Flat roof surveys for homes and businesses in Mount Pleasant
Our Basic Survey, from £150, gives you a visual inspection with photographs and written recommendations. The Standard Survey, from £250, adds moisture detection and a structural check. Moisture readings are useful on flat roofs, where water can spread under the covering before it shows inside. Bigger commercial roofs are priced on their size and access. If you’ve noticed damaged trims at the roof edge and blistering in felt or asphalt, a survey will tell you what’s going on, on GRP fibreglass, EPDM rubber and upstands and outlets alike.
Somewhere as small as Mount Pleasant, flat roofs tend to be on extensions, garages and converted outbuildings. The checks are the same as anywhere: the covering, the edges, the upstands and where water drains away. We simply plan the journey and access in advance. Garages and outbuildings are easy to forget, so mention any you want included when booking.
The report works through the roof section by section, from the coverings down to the gutters, each with a short note and a photo. It records what’s sound as well as what isn’t.

Mount Pleasant: your questions answered
Is Mount Pleasant within the area you cover?
Yes, we do. We survey roofs across London and South East England, and smaller places are part of that. The journey is planned ahead, so it is useful to know about access.
How do I find out if my home in Mount Pleasant is listed?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Do I have to be there for the survey?
Not necessarily. If we only need the outside, we can agree that in advance, but anything inside needs someone there to give access.
Can you test old roof sheets for asbestos?
Asbestos testing isn’t part of our survey. Where a roof has materials that might contain asbestos, such as old cement sheeting, the report flags them and recommend a specialist asbestos surveyor.
What if it rains on the day?
Some surveys depend on the weather more than others. Drones can’t fly safely in high wind or heavy rain, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. We will rearrange with you if the weather is not right.
Are you structural engineers?
No. Visible signs such as deflection or sagging are recorded, but calculations and an engineer’s opinion are outside what we do. The report will say if you need an engineer.
What types of flat roof do you survey?
We cover the main flat roof coverings: felt, asphalt, EPDM, GRP and single-ply. The report names the covering and explains its condition.
When you need someone else
Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- Structural calculations, which need a structural engineer
- Areas we cannot see or reach safely, including fragile rooflights and sheeting
- Asbestos testing, which needs a specialist asbestos surveyor

What we do, step by step
There isn’t much for you to do on the day. Show us any stains, drips or problem areas you know about, and we will get on with the inspection. The survey itself takes roughly 1–2 hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. Somewhere as small as Mount Pleasant, access is frequently the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.
- We start with the details: the address, the roof’s use and any leaks or stains.
- We check the roof from wherever it can be seen safely.
- Every part of the roof we can see is checked: covering, falls, upstands, outlets, trims and rooflights.
- Where there’s safe access, we check the ceilings and spaces below for signs of water.
- The findings are written up with photographs and recommendations and emailed to you.

Flat roof surveys in Mount Pleasant: local notes
The coast is about 3 miles or less from Mount Pleasant, where sea air brings more salt and stronger wind than inland. Wind can catch loose edges and trims on a flat roof, and salt air is hard on metal trims, flashings and fixings. England has around 10,000 conservation areas and about 500,000 listed buildings. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so check with the council.
If you look after a building such as Priestlands School, large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly.

What you can safely check yourself
After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, as it helps a surveyor trace the cause.
After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.
Practical tips
A little preparation and a few simple habits help. Our tips:
- Ask contractors to protect the roof if they work on it
- Note where water lies after a downpour
- Keep clear of rooflights and fragile roof sheets
- Have the roof looked at again after a severe storm
Many people send the report to two or three roofers for quotes. Because everyone is pricing the same findings, the quotes are easier to compare. It’s your choice who carries out the work and when.
Keep foot traffic on a flat roof to a minimum. Where someone does need access, ask them to use boards or a protected route, and to keep well clear of rooflights and fragile sheeting.
What we’re asked to look at in Mount Pleasant
The details are often where a flat roof lets go first. Upstands, edge trims, outlets and the kerbs around rooflights move and weather differently from the rest of the roof. Where they weren’t finished well, they tend to fail before anything else.
A survey makes sense if you’ve noticed:
- Blisters and bubbles in the covering
- Leaks around rooflights
- Outlets choked with leaves and silt
- Splits and cracks in the covering
For landlords with property near Sway station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies.
