Pre-purchase roof surveys in Bagnum

How a pre-purchase roof survey works in Bagnum

Buying a home is a big commitment, and the roof is one of the costliest parts to put right. A pre-purchase roof survey looks at it closely before you are tied in. We check the coverings, ridges, valleys, flashings, chimneys and gutters, plus the loft where there is safe access. The findings come in a written report with photos. Common reasons to book are cracked flaunching or crumbling chimney pointing and gutters choked with leaves and moss, on lead flashings and valleys, chimney stacks and the roof space.

Older buildings in small places like Bagnum may be listed or in a conservation area. If so, re-roofing in different materials may need consent, so check with the council before work starts. For a buyer or someone with a newly finished roof, it is worth knowing which applies, as well as what condition the roof is in. There are about 500,000 listed buildings and around 10,000 conservation areas in England.

The report records the roof as we found it on the day. That makes it useful now and a handy reference later, for example when you want to check whether anything has changed.

Do you need a pre-purchase roof survey in Bagnum?

Asbestos was banned in UK construction in 1999. It’s often found in cement sheets, soffits and flue pipes. We don’t test for it or carry out asbestos surveys, but our report flags materials that could contain it and suggest a specialist asbestos surveyor checks them before work starts.

Typical things we’re asked to look at include:

  • Lead that has worked loose at a wall or chimney
  • Damp timbers or stains in the loft
  • Ponding, blisters or splits on a flat roof
  • Gaps where slates or tiles have come loose

For any home in Bagnum, it is the small, early fault that is cheapest to put right.

Questions to ask before you book

  • How soon the report will arrive
  • What the report includes, and whether it has photos
  • Are they insured for the work?
  • How much experience they have with roofs like yours

Bagnum questions

Do you cover Bagnum?

Yes, Bagnum is one of the places we work. The survey and report are the same in Bagnum as anywhere else.

Will you come out to Bagnum?

Yes, smaller places are covered as well as towns. We cover the whole of London and South East England. Let us know about access, parking and anything unusual about getting there as you book.

Do you test for asbestos?

No. We do not sample or test for asbestos. Where a material might contain it, like old cement sheets on a building from before 2000, the report flags it.

Does someone need to be in?

If the survey includes the loft or the inside of the building, someone needs to let us in. We’ll talk about access when booking.

How long does a pre-purchase roof survey take?

On site, it typically takes between one and two hours at the house you’re buying, depending on its size and how much of the roof can be seen. Report times depend on the package, from the same day for Premium to within 48 hours for Basic.

Can you inspect my roof with a drone?

Yes, where it is applicable. Flights depend on the weather on the day and airspace rules. We’re a CAA-registered drone operator.

Can you survey in bad weather?

It can, depending on the survey. Drone flights need calm, dry weather, and thermal imaging works best after a sunny day, with a dry roof and little wind. If the conditions are not right, we’ll talk to you about another date.

Bagnum homes and their roofs

A number of Hampshire villages keep thatched roofs on their older buildings. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. The covering on a house you are buying, or on a roof just finished, tells us where to look hardest. Where the drone is part of the survey, the flight is checked against the Drone Safety Map first.

Roof by roof

Gutters and parapets

The rainwater system keeps water off the walls. Leaking joints, sagging lengths and blockages are all noted.

Clay and concrete tiles

Clay plain tiles are common on older South East homes, and some still have peg tiles. Where pegs have rotted, tiles can slip, so we look for gaps along the courses.

Rented homes, blocks and businesses

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan.

If you own several properties, you can book surveys for several addresses. To arrange surveys for several addresses, ring 07833 053749 or send us an email with the addresses.

Checking the roof from ground level

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

It helps to keep a record: dates of leaks, photos from the ground and any work done on the roof. Share it with us when you book, as it helps us focus the survey.

How we price pre-purchase roof surveys

Prices always include VAT. What changes the price is:

  • Whether you choose the Basic, Standard or Premium Survey
  • Building height and the viewpoints available
  • How many separate roofs there are, such as extensions, dormers and garages
  • Features like valleys, chimneys, dormers and parapets

Prices start from £150, including VAT. What you pay depends on how big and how high the roof is, how it can safely be seen and which survey you book.

Booking your survey

There is no need for technical words. Just tell us:

  • The property’s address and postcode
  • The reason for the survey, like buying, a leak or storm damage
  • Anything about access we should know
  • Dates you are working to, such as exchange

To arrange a survey, ring 07833 053749 or use the contact form with the address and what you’d like to know about the roof. You’ll know the price before anything is booked.

What we do, step by step

We photograph the roof as we go, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available. Most surveys take an hour or two at the house you’re buying, depending on its size and how much of the roof can be seen. Rural addresses near Bagnum can be hard to find from a postcode alone, so a few directions are welcome. The visit itself is the same as anywhere else.

  1. You choose a Basic, Standard or Premium Survey to suit the home you’re buying.
  2. We agree a visit, including weekends if that helps.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Standard and Premium surveys add the extra checks they include.
  5. You receive the report, with findings prioritised by urgency, so you can raise them with the seller.

Getting ready for the survey

  • Mention any parking restrictions on your street
  • Have any questions written down, so nothing gets missed
  • Have any paperwork from past roof work to hand

Arrange a survey

If you have photos of the roof, send them over. Take them safely from ground level or a window; never climb up to get a better view. To send them or to book, phone 07833 053749 or send us an email.
