Thermal roof survey in Totton

Thermal imaging works best in the right conditions. It is useful to have a sunny day beforehand, a dry surface and calm air. Rain, a strong wind or heavy cloud can make the images less clear. We’ll discuss the weather with you when booking, and our report notes the conditions and how they affected what we saw. If you’ve noticed damp around roof outlets and upstands and areas losing heat at the eaves and junctions, a survey will tell you what’s going on, whatever the roof.

For a town like Totton, every drone flight starts with a check of the Drone Safety Map, including zones around airports and prisons. Our drone weighs under 250g, and we’re a CAA-registered drone operator (Flyer ID and Operator ID). Neighbours’ privacy is part of planning every flight. Flights stay below 120 m (400 ft) and within sight, as the open category requires.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

How the survey works

You do not need to do much on the day. Show us any stains, drips or problem areas you know about, and we will take it from there. The survey itself takes roughly 1–2 hours for most houses, rising to roughly 3–4 hours on a commercial building. A visit in Totton runs most smoothly with the loft hatch clear, side gates open and a parking spot in mind. Someone needs to let us in, so tell us who that will be.

  1. First we go over the roof, the problem you’ve noticed and the conditions forecast for the visit.
  2. The roof is inspected visually from safe viewpoints.
  3. Thermal images are taken to show differences in surface temperature.
  4. Any patterns of interest are checked with moisture readings where we can reach them.
  5. We write up the thermal images alongside ordinary photos and recommendations.

Before the survey

  • Gather any invoices or paperwork from past roof work
  • Let us know about parking near the property
  • Check the loft hatch can be reached

Advice

Practical tips

Small things make a difference, both for the survey and for the roof itself. Some pointers:

  • Do not climb onto the roof to look for leaks yourself
  • Take photos of stains as they appear, so we can compare
  • Move stored items away from the loft hatch
  • Note where damp appears and after what weather

Once we have been, the thermal images, photos and readings go into a single report. Each image is explained in plain words, alongside what we recommend. With a Premium Survey, you get the report the same day.

After repairs or a new covering, a later survey can confirm things are dry, when the conditions are suitable.

FAQs for Totton

Is there anything to prepare before you come to Totton?

Very little. Unlock side gates, keep pets in another room and dig out any invoices from past roof work.

Is my home in Totton listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

How much does a thermal roof survey cost?

Our Premium Survey, from £400, includes thermal imaging. An in-person consultation and a follow-up 12 months later are included too. Larger commercial roofs are quoted for their size.

Do you carry out surveys on Saturdays and Sundays?

We carry out surveys seven days a week. To arrange a date, phone 07833 053749 or use the contact form.

Do you climb onto every roof?

Not unless it is safe. Safe viewpoints, the loft space and a drone where it applies cover most of what’s needed, and the report notes anything we couldn’t see.

What happens after the survey?

The report comes by email, and what you do next is up to you: raise it with a seller, send it to an insurer, brief a roofer or share it with a managing agent.

What will the report tell me?

It works through the roof part by part, in writing and with photos, finishing with recommendations. Points are put with the most urgent first where relevant.

Thermal roof surveys in Totton: local notes

Totton is within about 2 miles of the coast, and wind off the sea can be strong. Calm, dry conditions after a sunny day suit thermal imaging best, so the visit is planned around the forecast. With Southampton Tudor House and Garden about 4.5 miles east, Totton sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area.

For site and facilities teams at buildings like Abbotswood Junior School, a drone or thermal camera can show a large roof in a single visit. If yours is one of the older homes in the streets near Church of St Winfred, older roofs can be steep and hard to see from the street, which is where photos from the air and thermal images help.

For landlords and managing agents

We also survey roofs for businesses and commercial landlords. Bigger roofs take more time, and they’re priced for the size.

An agent can book and manage the survey for a landlord. We agree a time with the tenant beforehand.

Honest limits

Some things can’t be seen without opening up the roof, and that sets some limits:

  • Insulation values or heat loss calculations
  • Clear results when the conditions on the day are poor
  • Structural calculations, which need a structural engineer

If you are not sure which survey you need, call 07833 053749 or send us an email and we will give you a straight answer. What a survey covers and does not.

What this survey covers

  • Flat roofs
  • Pitched roof slopes
  • Insulated roof spaces

  • Loft conversions

What we look for on each type of roof

Parapets, valleys and junctions

Water often gets in where roofs meet walls, parapets or valley gutters. Thermal imaging can help show damp patterns around them.

GRP fibreglass roofs

Glossy GRP can reflect heat. We allow for reflections and confirm findings with moisture readings.

What affects the cost of thermal roof surveys

When we price a survey, we consider:

  • How many separate roofs there are, like extensions, dormers and garages
  • Height and safe access
  • Which survey package you book
  • The shape of the roof and its details

Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. The price is confirmed before you book.

What to tell us when you contact us

Before you get in touch, it is useful to have:

  • What’s prompted the survey
  • Pictures of the roof from a safe spot, if you have them
  • Where the property is, with the postcode
  • Any marks or damp showing indoors

If you have photos of the roof, send them over. Pictures from ground level or a window are fine; never climb up to get a better view. To send them or to book, call 07833 053749 or email us.
