Thermal roof survey in Hythe

Our Premium Survey, from £400, brings together a full roof inspection and thermal imaging. It also includes a drone inspection where applicable, a structural analysis and a same-day report. There is an in-person consultation as well, plus a follow-up 12 months later. To book, just call 07833 053749 or email us with the address and what you’ve noticed. For big commercial roofs, we quote on size and access. We survey pitched roof slopes, insulated roof spaces and commercial roofs, and the problems we are asked to look at most are damp around roof outlets and upstands and heat escaping through the roof.

Before any drone flight in a town like Hythe, the airspace is checked on the Drone Safety Map, including zones around airports and prisons. Our drone weighs under 250g, and we are a CAA-registered drone operator (Flyer ID and Operator ID). We take care over neighbours’ privacy. Flights stay below 120 m (400 ft) and within sight, as the open category requires.

Most points in the report come with a picture, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

How the survey works

There is not much for you to do on the day. Show us any stains, drips or problem areas you know about, and we will take it from there. A typical survey takes an hour or two at most homes, rising to roughly 3–4 hours on a commercial building. A visit in Hythe runs most smoothly with the loft hatch clear, side gates open and a parking spot in mind. Someone needs to let us in, so let us know who that will be.

  1. You tell us about the roof and any damp, leaks or cold rooms.
  2. We check the conditions and note how they may affect the images.
  3. We inspect the roof and take thermal images during the same visit.
  4. Moisture readings are used to check what the camera shows.
  5. You get the report the same day, with an in-person consultation to follow.

Before the survey

  • Check pets are kept safely away
  • Mention any parking restrictions on your street
  • Dig out any old roof reports or invoices

Advice

What we’re asked to look at in Hythe

Unexplained damp is one of the main reasons people ask for thermal imaging. Water can travel under a roof covering or along timbers before it shows inside. The camera helps narrow the search.

We’re often asked to look at:

  • Possible trapped moisture under a flat roof covering
  • Damp around chimneys and parapets
  • Water that travels before it shows
  • Heat escaping through the roof

Take an older house close to Church of St John: older roofs can be steep and hard to see from the street, which is where aerial photos and thermal images help.

Before you book any roof surveyor

  • What insurance they carry
  • How much experience they have with roofs like yours
  • What follow-up you get after the report
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID

What’s in a roof survey

What we can’t see

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Proving moisture from the images alone
  • Structural calculations, which need a structural engineer
  • Readings unaffected by sun, shade or reflections

Not sure which survey suits your roof? You can phone 07833 053749 or send us an email and we will tell you before you book. What our survey covers.

Drones, thermal imaging and Hythe roofs

Hythe is within about 1 mile of the coast, and coastal wind can be strong. Thermal imaging works best after a sunny day, with a dry roof surface and little wind, so the date is chosen with the forecast in mind. A number of Hampshire villages keep thatched roofs on their older buildings. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Steep or complicated roofs are frequently hard to see from the ground, which is where photos from the air and thermal images help.

Take a building like Waterside Primary School: big roofs are where aerial photos and thermal images show the most at once. Shop and office owners around Westquay may find that thermal images can show trapped moisture across a wide commercial roof.

Surveys for landlords and agents in Hythe

A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work around your tenants.

Managing agents and residents’ management companies use roof surveys to plan maintenance. Recommendations are set out by urgency where it matters.

Tips from our surveys

You do not need to be a roofer to help. What helps most:

  • Remember the conditions on the day affect the results
  • Take photos of stains as they appear, so we can compare
  • Check from ground level or a window, never by climbing
  • Let us know where and when you’ve seen damp or stains

Buyers can use the findings when talking to the seller or agent. What you do with it is up to you, whether you ask for work before completion or discuss the price.

Watch for new damp patches on ceilings beneath the roof. Early action keeps insulation from staying wet.

Roof by roof

Single-ply and EPDM roofs

On big single-ply roofs, the camera helps show where to take readings. That makes the survey more focused.

Pitched slate and tile roofs

Even on pitched roofs, the camera can point to heat loss and some damp. The report explains what the images can tell you and what they can’t.

Hythe: your questions answered

How do I find out if my home in Hythe is listed?

We can’t confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

What do I need to do before a survey in Hythe?

Very little. Keep pets out of the way, leave side gates unlocked and have any old roof paperwork handy.

How soon will I get the report?

The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. All of them come by email.

Do you work in Hythe?

Yes. We cover Hythe and the rest of Hampshire. To book, call 07833 053749 or send us an email.

Do you carry out surveys on Saturdays and Sundays?

We survey on any day from Monday to Sunday, during the day, which suits people who work during the week. Let us know your preferred days as you book.

Is thermal imaging included in your surveys?

It’s part of the Premium Survey, from £400. An in-person consultation and a follow-up 12 months later are included too. For bigger commercial roofs, we quote on size.

Are you structural engineers?

No. We are roof surveyors, not structural engineers. If we see signs that need an engineer’s opinion, we will recommend one.
