survey in bad weather?

Light rain is typically fine; heavy rain and wind are different. Strong wind or a downpour can make access unsafe and ground a drone, and we’d agree another day.

Why get it checked now?

Caught early, a split or open seam in a flat roof is often a small repair. Leave it, and water can get into the insulation and deck, which can turn a patch into a replacement. Surveying it now tells you where you stand. Older cottages and farmhouses around Boldre can have roof timbers that have been there a very long time, and water through a failed covering can rot timber if it’s left.

Common roof problems in Boldre

People go onto flat roofs for all sorts of reasons: cleaning windows, fitting aerials or air conditioning, or clearing gutters. A covering that wasn’t designed for foot traffic can crack or puncture. Fixings added through the covering frequently start leaks too.

We’re often asked to look at:

  • Outlets that hold water back
  • Upstands pulling away from walls
  • Pools of water lying on the roof
  • Splits, cracks and crazing

If you own a rental within reach of Lymington Town station, a flat roof over a rented flat is easy to forget until the tenant reports a leak.
