Flat roof survey in Bagnum: what you get
Water through a flat roof doesn’t always come in where the stain is. It may start at a split, a lifted seam or a failed upstand well away from the damp patch. Our survey covers the whole roof, not just the part above the mark, with photos of anything that could be letting water in. Whoever carries out the work then has a clear starting point. Typical surveys look at blistering in felt or asphalt and loose or cracked edge trims, across felt flat roofs, mastic asphalt and upstands and outlets.
In a village or hamlet like Bagnum, flat roofs are usually on extensions, garages, outbuildings or barn conversions. The checks are the same as anywhere: outlets, upstands, edges and the covering itself. The journey and access are planned beforehand. If there are outbuildings or garages with flat roofs, mention them when you book.
What you get is a clear record of the flat roof on the day we saw it. It’s useful straight away, and a good reference for later, for instance when you want to check whether anything has changed.

Practical tips
A few practical points come up again and again on our surveys. They apply to most roofs:
- Watch the ceilings below the flat roof for stains
- Treat rooflights and old sheeting as fragile
- Check the outlets after the leaves fall
- Book a survey every few years
You get the report by email and can pass it to a roofer, your solicitor, the seller or your managing agent. Each defect is described in plain words and shown in a photo, so anyone reading it can see what we saw.
Have the roof surveyed every few years, and after any work that goes through it. You’ll spot changes early and have a record to look back on.
Should I look at the roof myself first?
Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.
After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it.

Common roof problems in Bagnum
The details are frequently where a flat roof lets go first. Upstands, edge trims, outlets and the kerbs around rooflights move and weather differently from the rest of the roof. If they were rushed when the roof was laid, they’re frequently the first things to fail.
People usually book a survey when they’ve noticed one of these:
- Edge trims that have lifted or split
- Blocked or damaged outlets
- A sagging deck under the covering
- Cracked or split membrane
For site and facilities teams at buildings such as Ringwood School, large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly.

How the survey works
The visit typically starts outside and finishes in the loft: outside views come first, then the loft space if there is safe access. All told, expect between one and two hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. Older rural homes like those around Bagnum can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can be seen safely, and anything we can’t see is noted.
- You let us know about the roof, its covering if you know it, and any leaks.
- The roof is inspected from safe viewpoints, and from the roof itself where that is safe.
- The covering, falls, upstands, outlets, edge trims and rooflights are checked and photographed.
- We check the rooms or spaces under the roof for staining where we can reach them.
- We send a written report with photos, the defects we found and what we recommend.
Getting ready for the survey
- For a flat or shared roof, check access with the building owner or managing agent
- Tell us about parking before the day
- Move anything stored under the loft hatch

What we look for on each type of roof
Mastic asphalt
Asphalt roofs are common on older flats, walkways and commercial buildings. We look for crazing, cracks, blisters and splits at the skirtings.
EPDM rubber
Lifting at the edges and loose areas of membrane are common EPDM problems. Any we find are noted and photographed.
Your questions about flat roof surveys in Bagnum
Do you cover smaller places like Bagnum?
Yes, Bagnum is covered. We work right across London and South East England, and smaller places are part of that. Longer journeys are simply planned beforehand.
Do you cover Bagnum?
Yes, Bagnum is one of the places we work. Every survey there gets the same written report with photos, and visits run on weekdays and weekends.
Do you survey roofs on blocks of flats?
Yes, as long as access is agreed. Roofs over flats are frequently shared, so whoever owns or manages the building needs to agree access. We inspect only the parts we’re allowed to reach.
Do I have to be there for the survey?
It depends on what we need to see. For inside areas and the loft space, someone has to give us access; we’ll agree the details when you book.
What happens after the survey?
You receive the written report by email, with photographs and recommendations. You can use it to talk to a seller, an insurer, a roofer or a managing agent, whichever applies.
What does ponding on a flat roof mean?
Water that lies on a flat roof for days is a sign that something needs attention. The cause may be the outlets, the falls or the deck. The survey looks at each and records the likely cause.
How many years has my flat roof got left?
We don’t put a figure on it. Typical ranges are around 15 to 20 years for felt, 30 to 50 for EPDM and up to about 30 for GRP, but the report tells you how your roof is really doing.
