Thermal roof surveys for homes and businesses in Boldre
Thermal imaging is often most useful on flat roofs, from small extensions to large commercial roofs. It can show patterns that point to trapped moisture under the membrane. Pitched roofs with slates or tiles are often harder to read, because of the air space beneath, so we also look from the loft where we can reach it safely. Common reasons to book are damp where roofs meet walls and chimneys and areas losing heat at the eaves and junctions, across insulated roof spaces, pitched roof slopes and ceilings below the roof.
In a village or hamlet like Boldre, roofs can be steep, old and hard to see from the lane. Close-up drone photos and thermal images help show what can’t be reached safely. Weather and airspace are looked at ahead of the visit, and the journey is planned ahead of time. Older roofs with steep slopes and tall chimneys are where the extra view helps most.
What you get is a clear record of the roof on the day we saw it. That makes it useful now and a handy reference later.

Honest limits
Before you book, it’s worth knowing what a survey will not do:
- Insulation values or heat loss calculations
- What’s inside walls or under coverings, without opening up
- A structural engineer’s assessment
If you’re not sure which survey you need, ring 07833 053749 or send us an email and we will give you a straight answer. What our survey covers.
What this survey covers
- Flat roofs
- Commercial roofs
- Insulated roof spaces
- Loft conversions
- Pitched roof slopes
- Ceilings below the roof
The survey, step by step
The visit usually starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. All told, expect about one to two hours for a house, and more on a big or complicated roof. Older rural homes like those around Boldre can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can safely be seen, and anything we cannot see is noted.
- First we discuss the roof, any damp and the forecast for the visit.
- We look over the roof from wherever it’s safe.
- We take thermal images of the roof and of the loft where we can reach it.
- We take moisture readings where the images suggest a problem.
- Each image is set beside a normal photo and explained in the report.
Before the survey
- For a flat or shared roof, check access with the freeholder or managing agent
- Unlock side gates and any roof access doors
- Point out any leaks or damp patches

Advice
Common questions in Boldre
Do you cover Boldre?
Yes, Boldre is one of the places we work. The survey and report are the same in Boldre as anywhere else, and visits run on weekdays and weekends.
How do I find out if my home in Boldre is listed?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Can you tell me if my roof has asbestos?
No. Asbestos surveys and testing aren’t part of what we do. We flag materials that could contain asbestos, such as cement sheets or soffits on pre-2000 buildings and suggest a specialist asbestos surveyor checks them before any work.
How many surveys have you done?
We have more than 20 years’ experience and have completed over 5,000 surveys.
Is it the same as a RICS Level 2 or Level 3 survey?
No. We’re experienced roof surveyors, and our survey covers the roof rather than the whole building. If you need a full building survey, you will need a RICS survey as well.
Is it a structural engineer’s report?
No. We point out what can be seen, such as sagging or deflection, but we’re not structural engineers and don’t carry out calculations. If we think you need an engineer, the report says so.
Can you check my loft insulation with a thermal camera?
Thermal images can suggest where heat is escaping and where insulation may be missing. We don’t give energy ratings or heat loss calculations, but the images show where improvements may help.
Before and after the survey
Getting the most from a thermal roof survey starts before we arrive and carries on afterwards. Some tips:
- Keep a record of when stains appear
- Ask us about the forecast if rain is expected
- Check from ground level or a window, never by climbing
- Clear a path to the loft hatch before we arrive
Buyers can use the findings when talking to the seller or agent. What you do with it is up to you, whether you ask for work before completion or discuss the price.
Clear outlets and gutters regularly, so water doesn’t sit on the roof. Less standing water means less chance of it getting under the covering.
Do you need a thermal roof survey in Boldre?
Cold rooms under a roof, or high heating bills, lead some people to ask about heat loss. Gaps in loft insulation and poorly insulated roof areas can show up on the camera, particularly when there is a clear difference between inside and outside.
Common reasons to book include:
- Gaps in loft insulation
- Wet areas near outlets and upstands
- Damp where roofs meet walls and chimneys
- Areas losing heat at the eaves and junctions
For an older house near a landmark such as Saint Nicholas Chapel, steep roofs, tall chimneys and hidden valleys can be hard to see from ground level, and that is where a view from above or with a thermal imager helps.
Before you book any roof surveyor
- Their drone registration, if they fly one
- What the report includes, and whether it has photos
- How soon the report will arrive
- Whether the inside of the roof is included
Airspace, weather and Boldre roofs
The coast is about 2 miles or less from Boldre, and coastal wind can be strong. Calm, dry conditions after a sunny day suit thermal imaging best, so the visit is planned around the forecast. Thatch survives on some older buildings in Hampshire’s villages. Older houses in the South East frequently have slate or clay tile roofs, while many later estates have concrete tiles. A drone or thermal camera adds most on the steep, tall and hidden parts of roofs like these.
Take a building like William Gilpin Church of England Primary School: a drone or thermal camera can show a large roof in a single visit.

Leave it or get it looked at?
The longer moisture sits in a roof, the more it can affect timbers and finishes below. Looking now, while the damage may still be limited, keeps more options open. Outbuildings and barns around Boldre are easy to forget, but a failed roof there can spoil what’s stored inside. A quick look before winter can save a lot.
One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all inc. VAT. Size, height and access can affect the price too.
