Flat roof survey in Crow: what you get
Our Basic Survey, from £150, gives you a visual inspection with photographs and written recommendations. The Standard Survey, from £250, adds moisture detection and a structural check. Moisture readings are useful on flat roofs, where water can spread under the covering before it shows inside. Larger commercial roofs are quoted for their size. We survey felt flat roofs, upstands and outlets and GRP fibreglass, and the problems we are asked to look at most are blistering in felt or asphalt and damaged trims at the roof edge.
Somewhere as small as Crow, flat roofs tend to be on extensions, garages and converted outbuildings. The checks are the same as anywhere: the covering, the edges, the upstands and where water drains away. We simply plan the journey and access in advance. If there are outbuildings or garages with flat roofs, mention them as you book.
How fast the report arrives depends on the package: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

Questions from Crow
Is Crow within the area you cover?
Yes, Crow is on our map. A small place gets exactly the same survey as a big one, with the route planned beforehand.
Is Crow in the area you cover?
Yes, Crow is within the area we cover. We survey roofs across London and South East England. Just phone 07833 053749 or drop us an email and tell us about the property.
Can you give me structural calculations?
No. We are roof surveyors, not structural engineers. If we see signs that need an engineer’s opinion, we’ll recommend one.
Do you survey commercial flat roofs?
Yes. Offices, units, shops and blocks of flats are all part of our work. We quote bigger roofs on their size and how they’re reached, so please phone 07833 053749 or email us with the details.
How much does a flat roof survey cost in Crow?
Prices start from £150, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, inc. VAT.
Do I need to be at home?
It depends on what we need to see. Inside the building and in the loft, we need someone to let us in.
How long does the survey take?
It usually takes an hour or two at a typical home, and longer for a large or complex roof. You’ll then get the report by email.
Honest limits
This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- Hidden layers beneath the covering
- Testing older roof sheets for asbestos
- A fixed date for when the roof will need replacing
If in doubt, ring 07833 053749 or send us an email and we will suggest the right survey before you book. What a survey covers and does not.

How the survey works
When we arrive, we start by asking what you’ve noticed and what you need to know. After that, we look at everything we can see safely, from the ground, from windows, in the loft space and by drone where applicable. Most surveys take roughly 1–2 hours at most homes, while a commercial roof takes nearer three to four hours. Around Crow, older homes can have small or awkward roof spaces, so it is useful to know whether there’s a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.
- We start with the details: the address, the roof’s use and any leaks or stains.
- We check the roof from wherever it can safely be seen.
- Every part of the roof we can see is looked at: covering, falls, upstands, outlets, trims and rooflights.
- Where there is safe access, we check the ceilings and spaces below for signs of water.
- We send a written report with photos, the defects we found and what we recommend.
Preparing for the visit
- If it isn’t your property yet, arrange access through the agent
- Jot down any questions you want answered

How the survey changes by roof type
Mastic asphalt
With age, asphalt can harden and crack with movement. We note where this is happening and how widespread it looks.
Felt and built-up roofs
Felt roofs often last around 15 to 20 years, depending on how they were laid and looked after. Our report sets out its condition and the areas most at risk.
Tips that help
You do not need to be a roofer to help. What helps most:
- Clear roof outlets and gutters each autumn
- Note the date and type of any roof work
- Watch the ceilings below the flat roof for stains
- Note where water lies after a downpour
Once we have been, the findings are written up with photos. It covers the type of covering, its condition and each defect, with our recommendations. Turnaround is within 48 hours for a Basic Survey, 24 to 48 hours for a Standard Survey and the same day for a Premium Survey.
Get splits, lifted seams and loose trims seen to while they’re small. A flat roof that is looked after between surveys typically lasts longer.

What a flat roof survey looks like in Crow
With Avon Tyrrell House about 2.4 miles south-east, Crow sits in an area with a long building history. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area. Thatch survives on some older buildings in Hampshire’s villages. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises.
Anyone responsible for a site like Ringwood Junior School will know that schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks.

What you can safely check yourself
Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.
A DIY look is useful, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight.
