Bagnum Chimney Survey
We take a careful look at the chimney stack at your property in Bagnum, with photos and a written report.
- Damaged chimney pots and cowls
- Gaps where the stack meets the roof
- Gaps in the mortar around the pots
Why get it checked now?
If a stack seems to lean, do not leave it. We record its condition and recommend a structural engineer where needed, so you can decide what to do next. Older cottages and farmhouses around Bagnum can have roof timbers that have been there a very long time, and water through a failed covering can rot timber if it is left.
Prices quoted always include VAT, and the report is not charged as an extra. Chimney survey starts from £150, including VAT. Size, height and access decide where your roof falls.
What you get with us

- An independent view of the roof
- Over 20 years’ experience

Chimney survey in Bagnum
A leaning chimney stack is worth having looked at. Stacks can lean when mortar on one side breaks down, often after years of flue gases and damp. We record the lean and the condition of the brickwork and pointing. If the stack looks like a structural issue, the report recommends a structural engineer. Common reasons to book are gaps where the stack meets the roof and redundant stacks capped without ventilation, on shared and party-wall stacks, lead flashings and chimney breasts.
In a village or hamlet like Bagnum, older cottages and farmhouses frequently sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. We report on what can safely be seen, and thatch is a specialist material. Chimneys and lead flashings on old roofs frequently need the most attention.
The report records the chimney stack as we found it on the day. It’s useful right away, and a good reference for later, for instance when you want to check whether anything has changed.

Bagnum: your questions answered
Does a conservation area affect roof work in Bagnum?
The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it is worth checking before planning any.
Do you carry out roof surveys in Bagnum?
Yes, Bagnum is within the area we cover. We survey roofs across London and South East England. Just call 07833 053749 or email us and let us know about the property, and we’ll talk through which survey suits.
Which days do you carry out surveys?
We carry out surveys seven days a week. To find a day that suits you, ring 07833 053749 or send us an email.
What should I do with a chimney I don’t use?
There’s no single answer. The survey shows its condition and how it’s been capped. If you’re thinking of removing it, check with the council first in a conservation area or on a listed building.
Is it a structural engineer’s report?
No. Our survey is not a structural engineer’s report. If we see signs that need an engineer’s opinion, we’ll recommend one.
Do you take photos of the roof?
Yes. The report includes photos of what we found, so you can see each point for yourself.
How experienced are you?
We’ve completed more than 5,000 surveys, across 20+ years of surveying roofs, and 98% of customers are satisfied.
How the survey changes by roof type
Chimney breasts and the loft
Stains on timbers or brickwork around the stack can point to a leak. We record what we see with photos.
Brick stacks
Many older stacks were built with lime mortar. Repairs should suit the original materials, which we mention where relevant.
Roofs, chimneys and gutters in Bagnum
Some Hampshire villages still have thatched roofs. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first. Historic houses like Avon Tyrrell House, about 1.7 miles south-east, show how far back building in the area around Bagnum goes. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first.
Anyone responsible for a site like Ringwood School will know that long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

Tips from our surveys
These tips come from what we see on roofs every week:
- Make sure unused flues are capped with ventilation
- Look at the chimneys with binoculars after a storm
- Do not use a ladder to reach the stack yourself
- Note any damp on chimney breasts and when it appears
You can send the report to roofers or builders for quotes. Because everyone is pricing the same findings, the quotes are easier to compare.
Look at your chimneys from ground level now and then, especially after strong winds. Binoculars help you spot loose pots, missing mortar or lifted flashings.

Booking your survey
There’s no need for technical words. It is enough to let us know:
- Where water is showing inside, if it is
- Where the property is, with the postcode
- Dates you are working to, like exchange
- Photos of the roof, taken safely from ground level or a window
A quick phone call is usually the easiest start: ring 07833 053749 or send us an email, and we will ask about the building and what you need. The price is agreed before a date is set.
What we do, step by step
When we arrive, we start by asking what you’ve noticed and what you’d like to know. After that, we look at everything we can see safely, from ground level, from windows, in the roof space and by drone where it applies. The survey typically takes roughly 1–2 hours at a house, as part of a look at the roof around the stack. Rural addresses near Bagnum can be hard to find from a postcode alone, so a few directions are welcome. After that, the survey runs as it would anywhere.
- We start by noting which stacks are in use, shared or causing concern.
- The flashings and the roof around each chimney are inspected.
- We check the flaunching and pots on every stack.
- We note the brickwork, pointing and any sign of leaning.
- You receive a written report setting out what needs attention first.
Preparing for the visit
- If the roof is shared, arrange access with whoever manages the building
- Dig out any old roof reports or invoices
- Keep pets inside or away from the areas we’re looking at
Booking a survey
Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply phone 07833 053749 or email us whenever suits you.

What we can’t see

- Areas we can’t view from safe positions
- Hidden damage within the stack
- Checks on boilers, fires or their flues
