How a flat roof survey works in Ringwood

Each type of flat roof has its own weak points. Built-up felt tends to blister and crack, asphalt crazes and splits, EPDM can lift at its laps, and GRP can crack at board joints and edge trims. Single-ply PVC and TPO roofs are checked at their welds, edges and fixings. Knowing what you have and how it is doing helps you plan what comes next. We survey EPDM rubber, upstands and outlets and GRP fibreglass, and people most often book us about blistering in felt or asphalt and outlets that hold water back.

In smaller places like Ringwood, flat roofs are mostly on extensions, garages, porches and dormers. They’re small, but a leak over a kitchen extension can do a lot of harm. What it’s covered in, and how well it was laid, decides what it needs, from felt and asphalt to EPDM rubber and GRP. Ponding, splits and lifting edges are the signs to look for from a window.

Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

Tips that help

Most of what helps is simple and safe from the ground. Our suggestions:

  • Clear roof outlets and gutters each autumn
  • Keep people off the roof unless they need to be there
  • Keep records of when the roof was laid and what work has been done
  • Watch the ceilings below the flat roof for stains

If anything in the report isn’t clear, just ask us. Standard Surveys come with a follow-up consultation, and Premium Surveys with an in-person one, so you can talk the findings through.

Try not to let a flat roof become a walkway. Where someone does need access, ask them to use boards or a protected route, and to keep well clear of rooflights and fragile sheeting.

How the survey works

Where it is relevant and can be reached safely, the loft space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement. All in, the survey normally takes about one to two hours on an ordinary house, while a commercial roof takes nearer three to four hours. Homes around Ringwood often have gardens on more than one side, which gives us room to step back and see the roof. Let us know if any side is fenced off or hard to reach. Inside, the loft is checked where it can be reached safely.

  1. First you give us the address, what the roof covers and any leaks you’ve noticed.
  2. We view the roof from the ground, from windows and from the roof where it is safe to do so.
  3. The covering, falls, upstands, outlets, edge trims and rooflights are checked and photographed.
  4. Inside, we look for damp and staining under the roof where there’s access.
  5. The findings are written up with photographs and recommendations and emailed to you.

Advice

Signs you need a flat roof survey in Ringwood

Buyers often book after their home survey suggests a closer look at a flat roof. Building owners and managing agents book to plan maintenance, or before a sale or a new lease. In each case, the report gives a written, photographed record of the roof’s condition.

Signs worth acting on include:

  • Upstands pulling away from walls
  • Dips that suggest the deck is deflecting
  • Damaged trims at the roof edge
  • Raised blisters across the surface

For an older house near a landmark such as Trinity Congregational Church, later flat-roofed additions are common on older houses, and their edges and upstands often show the first signs of wear.

What to check before booking

  • Which viewpoints they use to see the roof
  • What the survey will not cover
  • When you will get the report
  • What happens after the report arrives

What a roof survey includes

What we cannot see

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Whether the deck or joists are strong enough
  • An exact number of years the roof has left
  • What’s under the membrane without opening it up

If in doubt, ring 07833 053749 or use the contact form and we will point you to the right survey before booking. What our survey covers.

Your questions about flat roof surveys in Ringwood

Is Ringwood within the area you cover?

Yes, we do. We cover the whole of London and South East England, from towns to the smallest villages. Longer journeys are simply planned beforehand.

How do I find out if my home in Ringwood is listed?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.

Do you take photos of the roof?

Yes, plenty. Each finding is shown in a picture where possible, which makes the report easy to follow.

Do you give a life expectancy for the roof?

We don’t give a fixed number of years, because it depends on upkeep, weather and how the roof was laid. Our report describes the condition and what needs doing, and when.

Is it a structural engineer’s report?

No. We are experienced roof surveyors, and visible signs like sagging are noted, but calculations and an engineer’s opinion are outside what we do. If one is needed, the report says so.

Can you survey at the weekend?

We carry out surveys on any day of the week. To find a day that suits you, phone 07833 053749 or use the contact form.

Can you survey a flat roof on an office or unit?

Yes. Commercial and residential flat roofs are both covered. A commercial roof usually takes about 3 to 4 hours on site, longer if it is large or complex, with larger roofs quoted on their size.

Flat roofs in Ringwood

A number of Hampshire villages keep thatched roofs on their older buildings. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere. Avon Tyrrell House, about 3.6 miles south-east, is one of the historic houses in the wider area around Ringwood. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material.

Anyone responsible for a site like Ringwood School will know that a large flat roof with lots of outlets and rooflights has many places where a membrane can fail.

What happens if roof problems are left?

A survey can show whether a whole new roof is needed or whether the problems are in a few places. Sometimes some details are to blame, and sometimes the covering has simply had its day. Our report gives you the evidence to discuss with a roofer. Around Ringwood, a leak in an older house can soak into timbers and plaster, which is far harder to put right than the roof fault itself.

One thing that affects the price is the package: from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. The roof’s size, height and access matter as well.

Different roofs, different checks

Rooflights and upstands

We do not walk on rooflights or fragile sheeting, and we treat older rooflights as fragile. They’re inspected from safe positions and recorded with photographs.

EPDM rubber

A rubber roof can last 30 to 50 years, provided its details were done well. Those details are where we focus.
